Is this a joke?

Dogshit management and lousy excuse of a leasing office, yeah I am talking about you Dawn. There are also a lot of child molesters who live in this building, why is this allowed? There are college students and families that come to live here... They will also make you pay for damages that are part of the apartment, for example, charging you for a broken stove that they cant manage to get it to continue to work. Not only will they keep your security deposit but also charge you additional money for something beyond your control. Absolutely pitiful!

    Rooms are nice, but the entire place always reeks of either onions or smoke from the tenants. Maintainance team is great. But good luck finding a good parking spot! The building allows all of the college students (who don't live here) to park here all day without penalty despite multiple complaints.

      I've lived at Lambeth House coming up on 8 years and I definitely recommend it to people looking for affordable, pleasant living in the Towson area. There's plenty of parking. The tenants are all generally quiet and respectful. The staff is quite responsive to problems, though I do wish they were more technologically up-to-date; the leasing office doesn't have email, nor do they process electronic payments. But they respond to phone calls pretty promptly. I'm on the top floor, so I can't really address whether the floor/ceiling soundproofing is any good, but I've never heard my neighbors between the walls. In the hallways you can sometimes hear people's music or TV going, but that's not a big deal; are you really going to be loitering in the hallway? Once you're in your apartment, it's very quiet. There have been some problems with the water, leaky pipes requiring them to shut off the water to the whole building for several hours. They usually give us all a day's notice, unless it's a sudden emergency. This can be annoying, but certainly not a dealbreaker.         Mainenance and Management

        I've been here for almost 4 yrs. Not to bad until this summer. My AC broke and it's been a week. I've been calling management 2 - 3 times a day. "NOTHING" This is one of the hottest summers I can remember. This place is going down hill FAST!!!

          Review of Building Occupants

          While the apartment building to first appearances comes off as an average apartment building, with good accommodations in the way of utilities, a stay in one of the apartments reveals otherwise. The construction is poor - the rooms (selective rooms sometimes, in otherwise environmentally comfortable apartments) can be damp and drafty, with poor insulation around the windows and electrical box. The bathrooms have poor ventilation, causing heavy condensation to collect on the ceiling and around vents. The lighting is variable - sometimes perfectly serviceable bulbs grow dim from time to time. The management and staff are questionable to the point that one would think they were living in a lunatic asylum. Though repairs are done without much delay, safety and security are poor. It is also a place that seems to have little respect for privacy - though the residents keep to themselves and respect each other's space to a fault, there is some question about the security system and other functions of the building throughout. The building also seems to have strange and haphazard policies towards maintenance of its facilities.             Good Price, Great Location, Nice Manager, and Quick Response by Maintenance

            I've lived in Lambeth for a little over two years and it has been quality apartment living. I make regular use of the gym in the building which is always clean and I usually follow it up with a sweat in the sauna. I have never seen a mouse in my apartment nor any other type of rodent or bug. Hallways and stairways are always well kept and the grounds are always free of debris. The pool is perfect in the summer months, not crowded and direct sunlight all day long make it nice and warm. I've never really had any maintenance problems with the exception of a blown breaker one night and the maintenance man was right there to fix it. Cindy is there during set hours, most of the time she ends up staying late. She has always been polite and courteous and I always see some older gentlemen hanging around her office talking to her and taking her out to lunch. To be honest I wouldn't mind tapping it, she's got a great body, but that's for another forum. Good location, great price, perfect place to stay.

              Safe, Quiet & Cheap

              Lambeth is clean, quiet, safe and cheap compared to most other places in the Towson area. The manager manages to get some of the best tenants in the area somehow. I've lived in 4 other apartment location in Towson, Lambeth is by far the best. The people who have rated it poorly either lived at Lambeth long ago or were the problem themselves. If your retired or a working professional, this is a great place to live.

                Great value, safe, well maintained

                I lived at Lambeth House for a little over three years before relocating for work. During the time that I lived there, the apartment complex was very well maintained and always felt safe. Whenever I had a maintenance issue, it was resolved within a matter of days. In one instance, my refrigerator broke, and they were able to replace it the very same day. I always found the leasing agent to be very helpful and accommodating. I always felt secure coming home late at night. The fitness room they feature is rather tiny and limited in options, but it works for folks who want to get in a simple workout at the end of the day. Trash chutes are located on each floor, as are laundry facilities. The Junior 1-BR apartment is tiny, but a great deal for the money in Towson (plus, the heat is included in rent!) When I left, they were starting to renovate some of the units, which will be nice for future residents.                   Best option in Towson and surrounding area

                  Let me start by saying no apartment is perfect. No matter where you go there is bound to be something that just doesn't appeal to everyone. The Lambeth House apartments are spacious and well maintained, after all the building is 30 yrs old! I never had a problem with rodents, insects, or anything else others have mentioned. Parking really isn't a problem and those that think there isn't enough are complaining that they have to walk 50-100 ft to the front door. And during the school semester Cindy actually will have cars towed if they do not display the Lambeth House parking pass. Tenants were always nice and what a relief it is to not have to be bothered by college kids making a racket at 1am...Towson Univ students cannot rent at Lambeth House. For the money and location you cannot beat The Lambeth House apartments.

