I lived in eaves Washingtonian Center for 2 years and have never felt more thankful to move out. After leaving me with the terrible first impression of being promised new granite counters when I moved in and finding none after signing on the dotted line, things only got worse. Firstly, there is ZERO sound insulation in the apartments. If you live below someone, you WILL hear them at all hours of the day and night. This is especially bad if they have a yapping dog, as my upstairs neighbors did. If you live facing the courtyard, you will hear kids screaming at each other all day, particularly in the summer. Even worse, the landscaping that they do in the courtyard is incredibly loud and they do it for hours almost every day during the spring. I work from home and was honestly unable to take calls while they were working. Next, there is a single trash disposal area in the entire apartment complex, which is huge. If you live far from it, you'll be hauling all of your trash and recyclables down the street or through the courtyard to get rid of it. Third, get ready for dog turds everywhere. Don't step off the sidewalk or you'll be faced with one. I even had a dog leaving presents at my doorstep for months (and I lived on the third floor). Property leadership only sends out half-hearted warnings that people need to clean up after themselves. Fourth, the apartments are of course old and in poor repair. I hope you like filing service requests because you'll be doing plenty. At one point, I had a leak directly over my bed which soaked through the whole thing. At another point, we found that the sprinkler in our closet had broken and was spraying water all over everything. Broken AC? Yep. Broken fridge? Check. Lastly, and most appallingly, despite paying an extra $100 a month for my 2 cats (that's $2,400 over the 2 years) I was still slapped with a $900 carpet replacement charge when moving out. The pet fee is nothing other than another way for AvalonBay to line their pockets at your expense and will not actually go towards repairing pet damages. If your pets damage a portion of the carpet (mine damaged about 10 square feet by clawing at one specific section), you will be charged for the replacement of all of it. This property will try to nickel and dime you out the wazoo. If after your lease is up and you want to extend by another month, you'll even be charged a 100% mark-up on what you were already paying. We even saw a whopping 5% rent increase between years.
