I don't usually take the time to write reviews - but Sumner Highlands is definitely not the hot mess stated in previous ratings. My husband and I have lived in the property since 2008. We were the first to live in a newly renovated two bedroom apartment. What attracted us to the community was its vintage exterior with high end condo features in the apartments. We love the neighborhood with convenient shopping and dining. We eat out often and enjoy walking across the street to the restaurants. Passion Fin and Pralines are our two favorites. Parking is tight - but bottom line it is free. We sometimes come home and have to park in the shopping center area, but this isn't a big deal for us. Our apartment has great light and the layout works well for us. We sometimes hear neighbors but this isn't any different than other apartments we have lived in. We would recommend Sumner Highlands to others! There has been a series of managers but each one has been professional and handled our requests promptly.

    The last glowing review seems fake and possibly the work of management. Let's go by the numbers for real: 1. Parking is a total nightmare because management does not enforce the policy of one car per unit in the lot and any additional across the street at the garage. Nobody patrols the lot either day or night, so your neighbors (who might have matching vanity plates - a dead giveaway) will park both cars in the community lot. As someone else said, if you count the units, you realize there is not even enough spaces to match the total. This is why everyone's lease states the parking rules. Without enforcement, these rules mean nothing, and some of your neighbors will even SCAM by getting two blue stickers so they look as though both of their cars are for separate units (the rule is - prime car gets a BLUE sticker for the community space; second car or any additional get green stickers to be used in the garage across the street).       We recently moved out of Sumner Highlands into a single family home, but had a great experience and would recommend it to others. The residents are friendly and quiet, the management group is responsive and professional. The apartment buildings are a little older, but they have done a nice job remodeling them and respond quickly to requests. As others have mentioned, you can sometimes hear the neighbors in the common hallways, but I expect that in any apartment building. Overall, we thought the apartment was a great price for a well managed apartment in a great location. All of the other apartments we explored were much more expensive and also charged a significant amount for parking. Sumner Highlands parking is free -- one car very close and second cars in a garage across the street. We loved having the Capital Crescent Trail, walkable shopping and easy access to MacArthur Blvd, Canal Rd & downtown. The schools were also important to use, and Sumner Highlands is in a great school district. The management staff was very helpful and friendly. I highly recommend Sumner Highlands.

        Parking is often crowded and tenants park more than one car in the lot on the weekends when management is not in; not that management enforces parking when someone is in. Noise is ever present from the slamming of front doors to all of the neighbors around you. I like my neighbors, but I just do not need to know anything personal and trust me you can hear a lot! The grounds are nice and they are cared for frequently. It is nothing amazing, but fine. Garbage and recycling can be issues. The weekends are messy and some people leave bags of dog excrement in front of dumpsters instead of disposal. Neighbors will smoke and some drink on the steps of your building. They move to let you by but you have to walk through the smoke as you leave. It is not pleasant on your way to work. This was changed for a time but now it is back to the front steps.           The ratings for March 9, 2013 seem faked by the property managers. It would be hard to believe that three neighbors all were inspired in the same day to give such glowing reviews. This place is noisy. Parking is not good at all on one side of the complex when neighbors park more than one of their cars here. Turnover is high. Sometimes the grounds have dog poop on them because some owners do not pick up. They have Pepco smart meters, but failed to insulate the units so what good are they? You can only get Verizon for internet, phone and television. You do not get any other choices due to wiring. The maintenance guy is pretty good. His job is not easy since some of the units seem to flood or churn appliances (I see the trucks in the lot). Other neighbors mention the shopping across the street, which is fine - it is not really what we are paying for. If it was not for the schools and neighborhood location, no one would ever live here.

