No response to emergency maintenance calls
After calling the emergency line several times and never getting a response I am fed up. The water pressure is constantly changing can't wash or take a descent shower because the water pressure is constantly to low. Furnace was blowing cold air called several times, always promised someone is coming still waiting. The furnace and thermostat isn't working properly Called in November, its now January still maintenance has not responded but they're working on a make ready next door for weeks.

The worst corporate manager. All he do is brush you off when he clearly see the issue. Rosiland Townes horrible she is lazy and a fake. Terry is the maintenance supervisor he needs to be fired Immediately.

Property manager Rosalynn is unscrupulous & has SIGNIFICANTLY contributed to the property decline. I contacted Rosalynn nearly two months ago regarding my request for a letter I needed for my domestic violence protective order. I resided at the property for 1.5 yr. I came to know Rosalynn bc my ex frequently called her office belligerent demanding falsified documentation for his insurance company for false claims of a fire & flood. After hearing countless calls where my ex struggled to speak due to his thick accent & speaking abusively with office staff, I requested to take over the call. When I spoke with Rosalynn, she was acted like she appreciated my efforts to deescalate the matter. Fast forward to the day Rosalynn visited our townhouse at the demand of my ex. Her maintenance supervisor & several maintenance staff made it explicitly clear that the alleged water damage did not warrant replacement of the carpet because it was minimal water on such a small section of the carpet. Whereas, my ex demanded new carpet claiming the entire townhouse flooded. During the maintenance team inspection, my ex asked to record the visit because he was trying to build a case for his fraudulent insurance claims. The recording shows BOTH visits wherein the maintenance manager assertively educated my ex on WHY the entire carpet did not need to be replaced. Despite several escalations with the maintenance team, when Rosalynn visited, she realized my ex was a former acquaintance/former tenant from her previous near 20 year property management office. Rosalynn went from her initial telephone stance of adherence to her maintenance team experts report who accessed the carpet did not meet criteria for replacement to allowing my ex to persuade her to submit documentation to support his insurance fraud. The compelling point my ex made was "since the insurance company is paying, all you have to do is indicate the carpet needed to be replaced so it won't cost your company anything to replace the carpet" ..." good management is taking advantage of the opportunity to let the insurance company pay which would ultimately save her company money" (all of which was captured on the recording). Rosalynn not only agreed, she actually overrode her maintenance team decision and replaced the carpet. She also submitted falsified documentation to the insurance company on behalf of my ex to help his fire claim. Going back to my ETHICAL request for a letter that documented I cohabitated in the unit for 1.5 yr, initially, Rosalynn wholeheartedly agreed to write the letter for my domestic violence hearing. During each recorded call, Rosalynn even vented about how much I rescued her staff from my belligerent ex and how "you should sing like a bird and bring him down." Equally disturbing, Rosalynn said when her maintenance staff told her they saw my ex being arrested, she assumed it was for insurance fraud due to all of the claims that passed desk in excess of $10k. While I perceived Rosalynn as sincerely empathetic and her promise to write the letter, I later found out she was playing both sides. Turns out, after more than a month of sending Rosalynn reminder emails as well as my attorney calling her, I discovered Rosalynn was treating my ex like a long lost touch with friend and did not care about the letter I needed to help with my domestic violence protective order. I even spoke with my attorney and he informed me that during his telephone interview Rosalynn seemed somewhat biased and gave him a hard way to go even on the simplest things (which took him over a month to connect with her due to Rosalynn not returning his calls). At a minimum, Rosalynn is guilty of helping the tenant commit insurance fraud by allowing him to persuade her to submit falsified insurance documentation. Rosalynn also gave preferential treatment to my ex allowing him to park 8 unregistered vehicles on the property. She played oblivious when other nearby residents complained about how abusive my ex was about taking up a number of parking spaces with his auction vehicles.

