We lived in Valley Ranch for two years. We loved the apartment itself, but there were many issues with the management and especially the maintenance that started almost immediately upon move-in. Everyone in the office was very helpful and friendly. Location was both a pro and a con; we were close to downtown and lots of shopping, but also we were caught in the nightmare trifecta of road construction that closed South State, construction that closed Ann Arbor Saline, and game day Saturdays. One day we couldn't even get home on a game day after running errands less than a mile from our apartment. We had to wait out traffic at a local restaurant. The biggest issue with Valley Ranch, and the reason I wouldn't want to renew a lease there, was the maintenance. We had most of our large appliances break and had to call several times every time to get the issue resolved. I even had to send photos and video to the office to get maintenance to finally repair or replace broken things. In our two years there, the water heater had to be replaced, the dryer had to be replaced, the dishwasher had to be replaced, the refrigerator required repair, the fireplace required repair, and the small "storage" closet on the patio had to be gutted because of a leak in the upstairs apartment that wasn't properly handled and continued to grow mold for a year after the initial incident was reported. We lost almost everything we had put out there in the first disaster and stopped using it afterwards; I'm glad we did. On top of having maintenance in our apartment so frequently, we had so many inspections I lost count. The township or investors were always coming through because the complex had failed to complete some kind of required repair. Our new water heater was inspected at least three times until it passed inspection. It was intrusive and I believe had they done the job right the first time it wouldn't have been necessary. When we moved out, we knew our carpet was dirty (not filthy, just walked on and normal wear and tear) and needed a shampoo, but the complex had offered a free carpet shampoo should we renew anyway, so we didn't think much of it. We vacuumed, cleaned, and did our best to leave the apartment in good condition. Imagine our surprise when we got a huge bill for replacing the carpet due to pet stains. I can guarantee you there were no pet stains. We paid the bill without arguing just to be done with it. Weeks later, we were warned that we would be sent to collections for not having paid the bill. Pointing out the date and amount of the cashed check (some weeks prior to this call), the office staff explained that there was a computer error due to some system changes and apologized. It seems our stay at Valley Ranch may haunt us for a while yet. Overall, I have to say that our experience here was a negative one. If you don't have anything break you may never have problems, but if you do, have fun trying to get the repair done.
