First impressions are everything. It only took one visit to deem this property unsatisfactory. This visited happen in 2012. Based off the managers response I see things have not changed. As a manager you should want people to have a positive view of the property.Their responses also shows that they have a problem acknowledging things that are wrong with the property. Apartments are not perfect. But if you show a genuine concern and let people know that their complaints are top priority than the negative experiences will calm down. As a manager telling someone that they made the right choice of not renting your property isn't very professional. You want to draw people in. Not push them away. Be more understanding.