                    Do not rent here

                    Hi All, I would not recommend this complex, as the parking was non existant, there was way too much noise, and the managment ( Cindy) was never, EVER on site. In the year that I resided at Lambeth, at least twice a month the entire building was evacuated by the Towson fire department due to some moron, who continually emptied their ash tray down the trash shoot, thus; igniting the compactor room...Not once did this event occur, not twice, but 12 times !!!!! Secondly, if you have a maintenance emergency, don't waste your breath....The maintenance man is more of a hinder than a help. I kid you not, I was without air for three weeks this summer, my unit literally felt like hell, when the duDe came to fix my unit, he ended up causing a surge. Later on, I found out that the guy couldn't pass the HVAC exam, so I was better off attempting to fix the damn thing myself.

                      MICE CITY!!!!! and so MUCH MORE!

                      Well...you about hit the nail on the head... this place is INFESTED with mice and its not out of the ordinary to see RAT TRAPS outside around the bushes... Old an outdated kitchen and baths and HIGH PRICES!... Come one come all... this place is like a College dorm room at all hours of the night!

                          Do yourself a favor, DON'T RENT!

                          <br>The rental manager Cindy is NEVER, EVER ON SITE, thus, creating a huge problem if you ever have a question, or an emergency. If she is in, you have to wait in line to see her, as she usually has some guy with an accent in her office. the aforementioned issue is my main concern with Lambeth. Also, the custodial staff is always rotating, on top of that,the building is outdated, and is in need of major repairs.

                            Quality living and affordable

                            Many of the comments made are, like most on this website, extreme and exagerated. I stayed only 1 year but thoroughly enjoyed it. Maintenance was prompt (Rudy has unfortunately left since) and who can ask for a better land-lady than Cindy. Most of the tenants are very agreeable, and there is quite a community feeling. Parking is ample, any other remark is ridiculous. Work-out facilities have room for improvement but I have seen much worse. Pool in summer is nicely kept up. Sauna is available too. Closet space is phenomenal and there is even extra storage available, as part of the rent. Laundry facilities are adequate but a bit on the expensive side. Location is walking-distance to downtown Towson and a mere 20-25 mins to the Inner Harbor. The sound-proofing is adequate; considering it's a brick building with concrete floors I expected it to be a little more quiet -- however, it's not as bad as some of the other comments state. One has to realize that living in an apartment building will never mean absolute silence. Overall, a good place to live.

                              Skip The Lambeth At All Cost

                              Lambeth does not have a stable maintenace man, they are always in and out. Mice are always a problem in the winter, in the summer make way for your new friends, the insects. The walls are paper thin, so thin I could her my neighers next to me sneeze, fart and pee, I kid you not! The best feature was the pool and the gym. The gym, however is in desperate need of upkeep and new machines

                                Save Your Money and Your Health

                                The largest problems by far are the managements lack of management and unsanitary living conditions. The office manager Cindy is never in the office and can be less than pleasant most of the time. The emergency mantaince line is of some help, but minimal at best. My air conditioning broke several times during the summer and to my dismay and discomfort went unfixed for, at one point, 2 weeks. Beyond the summer months, the winter also possessed many problems for my unit. The heat went out at least eight times in the previous winter and twice so far this winter. During the first winter I waited up for the emergency maintenance man to arrive a couple of times. The service became so horrible that I learned how to relight my furnace so I did not have to live in a refrigerator for three hours. <br> Even the cabinetry and appliances are outdated. My oven can never have an accurate temperate and I have to constantly watch any food I cook. The bathroom is extremely disgusting and over used.                                   Don't waste Your Money

                                  I found the main problem to be rodents, noise and lack of communication between managment and tenant. Cindy the leasing agent is difficult to get a hold of as she works part-time hours. When she is in the office she usually keeps her door closed, this presented a problem to many tenants. I have had several maintenace issues in the two years that I was at Lambeth and I found that the manager did not address the problems promptly. When you do get in touch with the manager she would have a callous attitude and brush off the problem. My friend who also lives at Lambeth is in her seventies with a heart condition and was without air for weeks in the summer.

                                    Piece of crap

                                    This apartment building is worthless. The kitchen is way outdated and disgusting. The counters are a puke green and the cabinets look like they are straight out of the 50s. The bathroom was disgusting (mold in the tub, sink rusty, etc.) Very small space for how expensive. Parking is horrible. Maintenance is horrible. the Manager is horrible. And there seriously is no privacy...no soundproofing.

                                      Good overall experience

                                      I have been lucky enough to have lived on the fifth floor and can say that safety was never really an issue. The tenants were mostly seniors and some middle aged and college students when i moved in, but the college age population is rising along with the late night noise. Even with the occasional noise, lambeth house is an overall quiet place. The new maitenance guy Rudy is excellent. He lives on site and will show up promptly even on nights and weekends. A year or two ago, they had trouble finding a dependable maitenance man, and that did cause some problems with my neighbors, but this problem is fixed as long as the current maitenance man is here. Cindy, the leasing agent is an extremely nice lady, but can be hard to reach. She has short office hours 10-3, and even then she has her door shut, or will be out getting lunch. If you are able to catch her, she helpful.

                                          Very poor maintenance

                                          I had a generally bad experience here. There were always new maintenance people, but nothing was ever fixed. The staff never fixed most of the problems with the apartment, so I got tired of complaining and moved. Plus there is NO "sound-proofing" trust me! Don´t move here!

                                            Can´t wait to MOVE

                                            The main problems with this apartment building revolve around the poor maintenance staff and manager. Repeating maintenance requests is a must, and when you are finally helped, the work is often very shoddy. Don´t be surprised if you are completly ignored. The elevators have been broken for 5 months, the water is randomly turned off for hours without warning, and the "sound-proofing" is really nonexistant. This building hosts mostly Towson University students, and the elderly.
