    Thank you for taking the time to write a review. The building is almost 100 years old and we are a small company with a small on-site staff (3 employees, including the manager). We normally respond quickly to maintenance requests and we upgrade appliances, fixtures and furniture, when necessary. We strive to treat all tenants in a professional manner and we are not aware of any incidents where this tenant was not treated properly. Unfortunately, this apartment did have a recurring leak in the bathroom ceiling that we worked on between March and August 2019. Our roofer did some repairs above this apartment three times (3/15/19, 3/22/19 & 8/26/19). We also found a vent pipe on the roof leaking, which our plumbers repaired (4/23/19). We are not aware of any further leaks after August 2019. Our rent increases are based on our current market rates and we do not typically raise rents for existing tenants more than $25 per month and only once a year. There are some years that rates do not increase if the market rates have not changed. This particular tenant was paying $25 less per month than the market rate at the time he moved out. The building wifi is outdated and we are currently working on upgrades, which will give the residents the option of using the slower free wifi, paying a $35 per month fee for faster fiber optic service or using Xfinity internet service. The elevator does make some noise while in use, especially on the upper floors, where it is closest to the elevator machinery, however, it is not excessively noisy. If you are particularly bothered by noise, we would recommend choosing an apartment further away from the elevator. The elevators are well maintained and not frequently out of service. Between January 2020 and today, our two elevators have only been out of service twice (once per elevator).

              Thank you for taking the time to write a review. We are more than willing to give tours of the building to show in person that we do not have any major pest problems, nor are there any odors in the hallways, other than occasional cooking smells. This is an older building, but we do keep it well maintained. The hallways are monitored by staff multiple times daily and remedial efforts are taken to ensure a pleasant living environment for our tenants. We do not normally enter a tenant's apartment, unless they have either been notified ahead of time or the tenant has requested service. Unannounced entry is limited to emergencies and is in accordance with local and state laws. We do everything possible to ensure the privacy of our tenants. Regarding the complaint about the "maintenance lady," we have not had a woman in this position for about 5 years. We currently have a very friendly and helpful maintenance man.

                  Thank you for taking the time to write a review of our property. We are conveniently located within walking distance of Johns Hopkins University, Wyman Park, The Baltimore Museum of Art, Union Memorial Hospital, MTA bus stops and the JHMI shuttle bus for Johns Hopkins Hospital. All of our apartments include furniture for no additional charge. Although our building was built in 1927, it is clean and well maintained. Maintenance requests are normally resolved within 1-2 business days. The elevators are old, but well maintained. They do not run as smoothly as modern elevators, but they are running as they were designed to. The hallways are kept clean, however, sometimes you can smell cooking coming from the apartments in each hallway. We do not have any pest infestations in the building and we have a preventive maintenance contract with a pest control company to inspect and treat every apartment on a regular basis. We rarely show occupied apartments to prospective tenants, since we can normally show an unoccupied unit instead and have pictures of the available unit on our website. On the rare occasion that we need to show an occupied apartment, as allowed by the tenant's lease agreement, the tenant is notified with at least 24 hour's notice. As the manager of this property, I can assure you that I always respond to tenants in a professional manner.

                    1. The free wifi service is for browsing the internet and checking email, very similar to hotel wifi, and is not meant for Skype, streaming movies or other uses that require a faster connection. This is explained to all tenants when they move in and other service options are provided at that time as well. 2. The building was built in 1928, but it is well maintained and clean, with no bug infestations. Every tenant is shown their apartment on the same day they sign the lease and move in. If there are any problems during that inspection, we address it right away. 3. We rarely get sound complaints from tenants due to the thick plaster walls the building was constructed with. 4. The elevators were built in the 1950's and do not have modern features, such as an automatic door opener. Our elevators are working properly and are inspected annually as required by law. They are rarely out of order, but we recently had to replace the brakes in one of the elevators and there was a roof leak affecting the other elevator. Both of these issues have been resolved. 5. I have been the manager of this building since 1996 and the longest the heat has ever been out of service, since that time, was 22 hours for a major emergency repair in the late 1990's. However, in the rare event that there is a problem with the heat, it is not usually out for more than a few hours. We are also in the process of replacing our heating system, which will be in place for the upcoming winter. 6. The water is rarely off and only when there is a repair needed or the City is working in the neighborhood. 7. The trash chutes were closed years ago to eliminate bug and odor problems. We have a trash room on the ground floor. 8. The electric bill is based on the tenant's usage and averages $15-$25, unless an AC is used. 9. The apartments do not include garbage disposals. 10. The cart is provided as a free convenience to tenants and it is working fine.

