The Experience & Performance Intelligence Quotient ("epIQ") Index measures:
over the most recent 365 day period. The index is presented as a familiar letter grade format to help renters evaluate all aspects of life at a community.
SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

After an in-depth investigation, I would like to outline the events led up to your dryer issues. A resident in your building called on 1/26 at 5:30 pm, about the loud banging noise that had been coming from your home for weeks when you did laundry. I spoke to you and you said it was your dryer and that you had not called it into maintenance. Using a broken appliance for weeks without calling it into maintenance will cause further damage to the appliance. It is your responsibility to call in for repairs as soon as you notice a problem. Two technicians responded within 24 hours and ordered a part, returned together to install, and both verified that the drum was tight when they left when they left on 1/29. On 1/30 we received a call from you saying that you had heard a noise again. When maintenance responded within 24 hours, you told them that in an effort to be helpful, you had taken it upon yourself to tighten the bearing. Our maintenance men are trained to work on our equipment. We do NOT allow residents to work on our equipment. When maintenance found the bearing loose, they weren't sure if you had overtightened the bearing or possibly stripped the bearing. They again tightened the bearing. Had you not tried to address the issue yourself, maintenance would have realized sooner that the part was defective and ordered a new one. On 2/4, maintenance responded immediately to your emergency call when you reported a dryer fire. When maintenance arrived, they found NO evidence of a fire, the bearing had broken and the drum hitting the heating element could have created some sparks. Our goal is to make every resident happy. We welcome you to come in to the office to discuss this further.