            By the categories here: Parking- Not enough space to accommodate the exiting apartment units (all you need do is hand count); the rule is one car per unit in the apartment lots (blue sticker cars), all other cars can park across the street (green sticker cars) - the rules are never enforced and there is often a neighbor with three cars parked in the apartment lot by the time you get home. You do not like it and complain to management - TOUGH LUCK! Noise- You can hear your neighbors conversations, television, arguments, make-up sessions, accidents, parties, yawning, coughing, hanging a poster, and all pets. The management decided that it would be okay if 4 small dogs lived on the same floor in separate apartments. These little dogs have Napoleonic issues. Each decides who should bark the loudest all day, every day! I love dogs, but decided my unit was too small for one. Now I like a little quite since I am not personally enjoying ownership.               I would give this place a zero, but this website will not let me! I also received an inaccurate notice that cited my lease was basically up at the end of this month, yet my annual renewal occurs in the autumn. Do they really wish to test the legality of breaking a lease contract in Montgomery County? Seems like a dumb risk, yet it is not surprising for this crowd at all. I work nearby (north Georgetown)and although my unit is not cheap, it was originally less expensive than other options due to the location and a lack of tenants at the time (roughly 4 years ago). So I took the apartment and things were originally fine (I had no neighbors and no one above or below me at the time). Then I got neighbors and everything changed. Insulation is not poor, it just does not exist. You have about 2.5 inches of hollow space between the units and nothing in between. Sheetrock to sheetrock with a stud in between.                 Like many other posters, we have lived here for some time. We are not the longest tenants; however, we have been here for a while. Recently, we received notice of a rent increase for our unit, but the wrong tenant name. This is nothing new as the management team has lost our tenant file in the home office three times in the years that we have been here. Not only was the name incorrect, they had the incorrect rent amount. They also had an incorrect rent adjustment that was mathematically flawed. Basically management of the community is a mess and one can only hope that the owners read this post. To address older reviews in the stunning category, we can only say that facts are misrepresented. The girl who died on our road had a complex case that was not simply a matter of a few trees (please research this if you are interested). Management cut down many of the trees and branches of this community to make way for Pepco smart-meters.                   The appeal of living at Sumner Highlands depends greatly on the local management of the complex at the given time. I've been here for 3 years only because it is convenient to where I work. During this time, the local office manager has changed 4 times--2 of which were professional and courteous and 2 of which left quite a lot to be desired in these areas. However, the people that keep the grounds clean or provide repair services are very nice and provide good service. The complex is nice--but aside from permitting one car per tenant free parking, it has absolutely no amentities. Taking the lack of a fitness center, pool, community room etc into account, the rental rates are too high. If you intend to commute by public transportation--plan to be on a bus for a long time. Electricity and gas are not included in the rent. My apartment is drafty, so heating has been expensive considering how small the apartment is (and I keep the apartment at 68 during the winter). Also, you should expect to see your rent increase every year with no increase in services provided.

                    We moved here in 2012 and have really enjoyed the community. All the shops across the street are extremely convenient and the restaurants are well priced. We have a new baby and our neighbors have been extremely supportive and friendly. We had a problem with our heating at Maintenance was very patient and helpful in figuring out the problem. The Maintenance man is VERY nice and reliable. We moved to Sumner Highlands because the comute to downtown is very reasonable with the bus stop right on the property and because they allowed bigger dogs. We don't have a lot of dogs barking at night either and the noise has not bothered us in the apartment. I recommend it based on convenience of commute, shopping near by, and the apartment amenities. We have the terrace apartment and the backdoor is very convenient!

                      I just moved to Sumner highlands in bethesda . I find it to be a beautifully hidden gem . It is close to everything... the location is one of the reasons I pick this apartment building so my son could attend a private school in the area but it also helps to have safeway and Starbucks near by it helps me save on gas and reduce my carbon foot print which I Love ,LoveLove .

                        I enjoy living at Sumner Highlands. Not only is the property advantageously located by must have grocery stores... The site itself is well maintained & remodeled. I can't lie the rotating door of staff in the leasing office has been bothersome but even that has settled and I'm quite content given everything that the area provides.

