An Engineer Looks at KF

I was surprised to see the low rating for this place. When I first moved to the area, I wanted to live here, but it was a bit pricey for me on my own. When I acquired a potential roommate, I immediately thought of King Farm. I'm in a 2 bed / 2 bath, 3rd floor walkup. The stairway is a narrow, and wasn't the easiest to move large furniture through, but the apartment is lovely, with high ceilings and a nice open layout. Parking is street parking, with a pass from Rockville $10/5 years. Not generally a problem, though occasionally a bit of a trek. There's also parking available in the parking decks. There are a few (tiny) lots inside of blocks, and the townhomes usually have a garage and a space. I generally don't have any problem with the noise and I'm on a main thoroughfare. There community is adjacent to 355, there are (free) shuttle buses that run through KF, a fire station nearby, and a train line a few blocks away, so there's plenty of sources for noise, but it generally seems reasonably quiet to me. And what noise there is, I've not encountered at night. I've had one loud neighbor, but even that wasn't usually problematic (loud music midafternoon on a scant handful of occasions). They tend to keep the grounds nice, so some mornings I would prefer to be sleeping in, I get awakened by that, but... The grounds are lovely. There are occasionally rude people who don't pick up after their dogs, but it's generally well kept, full of trees and flowers, and generally clean. The construction is relatively new, and nice. I've never have felt unsafe, and I do walk around at night. It's a kind of ritzy area. I'm not aware of any major crime that's happened here since I moved in, and I haven't seen any vandalism. The maintenance staff is friendly and seem to know what they're doing. Minor things I reported upon moving in never got fixed (screen door on upside down, knob loose on laundry nook door, etc), but anytime I put in a request, things are fixed quickly. So while they should've been fixed, the fact that they haven't yet--chalk it up to my laziness. Haven't had any major issues, so I don't know how they'd handle a major issue. Had some ants for a few days in the spring this year (nothing last year), but once the floor was cleaned, they didn't return. Pest inspection had come through, and I could've called for it, but with pets in the house, I preferred to try other means first. My personal experiences with the staff have been stellar. The rental office staff were friendly and helpful, and the property management office staff have been amazing--I had a recurring issue with an annoying (crazy) neighbor, and the management was very, very helpful. They were also very helpful when my roommate forgot to leave a key for our neighbor to feed our cats. Other thoughts: I have on occasion had an issue with seemingly short supply of hot water. My water heater is not inside my apartment (I'm actually not sure where it is, truth be told, but I heard the maintenance guys say something about two heaters downstairs--I'm on the top floor, so maybe because of something to do with the layout...?). I've had a strange experience of the AC tripping its own circuit breaker a few times, for a reason I haven't yet determined. I'm in Phase II (there are three, with different construction timeframes, layouts, etc) of KF, with gas appliances (oven/range, fireplace, heat, and water). Big fan. Electricity with Pepco is $$. I noticed at least one of the reviews mentioned the Residences at King Farm, which is not the same property as Huntington at King Farm. I really enjoy living here. There's a nice assortment of little shops less than 5 minutes walk away, and the metro is virtually across the street. There's easy access to and from 270 and 355. I've been living here for about a year and a half now, and I'm very happy. It's a bit on the pricey side (including the local shopping), but it has many nice amenities both in the units and in the community (2 fitness centers, hot tub, car wash station, etc). I have, in fact, recommended HKF to friends, have had one pair of friends move into the area and another pair are considering it. I've renewed and intend to stay here for a while--probably until I buy, or need to move for work. Unless things take a bad turn, of course.