When I first moved here this was an extremely great place to live. I have been through a few management changes with the property. We've had bad management before, I waited them out and the next management team got better. Now!!!! This is the worst management team I've ever experienced in my life. As I am a vet I've been many places around the world and a lot of different states in USA and I can say without a doubt this management doesn't have a clue of what they are doing. I have been fighting with health issues for the past 5 years and no longer work. I spend 90% of my time in the window, so I see a lot of things. I really want to move out of this place but with some of the issues I have going on now makes it very hard. So I pray everyday for new management. In the condition this property is in now(again because bad management) I would NOT recommend this place to anyone. For that same reason I don't even like inviting company over!! If any other current tenets read this we really need to pull together to make this a better community. To start I would really love to hear from upper management or property owners because I have called and or left messages for the property manager at least 15 times and she has yet to respond. There is a rat infestation on the property the she feel giving tenets a fine for trash is more important that addressing the real problem head on. There 3 holes in the front each within 3 to 4 feet of the other. I have been requesting since August 2020 to be filled with no avail. Twice since then I have seen them put poison in these holes but nothing else. Their own pest control person told them the area needs to be cemented but no action has been taken. These holes are also a danger to everyone in the community because some f them are at least 6 inches deep. A child could break a bone. They have been aware of this danger for almost a year and don't care. This pace is a terrible accident waiting to happen

They kinda helped with the parking problem by offering paid spots. My Senior neighbor is handicapped and can't park in her spot , so I purchased a spot for her closest to the door but they put her sign 4 spots from the door under a over grown tree that blocks the light. The spot is to small for her to get in and out of her car. I was told it's going to be moved but it's been 3 weeks and nothing has been done. I have tenants park in the spot it needs to be in, so when they ever do move it she can park there. This is a tenant that has been here for 30 plus years. The tenants above me had a puppy and pooped and peed in the hallway, the puppy is gone but after telling the rental office about the smelly hallway, you would think they would get the carpet cleaned, they didn't so I cleaned it myself. I'm not even sure the people above me are on the lease, every 6 months the people change. It isn't safe in the evening, the drug dealers are around a lot, we once had Security drive around when I first moved in. Since they are gone, it's not safe in the area. Parents allow their kids to run around at night setting car alarms off, yelling and screaming, they also throw trash everywhere.

When I first moved into my Apartment, I was so excited. Building was so quiet and we where all neighborly towards each other. The property was always clean, and you felt safe knowing they had Security driving around. When they got rid of them, someone stole a tire off my car in the middle of the night, teenagers hanging out in the Laundry room, smoking weed, having sex and turning off circuit breakers for floors. Cars being damaged by being hit or keyed up. One thing I did see is that they came up with the Parking issue but on the other hand, you pay for the spot, thats ok with me but 3 out of 7 days I can't park there because someone decided they wanted that spot. They have a sign up but when they started this, they should had issued notices to all the Residents about the change and what will happen if anyone including their visitors will be towed away. They give you a phone number for a tow company but half the time they don't come and now when you call it goes to a answering machine. My neighbor is in her 80's and is handicapped, yes she turned in all her paperwork to get a spot and when she leaves, someone parks there, half the time they don't have a handicap sign on their car. I got so angry that no one is helping her, I signed another contract for the spot next to her handicap spot a week ago so she doesn't have to park do far away but they still haven't put up the sign and of course someone is parked in her handicap spot and nothing is being done about it. She has many health issues and I am looking out for her since the community she has lived in for 30 plus years wont or just don't care. For the last 1 1/2 years, things have gone down hill badly. The lady that lives above me has a friend that comes over with a dog and it poops in the hallway. Then one day sitting in my living room I watched a man climb up the building using the AC units as a lift to the 3rd floor, but he was looking all in my apartment before he moved on, I live on the 2nd floor. I now got a alarm system that is linked to the police department because I work 55 hours a week and I don't trust the new people in the building or across the street. I am tired of paying for parking spots we can't use and the Rental office doesn't care not one bit. I hate to have to put this out here like this because They did work with me when I was behind in my rent. The Rental Office needs to send out notices to everyone about the paid parking spots and put up signs stating if you park in a permitted spot you will be towed at your expense. That will make it legal. To may break this rule and get away with it, so it will just keep going on, how can this girl park in a handicap spot for 3 days and its ok? I have contacted the Rental Office and they just tell you what they think you want to hear and do nothing about it. I do have pictures of these cars and know who they are parking there. I would like love if someone higher then my Rental Office would contact me, I can send you the photos

I absolutely hate it here. So many problems. EVERY appliance has broken in my house at one point or another. Maintenance never fixes anything they just cover it up. Let's not talk about rodents. I've been there only 2 months and I have all new furniture and my house is very clean but the mice are horrible. They run through the house and don't care if you are right there or not. I had a water leak in the closet and the carpet got wet twice. Maintenance both times had to run a fan for 4 days and I've emailed the business office to be compensated for my high BGE bill but no response. I can't wait til my lease is up I'm moving OUT!