                          I am a current resident at Sumner Highlands Apartments and highly recommend this community! I've lived in other apartment communities before but I cannot compare them to what Sumner Highlands has to offer. Today, I can honestly say, I am here to stay. The leasing and maintenance staff are always kind, attentive and prompt in completing requests. As a resident, I feel appreciated! I also enjoy saving on gas since I can walk to the grocery store, pharmacy, restaurants, fitness center and to the walking trails.

                            The Sumner Highlands is terrific. I have lived her for two years and find it quiet, convenient and well taken care of. The grounds are always maintained and the entryways are vacuumed and mopped on a daily basis. As far as the living space with in the apartment, I have found that the two-bedroom has met my needs beautifully. I rent here as a result of a transition in my life and wish the apartments were for sale because, I would definitely stay if I could own. It has been a great place to live!

                              We have been here since the end of June 2012. We are on the third floor facing South. We love the one bedroom apartment we are in. We are both over 60, and the multicultural nature of the complex is a significant draw to us. Proximity to the Little Falls mall perhaps now called Sumner Place is fantastic. Proximity to the tow path, Crescent Trail, and the Little Falls Creek Trail is a wonderful hidden asset. Senior passes with the metro bus and Ride On stops right at our feet are pluses. The staff and supervisory help are immediate and dependable. While the closet is small, the extra storage closet is a real help.The indoor and outdoor maintenance is always kept at a high standard.We have seriously contemplated retiring in the apartment. The cost for us is right. The pet friendly nature is right. Parking is ample with overflow for guests in the Mall. Bike racks and a locked area availability is right. Multi-aged, multicultral, convenient, well appointed facilities, and the added bonus of having the demo available to rent per diam for guests make the complex very suitable to us.

                                Well, let's see... We've been here since 2009, and pretty much lay low in terms of maintenance needs. We are definitely the "do it yourself" types. Most of what's been noted is totally true. The "churn" in managers/maintenance was constant for a while. It took me a long time to finally learn/remember the current people's names given how much turnover there had been. We have a 'back of the building' apartment, not one facing into the parking lot. I wonder if these are a little bit better noise-wise. You hear a lot up-and-down but either we have fairly quiet neighbors, or you really don't hear much side-to-side... We take it in good humor and are lucky to have had pretty good up-and-down neighbors so far. Our apartment is lovely, for us. No kids, no pets. We look out over the 'back' of the property into the adjacent neighborhood, so we don't get road noise on this side. South-facing means lots of lovely light in winter, but not too much direct light in summer. Chinese maple growing up from ground floor is beautiful. Hummingbird has been visiting lately.                                   Great Place , Beautiful Apartment

                                  I usually don't comment on these websites, but I almost past this place up because of what i read. I am so happy that my boyfriend made be take a look at the apartments. The outside is extremely clean and the landscaping is done nicely. The apartments are a little smaller than what I am used to BUT the hardwood floors and the renovated kitchen... I love it! The last apartment I was in couldn't even compare!

                                    Get to know your neighbors...too well!

                                    Sumner Highlands shows well and seems like a great place based on appearance - great location, clean and recently updated, etc. However, the paper thin walls make this place completely unlivable. Within hours of moving in, we had realized that we could hear virtually everything going on in the building - and everyone could hear us! Worse, because of the thin walls, neighbors complain back and forth about each other constantly. Don't plan to have a private conversation once you move here - we know everything going on with our neighbors, and I'm sure they know everything about us! When we moved here, we planned to raise a puppy and eventually a baby, but raising our puppy here has been such a nightmare that we are moving out before getting pregnant! Crying/barking is completely unacceptable due to the thin walls. That means appeasing any fussy little one immediately, or having to take them outside, no matter the hour. This is our major complaint, but the smoke pumping into our apartment from neighbors and the complete incompetence of the management has really sealed the deal for us.

