New management (Avalon) has taken over the property. They are forcing residents to move out due to renovations at their own expense for the most part.<br><br>New pricing projections (raised due to future renovations) still are not the greatest when you venture out and compare to other properties, especially when looking at the square feet vs. rent cost. Beware as currently price listings to date on the internet are the former rates. They are higher now.<br> <br>As an example, we have found a newer 2004 built property that has nearly 600 more sq. feet for $100 dollars less than the nearest matched model at Hobbits Grove.<br><br>The walls are paper thin. Can hear next door neighbors running up and down the stairs.<br><br>The units are also highly inefficient and cold for winter seasons.<br><br>On occasions the water from the showers gives off a sewage-type, sulfur like smell when initially turning on in some instances. I would normally run the water for about 3-5 minutes before the odor subsides.<br><br>Fitness equipment is showdy. Frequent inspections are also expected. A recent inspection instructed tenants to move items from under sinks etc for inspection. This resulted in a no-show.<br><br>There were a few car break-ins in the complex also.