I wouldn't recommend white marsh commons to no one at all they are horrible they call text email you all day everyday until you move in and then you catch hell trying to get in contact with when oh and maintenance is horrible they come n leave no notes that they came u just kno they was there cause of the mess they leave behind them ! The apartments are roach invested the ac units don't work and I'm on the third floor very very very hot I moved in April 1st no love n check list I have called and emailed soo many ppl and no one has resolved my complaints at all my dryer makes so much noise you can hear it when you walk in the main doors nothing and I mean nothing has been done do not look to live here the rent is over priced and they they charged me for new carpet when it should have been the last residents responsibility to replace I had dead roaches in my thermostat dead roaches shells stuck n my laches of my cabnits all under my sinks just nasty and it's now July 9th and I have the same problems they won't return my emails or give me corporate number

I actually really love it here. It is spacious and convenient to so many things. We never had problems with mice, but that may be because I have a cat. I do have a lot of spiders but that is to be expected when living near woods. Also, I have never seen a RAT anywhere on the grounds, but it may be dependent on the side of the complex. My street is pretty good about maintaining their garbage. Although we've had maintenance problems over the last few years, the staff respond quickly and professionally. I do wish that that monitored noise a little better. It wasn't always this way but recently, there has been a lot of noise from the section facing Lanerton and it goes on til 1-2am. Not all of us are quarantining. No one wants to call the police so it would be nice if the management had a way of monitoring things like in house security patrol or something.

I do not recommend this apartment complex we have notice so much mice, we have issues with our( bathroom tub pealing walls mold in the bathroom reported several times. The grounds of my apt has barely ever been maintenance when u first moved in we was inform grounds will stay up to part in the summer that was a-huge joke, Main issue is amount of mice its sickening spent so much money personally at homedepot

I like how close the community is to everything. I have always lived on the other side of town. I was amazed how many businesses were convienent to this location. I enjoy the wooded area and the planes that constantly fly over our community. I have had a lot of problems with spiders and heat bugs but I expect that. Love my place for the cost, and fact I can still save money living here.

I am currently a resident at the Commons at White Marsh. I live on 740 Lanneraton Rd. And I can truly say this has been the worst experience I've ever had to en dour renting in my life! When I first moved into the townhouses I was greeted by "Mice!!" I contacted the business office and nothing was done for weeks!!! It wasn't until I caught one and printed out a photo of the mouse until something was finally done! Now I'm dealing with the horrible way they maintain the grounds outside my home. Rats run rampant through the parking lot and by the entrance to my door!! I come out one morning to see one dead just inches away from my feet!!!! I called to have it removed and the "Rat Hole" taken care of an I'm told "It's nothing they can do, and if I can just move the Rat to the side!!!" After paying myself to get it removed, another Rat is discovered in the same location days later! I call and take pictures and still nothing is done! THIS IS THE WORST PLACE TO LIVE!!!!! DON'T LIVE HERE!! I CAN'T WAIT UNTIL MY LEASE IS UP AND I MOVE!!!!!!! 9-10-2019!!! RAT PROBLEMS!!!

The reason for the 2 stars is due to the continuing lack of concern by the management when leasing apartments to people without who treat this area like a dump. This could be a nice place to live if they ( management ) would take more seriously the concerns and complaints of it's residents.