                                      Creaky floors and defensive staff

                                      I had to relocate to MD for my new job and I visited this place. The apartments are old but remodeled. On the positive side, they come with modern applicances and central air. On the downside, it sounds like you are about to fall through the floor when you take a step. Although I was in a top-floor apartment for under ten minutes, my experience corroborates the poster who said that he could hear everything from his top floor apartment. Also, beware that this is a "pet friedndly" community (which is a euphemism for "a lot of people have loud smelly dogs"). I didn't see or hear any dogs when I was there. However, the apartment that I viewed smelled like wet dog. I will admit that the surrounding area is clean and safe. I knew then and there that I wasn't interested. But I was pretty desperate to get a place in MD. So I called Constance, the girl who showed me the apartment, and asked her to put me into contact with the prior tenant.                                         Do not live here. It is extremely overpriced, and the management staff is horrendous. We are currently going to court with their leasing office over their violations of our lease agreement. Because we filed an official complaint with the Montgomery County Department of Housing Affairs, their management staff has gone out of their way to target us in order to recoup any finances they're going to lose over the litigation. Please live somewhere else; there are much better options available.

MANAGERS FIX IS TO ENCOURAGE PEOPLE TO INSTALL CARPETING. I DO NOT TRUST THE CURRENT MANAGER AS FAR AS I COULD THROW HER. INSTEAD OF AN OFFICIAL WALK THROUGH AFTER LEAVING SHE STATED JUST TO DROP THE KEYS OFF. DON'T FALL FOR THIS PLOY. THEY COULD WRITE UP ANYTHING AND STEAL YOUR SECURITY DEPOSIT AWAY. BY THE WAY IF YOU NEED STORAGE YOU HAVE TO PAY FOR A CRACKER BOX, IT WAS FREE UNTIL THIS MANAGER TOOK OVER. YES, PARKING IS AWFUL.. BETTER BUY SHOVEL FOR SNOW REMOVAL..                                             I love it here!

                                            I just recently moved into Sumner Highlands and love it! The manager is very friendly and helpful with tasks during my move in that were out of the norm. The service manager was very kind and helped me move some boxes because I hurt my back. After meeting my neighbors everyone really loves it here. Although my upstairs neighbors walk a little hard which I can hear, the apartments are great and I plan to make this my home for a few years to come.

                                              Just say "No"

                                              I moved there for the location/good schools and seemingly friendly staff. Shortly after I moved in 9/10 the friendly manager left. When I signed my lease on a 2 br apartment I was given 2 parking pases, and told that the shopping center across the street was for "overflow". A few months later new parking permits where issued, one blue, one green. My car with the blue pass could stay the other had to park across the street. Not at all desirable given you have to walk across a busy street during peak hours. The noise between the apartments is terrible, the apartments lack foyer and linen closets, and current management is unfriendly and uncaring. It's a shame, because the neighborhood is nice.

                                                If you like hearing your neighbors argue and have s*x then this is the place for you.

                                                I've been living in this apartment complex for almost a year now, and can not wait for my lease to expire. While the apartments are fairly nice inside (they were recently remodeled), there is no sound proofing between the floors. So even though I live on the top floor, I can hear my neighbors down below. I can hear EVERYTHING! The front door to the building, as well as the door to the individual apartments, are hinged in such a way that they slam shut, so there is a constant sound of doors slamming. There is a "dog park" on the grounds, but it is tiny and gets muddy very quickly. My dog came out of there smelling and looking not so great so I don't use it anymore. If you are looking for a quiet place to live, Sumner Highlands is not it.

                                                  Re: Beware of deception and odd pricing behaviors...

                                                  First, let me qualify by saying I have resided in this community for over two (2) years now. This is a bit unusual, as the turn-over rates for the units in the community are quite high at the present time. Additionally, I should be clear that I am ready to leave the community. Due to the sixty day notice rule, this action becomes complex and even a bit tricky in terms of locking in a new home one might like, but could lose as the time ticks slowly away. When I moved into the community, the owners had been in construction for several months, revamping the spaces. The community itself is owned by the WC & AN Miller family members. It was constructed in the early 1950's. At the time of my arrival, many resdients who had lived here for many years were leaving due to new rent raises brought about by the interior upgrades (the construction I referenced).
