DO NOT LIVE HERE! ABSOLUTELY AWFUL! I recently moved in with an emotional support animal. I made no efforts to hide this fact, since she is fully protected by the ADA (Americans with Disabilities Act, the FHA (Fair Housing Act) and the Rehabilitation Act of 1973. She was with me when I moved in, and walked up to the apartment with me while I was being let into the apartment for the first time. A week after moving in, I get a VERY RUDE and VERY ANGRY phone call from the 'owner' who I have not met. He tells me that his wife (who manages the leasing office and whom all of the prior business relations were handled through) is overseas, and therefore unavailable. The man tells me (conservative, since it was actually yelling) that they have a "no-pets" policy, and that they explicitly told me that no dogs were allowed. They never once said this to me, which they should have immediately upon seeing my leashed dog on arrival. This cannot possible be true, since there are other dogs and even birds living in the building. When I reviewed the lease agreement, it did in fact specify that pets were not allowed, however, my dog is not a pet, she is a working animal, and is necessary for my well-being. When I told the landlord this, and that I would be happy to provide him with the letter from my prescribing doctor, he continued yelling over me in a very UNPROFESSIONAL manner. He stated that he did 'not give a S#!7' and that the dog must leave immediately, or else I would be evicted. I told him that I would be happy to provide the documentation, and he refused, telling me instead that he would be calling his lawyers, threatening me with 'millions in damages'. This is a VIOLATION of the FAIR HOUSING ACT, as he is DISCRIMINATING against my DISABILITY. I have since contacted various attorney's who deal with similar cases, and filed a complaint with the HUD. Even before this, I have not been the least bit impressed by Pine Ridge Estates. The management is impossible to reach, as the leasing office is closed every time I try it, and the landlord's wife (who runs the leasing office) is overseas. The maintenance seems nice enough, as if they are actually trying, but is limited based on what management allows. The kitchen was recently refinished, and looks nice, but is barely functional. The fridge and dishwasher are not secured, a few drawers cannot be opened because of the orientation of the counter and placement of the oven, and the brand-new appliances (which I had to remove the plastic protective coverings from) were already dented and dirty when I arrived. I would not be surprised if they were bought discounted because of the damages already occurred to them (further emphasis of the CHEAP, corner-cutting property owners). The grounds are littered with old appliances and trash, including cigarette butts. It is a non-smoking building, but other tenants step directly outside the door to smoke and keep the door open so that the smell drifts in anyways. I am supposed to have control over my heat, but I do not at all. I have had it turned off since I moved in, and still have to keep the windows open so that I do not overheat when I am inside, which only aggravates the constant noise from the road. There looks to be a pool on the property, but it is empty and decaying, as if it has not been used in years, although with the condition of the rest of the property, I would NEVER swim in it. The entryways of the building or UNSECURE, one door is never locked, another is only accessible by a pin-code which does not work, and a third door is consistently propped or jammed. The laundry room is directly inside the middle entryway, and also features a wall of electricity meters, the water boiler, and a mess of pipes and panels. The hallways are FILTHY and there is a CONSTANT ODOR throughout the entire building. I have never seen anyone here to clean the halls or stairways, and have rarely even seen the maintenance crew (except driving around the yard). The upstairs storage is unfinished, and is an accident waiting to happen with curious young children. The on-site laundry room needs to be paid for with a card (which you have to buy for $5) and reloaded with money when needed. The dryers DO NOT work, I had to pay and put my laundry through the dryer 3 times, and eventually decided on hanging my damp laundry in my living room, which has limited space already. Besides the convenient location of the building to the rest of town and the fire department (I am a firefighter), there is nothing desirable about this property. THIS IS NOT A GOOD PLACE TO LIVE. DO NOT RENT AN APARTMENT FROM PINE RIDGE ESTATES. DO NOT, DO NOT, DO NOT LIVE HERE!!!!!
