I have lived at 1200 East-West for three years. It's a nice place, but overall it is a 4 star building at a 5 star price. The staff are very friendly, especially the concierges (who are employed through a contractor) and generally very professional. Maintenance requests are almost always responded to promptly (there are occasional communication issues with the off site maintenance request line, but the online request form has been great). However, some problems have required multiple visits. My sense is that the maintenance team are very busy, and don't feel they have the time to make sure that a problem has been completely resolved before moving on to the next ticket. For example, one of the toilets in our unit has had repeated problems with refilling and flushing, and while they seem to be resolved after each visit by Kevin or Dave, the problem returns in a couple of months. At the risk of being negative, the two most notable problems with 1200 East-West are the cost and the construction. Apartments here are priced at or above their slightly more upmarket competition (The Cameron, The Portico, etc.) and well above their comparable neighbors next door at The Veridian. Moreover, the rents go up quickly - an average of 6% a year while I've been here, even though 1200 East-West is no longer the new kid on the block. The construction issues are most notable in winter - it is very drafty, as cold air leaks in around the window frames. The plumbing sometimes makes strange sounds, and street noise can sometimes be an issue, especially if you overlook East-West Hwy. On the other hand, I have never felt the noise from neighboring apartments to be problematic. Apart from that, 1200 East-West is a nice place to live. The gym is large, well equipped, and well lit, as is the clubroom (although the "multi-age room" is a bit barren). The staff arrange lots of social activities, so if you want to get to know your neighbors, you can. Trash/recycling is picked up reliably by the cleaning staff, and the building is generally kept clean and tidy. I have never noticed any pests of any sort. Parking is expensive but otherwise excellent (although there is no visitor parking, so if you have guests, they must either pay, or use the parking at the Giant supermarket). The individual apartments are nicely presented, with large, reliable appliances and big kitchen areas. Then again, some of the floorplans are a little inefficient, so you don't get quite as much useable space as you might hope. Among other minor downsides, the thermostats are a little unreliable - we have noticed large temperature differentials between rooms in the apartment. And it is worth noting that unlike their competition, 1200 East-West does not have a pool. All that said, the biggest selling point for this building is the location. And that really is excellent! It's a five minute walk to the supermarket or the metro, and a fifteen minute walk to downtown Silver Spring. And it's not just urban amenities: there are 9 parks (not counting Rock Creek Park, or the joke that is Acorn Park) within a 25 minute walk. If you have kids, it's reassuring to know that the building is zoned for some reasonably good schools too: Sligo Creek Elementary, Silver Spring International Middle School, and Blair High School. So, all in all, this is a very nice place to live, in a extremely desirable neighborhood. It just isn't quite nice enough to justify the rent that is sometimes asked, or the annual rent increases.