                        Thank you for taking the time to write a review. Our building is kept very clean and well maintained. Our elevators are old, but they are serviced regularly and we have only had one break down so far this year, which was in July (3 times in 2015). We keep getting comments about a smell in our hallways, which seems to just be repeated from previous reviewers. Other than occasional cooking smells, coming from the apartments, there are no smells at all in the hallways. We do not have mice running all over the building. We do have an occasional mouse in an apartment, like any building would, but we are always inspecting apartments and common areas to eliminate any access points for mice. We also have a contract with a exterminator service for visits twice per month, when a professional inspects the building for any problems. Anyone is welcome to schedule an appointment to tour our building to inspect our common areas, hallways and vacant apartments for cleanliness, maintenance levels and odors. We always handle maintenance requests from tenants promptly and in a friendly manner. There is only one manager in this building and that person does not live in the building. We are not aware of any other noise issues with tenants, since none have been reported to us. We do not normally show occupied apartments to prospective clients, but on the rare occasion we do, the current tenant is notified in writing with at least 24 hours notice. Also, since tenants do not have access to other tenant's information, due to privacy issues, it would not be possible for any tenant to know whether others renew after their first lease, without that individual person telling them. Many tenants renew (2 have renewed this month and 4 so far for November). Most of the tenants that do not renew are leaving because they have finished their programs at school and are moving back to their homes, usually out of state or out of country.

                          The apartment this tenant was living in was just fully remodeled last year, a few months prior to the tenant moving in. It has a brand new kitchen, including new appliances, a brand new bathroom, refinished wood floors, new area rug, and complete repainting. When this tenant arrived last year, she had originally reserved a different apartment, but did not like the gas stove in the apartment. I offered her the newly renovated apartment, which has a different type of stove and she really liked the apartment. I agreed to a last minute switch of apartments. She is upset now because I made a security deposit deduction for a damaged dresser. There is nothing wrong with the heat in the building. We have a boiler system with radiators in the apartments. In this particular apartment, one of the radiators has a reduced steam flow, but the other radiator works fine. The plumbers investigated this problem several times, however, the apartment was still warm despite this problem. I offered a portable radiator heater, since this tenant wanted additional heat. The elevators are from the 1960's, however, they are well maintained and rarely break down. Also, since this tenant lived on the first floor, she always used the stairs. Some of the gym equipment is old, but it is well maintained and there is nothing wrong with the equipment. We have a treadmill, elliptical, exercise bike, ab machine, and weights. For the laundry room, we do not own this equipment. It is owned and maintained by MacGray. We do renovate the building as needed and according to our budget. We are currently working on painting the common area hallways and repairing/replacing the light fixtures. We have replaced many appliances this year, as well as a few of the kitchen cabinets. We have also refinished many of the wood floors. We do try to have nice landscaping in front of the building, as well as the courtyard, however, this is a very small aspect of our annual budget.

The electric bills vary, depending on the size and location of the apartment and the amount of electricity used by the tenant. The larger units on the top floor will be much hotter than the lower floors and will require more electricity to cool in the summer. Electric bills, with AC, range between $25 and $100 per month, or $10-$40 without AC. The majority of the electric bills are at the lower end of that range.

