SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

While we always appreciate feedback from our residents, we're dismayed to hear that your experience has been less than satisfactory. Our community is ideally situated near downtown entertainment venues, but we understand that the noise from those venues can be frustrating for some residents. We strive to provide residents with a pleasant and comfortable home, especially during these hot summer months, by equipping each home with functioning air-conditioning. Sometimes, though, even a properly working AC isn't enough. If you'd like to discuss tips and alternative ways to cool your home to your satisfaction, please stop by the office and we'd be more than happy to talk with you.
We appreciate your detailed feedback and continued loyalty toward the community despite concerns. Frequent change in staff can present its challenges, but we strive to uphold a superior level of customer service regardless of staffing situations. It seems as though the staff has not met your expectations in terms of attentiveness and professionalism, and for that we apologize and we will improve going forward. Furthermore, we understand your frustration with rent increases, but they accurately represent the current market value for the area. We assure you, we do care about our residents and would love for them, and you, to be a part of the community for a long time to come. We encourage you to stop by the office to discuss pricing and any other issues we could resolve in the future.
Thank you for taking the time to offer feedback, although we are saddened to learn you are not happy with your experience thus far. We apologize you feel the noise is bothersome, however, we encourage you to notify the office upon your recognition of potential violations so that we may correct the problem. We do our best in regards to providing convenience and comfort as long as the solution is within the scope of our ability. If the washers or dryers are not operating at any time, please let us know so that we can get maintenance to take a look immediately. Furthermore, regarding your personal experience with a third party company on the property, again, we sincerely apologize you encountered such a displeasing interaction. We have acknowledged the matter and hope to avoid bringing that particular person back to the property. It is our intent to provide you with a place you happily call home; we hope to improve upon your perception going forward.
Thank you for your review of our community. We are sorry to hear that you have had a poor experience with some pet related accidents. When an accident occurs we do our best to make sure that the area gets professionally cleaned and sanitized and the appropriate resident is notified and billed whenever possible. Our own grounds crew also works to regularly remove pet waste from dog run areas as well. We would appreciate the opportunity to speak with you personally regarding the other items mentioned in your review and bring resolution to them wherever possible.

Thank you for your review of our community. We apologize that you are being affected by noise from another apartment in your home. If another resident is causing a recurring noise problem, we will be happy to follow up with that resident to stop the disturbance. We try diligently to enforce our pet policy. We have also installed pet stations with waste bags to help with the clean up. We encourage our residents to let us know if they see anyone violating the pet policy so we can directly enforce the policy with the offending resident. Thank you for your review of our community. We are pleased to hear that you love living here. River Place Apartments follows an amenity based pricing model. Our offered rates take several factors into consideration including current occupancy, anticipated occupancy, and surrounding market conditions. Since the time you signed your last renewal, we have had a significant increase in our occupancy with a corresponding increase in our offered rates. Since renewal rates are offered 60 days in advance of any lease expiration there is a chance the current rates are lower than the proposed renewal rate. We welcome you to contact one of our leasing professionals to inquire if a lower rate is now available. River Place Apartments does currently offer a 10% discount to City of Detroit Employees and are always evaluating other potential discount programs to offer our residents.
Thank you for sharing your concerns regarding our laundry facilities, parcel pick-ups, and waste accumulation. We are currently in the process of updating our laundry rooms and laundry equipment. In January 2015 we will install new laundry equipment that can accept credit card payments as well as smart phone interface payments and coin payments. We also will be renovating the laundry room areas with new paint and flooring. We accept parcels in our office as a courtesy service to our residents and do regard it as an important service. During the holiday season, we experience a larger than normal volume of parcels to manage in addition to the other services we provide. We do our best to maintain the parcel notification system and work with our residents to receive their packages in a timely manner. We are aware that there are a few offenders who do not dispose of their trash properly and this causes buildup in our trash rooms. Our maintenance staff works diligently at clearing those areas daily as well as identifying who is leaving the waste to minimize the problem. We welcome your feedback and will work to identify ways to improve the services provided to residents.
