A real hidden gem! I've lived in several places in Ann Arbor, and Pine Valley was far and away the best. Rent was low for such a pricey city, but the grounds and buildings were all very well-kept and inviting. Parking was a bit tight on weekends, but we were always able to find a place to park (though sometimes quite far from our door.) The covered parking situation is very inconvenient; you are assigned a covered space, but it is in a random location around the complex. As such, there is a very small chance of it actually being near your apartment at all. My parking spot was as far from our door as possible, so I only used it once or twice over the course of the year when hail or a blizzard was coming. It looks like everyone else was in the same boat, too; 80% of the covered parking was empty on a typical night, while the unreserved uncovered parking was mostly full. Pine Valley is a short 5 minute walk from the #5 bus stop that runs up and down Packard. I used it to get to class and work every single day; it was very convenient. The bus runs every 15 minutes during normal times on weekdays, but only once an hour on weekends. I experienced a full bus situation that made me late 3 times throughout the year, but the bus is often 5-10 minutes behind schedule. The pool is clean and well-kept, but cold. It is not heated or covered at night, so the temperature is fully at the mercy of the weather. I didn't swim even once because it was shockingly cold to the touch. The laundry situation isn't good. There is one small washer and one small dryer in the basement of each building, serving 8 units total. The washer in my building was a "efficient" low water use thing that often left my clothes smelling dirty, and the dryer would rarely dry a load in an hour. A wash is $1.50 and a dry is $1.75. Luckily, Mr. Stadium is only a mile away on Industrial. Go there to do your laundry: it's less expensive and actually gets your clothes clean. My only true gripe with living at Pine Valley was my upstairs neighbors. It seems that the building was built in such a way that you will hear everything going on above you if you are on the first floor. I lived below a large family and I heard them walking, running, fighting, dropping things, crying, and blaring music every day. The loud music became a problem about half way through my stay, and the management wouldn't do anything about it after sending an initial letter. Nancy actually asked us what she expected her to do, since "they've been here longer" than we had. (If you do have a problem, deal with Mike or Joe. Nancy is not a people person and never fails to be rude if you try to talk to her about a problem you're having with her property.) Because of the noise issues, I would highly recommend trying to get on the second floor, or at least ensuring that you don't live below a family.