We are not aware of any problems caused by the covered smoking area in the courtyard, since we have never received a complaint about this and have never noticed any smoke coming into the building. The kitchen floor in this unit was replaced after this tenant moved out, which was when we became aware of the problem. This tenant did have a problem once after business hours (late at night) with a broken lock and it did take longer than usual to respond, but was resolved within 2 hours of the complaint. We are not aware of any other issue with this apartment that were not resolved promptly.

                                          We always respond to maintenance requests promptly, usually within 1-2 business days for non-emergencies or immediately for emergencies (major water leak, power outage, gas leak, lock-out, etc.). This review does not specify what this person's complaints were, but we always "address the issue" by making appropriate repairs. The building is not filthy. We have an employee who cleans the building on a regular basis: lobby is cleaned daily (Monday-Friday) and was recently stripped/waxed; exercise room/laundry room areas are spot cleaned daily, fully cleaned once per week; hallways are vacuumed at least once every two weeks and were just shampooed last week; apartments are cleaned thoroughly before a new tenant moves in. There are no bad smells/odors in the building as several people have stated. The only smell would be the occasional cooking odors and this does not happen very often. This building is not infested with any type of insect or rodent. We do have an exterminator service contract for routine preventive maintenance twice per month. I am the only person that shows apartments to prospective tenants. I do not normally show occupied apartments, however, in the rare circumstance that this would be necessary, I always notify the tenant ahead of time, with at least 24 hours notice. My maintenance staff only enters occupied apartments when there has been a maintenance request submitted by the tenant or in the rare case that there is an emergency. We do not notify tenant's prior to entering the apartment except to knock on the door. There is an assumption that if the person is asking for maintenance in the apartment, it is not necessary to notify the tenant ahead of time. We always knock first and then enter the apartment if there is no answer. Maintenance only enters the apartment during our normal business hours, unless the tenant has an emergency.

                                            These comments do not accurately reflect the way our building is managed. We have tenants living here from all over the world and we welcome everyone to our building. We do not have any infestations of bugs, rats or any other type of pest. The elevators are old, but are well maintained and rarely out of service. Any maintenance requests received by tenants are handled very quickly, usually within one business day for non-emergencies or right away for emergencies. The office is normally open Monday-Friday 9:30 am to 4:30 pm, however, since there is only one person working in the office, it is not always possible to have someone in the office during those hours. We are also available by email, which is checked on a regular basis. We are not aware of any comments made to tenants about cooking odors in the apartments.

The free wifi can be slow at times depending on how many people are using it at the same time. Comcast and Verizon internet services are also available in the building for an extra fee. A lot of the gas stoves in the building do have pilot lights, which can create some extra heat. We have been gradually replacing them with stoves that have electric starters. The main heating system to the building is turned on for the winter on October 15 and is turned off April 30. It is set to a thermostat at 70 degrees, so it will turn off and on depending on the current temperature. Tenants can adjust the heat in their apartments by turning the individual radiator knobs on or off. To "Anonymous," the comments you are making every two weeks about this reviewer are very disrespectful. This is a current tenant in our building and I am sure this person does not appreciate your comments.

Although, the building was built in 1928 and the apartments are aging, we have done some renovations and we keep the building well maintained and very clean. We have a "lending closet" on the ground floor with dishes and other useful items left by previous tenants, which is available for all tenants to borrow from. We always respond promptly to maintenance requests, but we do require that they are in writing. I am not aware of your specific complaints, so I cannot comment on this, but I do always try to be polite with tenants. We did have someone on our office staff, who could be rude at times, but she is no longer working for us.

                                                    Thank you for taking the time to write a review about our building. Our apartments are very convenient, especially for short term stays. All of our apartments include furniture and we also have guest rooms available that include dishes, linens, satellite tv, telephone, private internet, microwave and AC. We do not get many noise complaints, since the walls are very thick, but you will occasionally hear noise from the hallway through the apartment door. The free wifi can be slow at times, since it is a public wifi service and can have many people using it at the same time. This is more of an issue during peak times - evenings and weekends when most people are at home. There are also other internet options available, such as Verizon and Comcast.