What is it that brings about frustration in the average individual, well let's see but first I want to preference what I say by saying I have no violent intentions of any kind, only that I can partly understand how one might have them as wrong as they might be. 27 years ago my wife and I moved in what was then Maple Crest Apartments. Back then it was predominatly white with a few ------, hardly any ---------. Most of the stores were owners were white, virtually all of the employees were with with some ------, oh and the usual korean and chinese facilities ( usually food, liqour and hair care ) Maple Crest had policies that they stood behind, violators were warned then evicted. It was the same when Universal Management took over but began to change when Sawyer Reality took over and is now deplorable under the management of Westminister. Neighborhoods in the city which housed medium to low income ------ and ------ began to upgrade there areas so that meant that somehow many of them ( ------ and ------ ) found their way out to this area ( Commons ) bringing along a mentality and lawless mindset. They moved in, the respectable law abiding ------ and ------ moved out, now don't misunderstand me we have crime is this area back then but nothing compares to the crime and lawlessness that exists today. Again I preference my statement by saying that I have nothing against any -------- who will follow the law when it comes to entering this country, having said that in recent years it like a flood gates been opened and now here in this community this is all you see ------ and ---------, crime is up respect is down, the management of Westminister/Commons seems to care little for the safety of those in this community, complaints are taken lightly, 1 case in point it took almost 2 years to have a lock put on the exterior door to our apartment building and when it was placed ( finally ) our neighbors ( not all ) found for some reason the need to prop it open and leave it that way. The lock was put on due to the problem we were having of late with kids entering the building and smoking etc ( males and females ) I even found 1 guy sleeping on the second floor landing who didn't live here! We have people ( --------, ------, ------ going through the dumpsters, tearing open bags and spilling it's contents upon the ground, we complained about that with no results ( quite frankly I don't understand how people who dumpster dive can afford to live here ). Last week Fed Ex claims to have dropped off a package of value for my wife which she never received so either he lied or once again the door was proped open or or newest neighbor took it ( were on the top floor ). Yesterday 8/7/19, my wife had problems opening the exterior door to the apartment, we thought it was a glich, this 8/8/19 I arrived home from work and could not open the door Period, it appears someone had jammed the lock, again a call was place to management who told my wife that they would send someone to try to fix it but they would not be replacing it again showing there lack of concern for the safety of the residents. So there you have the sad details of how this place is ran. they also have a tendency to hike the rent at will not even considering the economy which while it maybe improving has yet to reach a lot of people who live here. In closing I would say that if you are planning to move here, don't pay attention to the 3 stars and up review ask the neighbors for yourself. This management has two problems they don't respond favorably to concerns and 2. They don't vet / investigate throughly the people they lease to. It get's a 2 star from me and that only because it's not the city.

When inspecting a unit prior to renting, a big mouse (rat?) scampered across the floor in front of me. I did not rent, obviously! Mouse droppings in the closet, mold in the kitchen, wood rot apparent throughout.

This is, without a doubt, the worst rental experience of my lifetime. Mice, rats, and bedbugs abounded, and management was cold and unresponsive ( much like the First Lady, but I digress). I had to eat my deposit and escape this death trap.

The maintenance will not come out to fix my AC UNIT BECAUSE IT IS NOT 88 DEGREES OUTSIDE I have called three days straight, and meanwhile it is 87 degrees in here. Me and my cat are dying, by the way I was a dog person I bought the cat because there there were so many Rats around!! due to the piled up garbage around all of the outside trash cans. Please move here because misery loves company.

If you love crime, harassment, legal drug deals 24/7, fireworks and dirt bikes year round then this is the place for you. Barely better then public housing. Rude staff and unresponsive maintenance. The only positive is the porter who picks up trash each morning.

