I leased with Hampton Manor after thoroughly researching dozens of apartments in Cockeysville. Hampton Manor looked good on paper, but what I ve learned from living here is that Hampton Manor has some serious problems.
Here s why Hampton Manor looked so good to me at first:
The apartment (1br w/den) was a nice size, and I liked the way the floor plan was laid out. The kitchen and bathroom had been refurbished with new appliances, cabinets and countertops, and looked very up-to-date. Natural gas and hot water utilities were included in the rent, my deposit was a reasonable $199 and I was given over two months in free rent as an incentive to lease.
Here s why I ve come to regret leasing with Hampton Manor:
Noise is a MAJOR issue here. Noisy neighbors are a fact of life, but the sound insulation between units here is nonexistent. When it s quiet, I can practically hear my neighbors conversations. The rest of the time, I ve endured the sounds of thundering footsteps, loud music and couples arguing day and night. If you value peace and quiet, you won t find it at Hampton Manor.
Secondly, service from Hampton Manor s leasing office is extremely poor. The management here has been unresponsive and seemingly indifferent to any questions or concerns I ve tried communicating to them about pest control or maintenance issues. I couldn t even get my calls returned about a lease renewal.
Thirdly, is the intrusive pest control regiment Hampton Manor employs. Every three months or so, I would be notified that it was mandatory that I either clear off all of my kitchen counters or COMPLETELY empty my kitchen, so that they can spray. This would kill my evening plans for two consecutive nights, as I spent one of them emptying my kitchen and then another putting it all back. The only saving grace of the inconvenience is that I rarely saw any pests, but it makes me question if other tenants were living in filth attracting vermin.
I would recommend anyone considering this community check out Deertree just up the road. They offer comparable amenities at a competitive price, the units have much better sound insulation and from my experience having lived there for two years prior to Hampton Manor, their staff are much more professional.
