I'm a grad student at UM who has lived at the Ponds since 2009. I think my roommate and I got really lucky getting an apartment here, because now it seems like the waitlist is pretty long. Our rent has been very reasonable (though only water, not utilities, is included), and we have a lot of storage space in our apartment. I think there are only a handful of apartment complexes in Ann Arbor that offer 2 bed/2 bath units that have in-unit washer/dryers and central heat and air. They're further away from campus and usually more expensive though. So the combination of the amenities and the location is what keeps me here, even if I'm a bit annoyed at having to take two buses to get to North Campus. I've had a good experience with the management. They've always responded promptly to maintenance requests, and the ladies at the front office seem to have a good relationship with the residents. I complained once about one of the neighbors who was parking really really badly, and one of the ladies spoke to that neighbor and the problem was fixed. We saw a handful of ants in our apartment once, and the exterminator was called in promptly, which I wasn't expecting. They were also really receptive to changing some flooring when it was beginning to look old, and they shampooed our carpet for free after two years because it was getting dirty. My biggest complaint is the Pond itself. The fountain is loud and pretty annoying. It wakes me up in the morning though, so I guess I can't complain. I think the management should reduce the time that the fountain is on during the day though. If I can find a new roommate for my lease renewal, I will keep living here until I graduate.