Disclaimer!! This is a loooong review. This is the worst experience I've ever had with a rental property. The absolute worst! Please read. The maintenance department and the business office is worthless. This the letter I was required to submit which also was a waste of time. These folks have the worst rating in my book. To whom it may concern, I am requesting my lease be terminated so than I can find a suitable and healthy home for my baby and myself. I have lived in this unit for a little over a month and it has been riddled with problems. There is currently a whole in my ceiling from the leak that has been ongoing for the last three weeks. In addition to the leak and the many other problems with this unit. The most troubling and unhealthy being my neighbor to the right of my unit smoking inside their home and that smoke seeping through the walls and vents into my living room and my sons bedroom. As you know there are many health risks associated with secondhand smoke and I do not want to put my son or myself at risk nor can I infringe upon the rights of my neighbor. So, I am respectfully requesting the termination of my current lease for this reason and the reasons below. As I above, there have been problems with the unit and maintenance crew since the first maintenance request was made. Below is a list of issues that were discovered on 10 August. 1. Stove did not work 2. Washer and dryer not working 3. Shower head broken 4. Tub is clogged 5. Fan is broken 6. The tub is leaking 7. Hole under the kitchen sink 8. Tub needed to be sanded down. The first maintenance technician arrived and I was immediately met with hostility. When I mention the things that were wrong, the maintenance technician rolled his eyes and attempted to fix three of the problems. He connected the Stove and the washer and dryer and attempted to fix the problems in the bathroom (which, I believe, led to the leaking tub). The other issues were not addressed. I submitted another request the following day for the maintenance technician to return and complete the rest of the work. And again, I was met with hostility. So much so that I requested he not return to my home. He made a second attempt to fix the fan, the leaking tub, and the broken shower head. All were successful accept the fan. The maintenance technician stated that the fan is supposed to sound like it's gargling marbles. When I mentioned the hole under the sink he told me that he would put something over it just to make me feel better!! This was the second maintenance request made on 11 August, 2018. The third maintenance request was made on 28 August 2018. The fan that was supposed to have been fixed was actually still broken. There was no maintenance dispatched. No contact from the maintenance office. On 8 September 2018, the fourth maintenance request was made due to the ceiling in my living room leaking and the broken fan in the bathroom. A maintenance tech came and quickly replaced the fan. Another tech came to assess the leak in the living room. He said the leak was from the toilet and attempted to fix the molding around the toilet and stated that I should stop dumping water on the bathroom floor. This did not fix the problem. I made another maintenance request because the leak continued. The same tech came and stated that I needed to get a new shower curtain because that is what was causing the leak. I disagreed with him and he said that he will send his supervisor and slammed my door on the way out of my home. When the supervisor came, he stated that the leak was coming from the overflow in the tub. He attempted to fix the leak. Once his work was done, he sent someone to patch the hole in the ceiling. However, the leak persisted. I made another request on the 28th of September. At this point, my ceiling has been leaking for 3 weeks. The maintenance tech came and assessed the leak and decided that the leak was from something completely different. I gave him permission to stay and work while I was not there. Upon returning to my home the following day, I noticed that someone had urinated in my bath tub! And the ceiling was still leaking (from the bath tub). Which means the urine from the tub was leaking into my living room… I contacted the maintenance office to immediately disallow anyone from entering my home unless I was present. I called twice to ensure that this message was relayed to all parties involved. This message was ignored! Someone went into my home while I was not there. This causes me great stress. The final maintenance request was made on October 3, 2018 and the leak was finally fixed on October 4, 2018. The ceiling was fixed on the 9th of October. That's over a month for these problems to be fixed. I am writing all of this because I want you to see the amount of patience that I have had with your maintenance team. However, at this point, I have no confidence in them. There has only been one technician who has done his job correctly and professionally and there have been six! I also do not believe that my son's and my safety and privacy is of no consequence to your company. I feel harassed by your maintenance crew, I do not feel safe in my own home. My son's and my health and safety is something that I cannot take lightly. After speaking with Shelly in the business office, it was made clear that if I transfer units, there would be no guarantee that my new neighbors would not smoke in their unit. UPDATE 9 OCTOBER 2018: A DISPITE SEVERAL "CALL FIRST" REQUESTS, SOME ENTERED MY HOME WITHOUT MY PERMISSION ON TWO SEPARATE OCCASIONS. The first was for the carpet and the second was for the ceiling repair. I'm really at my wits end…

I am a current resident. While residing at Commons as White Marsh it has been the worst experience of my life. I would not recommend anyone to even consider this being their new living committee. The leasing staff is rude, the maintenance team is unskilled and management is awful. This is my bedroom below after ceiling has fallen. This includes dry wall and insulation.

RUN! RUN! RUN! This is the WORST OF THE WORST place to live! Please DO NOT TRY TO LIVE HERE. I moved here a few months ago, ignoring the Customer Reviews and I have lived these few months in utter regret. There are boys stealing stuff from cars any night. There are spiders and mice and ants and all types of bugs here. An exterminator came after a WHOLE 2 MONTHS of repeatedly calling the maintenance office. 2 days after the supposed extermination, the ants and spiders and other bugs were still roaming the apartment freely. I had water coming down from the upper floor and all manner of everything uncomfortable.The staff at the office do not understand basic courtsey. You will NEVER be allowed by the front desk staff to talk to the manager who hides in some inner office. I could not stand this property anymore, so I broke my lease.

I moved in ignoring The reviews DONT be like me DO NOT MOVE HERE. The reviews are just some mad people they are telling the truth. 3 months in I had roaches from an infestion I'm currently breaking my lease I came home some days and kids are smoking in the hall way just sitting I have a 2 year old and can't do it anymore. This place should be shutdown people are just wasting almost $1000 a month for an unsafe community and to live with bugs and mice I REPEAT DO NOT MOVE HERE.

Only been here for 2 months and already caught 5 mice, I have an 8 month soon to be 9 month old daughter, I can't have these rodents around my baby or her things. If I can't get this issue resolved I will be moving asap.

I have them the benefit of doubt , Do Not and I repeat DO Not move here. Infestation of bed bugs, roaches and mice . I've only lived here for three months and already looking for somewhere eves to live. Don't get my wrong I like living in this community, it's quite in all but the mice and bugs I just do not like smh.. shop around first and read reviews first.
