I've been renting a 2B/Ba apartment on the 3rd floor @ the Ponds since August 2010 and have been extremely happy with my experience here. Location/accessibility: I'm a UM grad student and find the location on the AATA bus route 5 to be very convenient. The route runs from Ypsilanti to Blake Transit Center just northwest of central campus. There are two stops used by Ponds residents -- one adjacent to Pine Valley road and the other closer to Stone School Road -- and buses run every 20 minutes or so during the day. After 6:30pm the buses run less regularly and the wait is longer, and the last route 5 bus from UM leaves at 10:18pm or so. Part of me would like to live closer to campus, but there is no way I could afford the same space and quality. Management: The office staff is very courteous. They're proactive about informing you that you have a package waiting (I will often get an email from the office manager before leaving school for the day) and taking care of any repairs that may be needed. My water heater broke in the middle of winter and it was taken care of -- i.e. water heater replaced and carpet cleaned -- within 48 hours. They always get verbal consent before entering your apartment, which I appreciate after experiences in other complexes where I would come home and find that someone (ostensibly a repairman) had helped himself to the bathroom with no prior notification. Utilities: My heating bill (1 person in a 2-BR) ranges from about $50 during temperate months to max. $115 in the winter. The in-unit washer and dryer save me a good deal of time, and the fireplace adds a nice touch during the colder months. Water pressure is good. Electric stoves are not my favorite, but that's a small consideration given that I don't do too much cooking. Overall appearance: The place is quiet and clean with a nice layout. I paid a bit extra to be on the 3rd floor due to the vaulted ceilings, which give the place a spacious, open-air feel and create an environment that's good for entertaining (and displaying art). I'm guessing this also reduces the noise level in my apartment a bit, but I haven't lived in one of the lower units so can't say with certainty. People are always impressed with my place -- it looks pretty put-together, with some nice touches like track lighting in the living room and vanity bulbs in the bathrooms. The rooms all get good natural light when the sun is out. The kitchen cabinets are pretty worn out/sanded down, so they may want to look at replacing those soon, but everything else is up to snuff. Parking: No problems here -- plenty of open parking for guests, as well as a reserved carport (with lighting) for each tenant. Value: I looked at about 5 or 6 different apartment complexes in Ann Arbor -- all off campus -- before deciding on the Ponds. They are not trying to nickel-and-dime you for each additional feature like some places, and I really do feel that I get good value for my money here. Rental prices depend on the time of year (this is standard practice in Ann Arbor), so reserve early. Bottom line: I highly recommend this place to small families and grad students looking for a quiet, comfortable, stress-free living environment.
