Thank you for taking the time to voice your thoughts of our community. Our newly renovated homes feature many exciting features including new cabinets, countertops, flooring as well as updated appliances. It is difficult to achieve perfection in painting apartment homes, but we do paint every home freshly for every new resident. The outside lights remain on the buildings for the safety of our residents. It is important that walk-ways and carports are well-lit at dark. The porch lights are controlled by each individual apartment home, so residents may choose to keep them on or off. If you are experiencing excessive noise from a neighbor, please report it to the office, and we will address it. This is a multi level apartment community, so there will be normal foot traffic noise as your neighbors move about their home. Diamond Forest in in the process of beginning many exciting projects that are sure to please current and prospective residents. We believe that our community offers spacious floor plans, renovation styles, ease and comfort that you will not find elsewhere in Farmington Hills. You are highly encouraged to reach out to a member of the Management team, as we would love the opportunity to address your concerns and improve your experience at Diamond Forest. Dear xquiz, Thank you for taking the time to share the experiences you had while staying at Diamond Forest. We appreciate all resident reviews of our community as these review give us a great deal of insight into what we have been doing well and what areas we need to increase our focus in. We are sorry to hear that you were disappointed with some of the appliances in your apartment. Prior to a resident moving into one of our apartments, we have our maintenance team turn over the apartment to ensure that all appliances work, the apartment is clean and also to repair or replace any damages from the previous tenant. In the chance that our maintenance team misses a maintenance issue during this process, we have our new resident fill out a move in form in which they can describe anything that was missed. Maintenance will then complete any missed work as soon as possible. We apologize that our team over looked the issues with your microwave and that it took such a strong effort from yourself to have your microwave replaced. In regards to concerns involving bugs, we are located in wooded area, meaning we are more susceptible to bugs entering our apartments. To remedy this issue we do offer to have exterminators come out and spray apartment units to both remove and prevent any bug issues. Lastly, we are very happy that both our office staff and maintenance staff were able help you in both a quick and professional matter. We agree with you that it is the simple things that can make the difference between a lease full of problems and a lease full of joy. Because of this, we take reviews such as this very seriously as they provide us with the information needed to make sure we our residents get their lease full of joy.

Dear anonymous, Thank you for taking the time to share your thoughts on Diamond Forest. We are happy to hear that throughout your 4 years here the interactions you have had with our office and maintenance staff has been both helpful and quick. We understand your frustration with increases in rent; however, rent increases are necessary in order to stay competitive with fixed costs in the Farmington Hills area. Much like purchasing an airplane ticket, apartment pricing is formulated through the process of supply and demand; the lack of supply in the Farmington Hills market supports the annual increases. Apartment renovations are a never-ending process within a community. Updating an apartment takes both significant time and money, which makes it impossible to renovate every apartment at the same time. We appreciate you letting us know how valuable a couple renovations can be to residents, however, there is a plan for updates and to date, we have stayed within the plan. Thank you for bringing up the concerns you have with the sprinkler system. We are now aware of the issue at hand and will look into different ways of solving this issue. We are extremely sorry to hear of your repeated water issues from the above apartments. Issues like these are impossible to predict and can also be very hard to solve. Water leaks are handled at the highest priority in our staff and we do everything we can to not only fix the immediate problem but also prevent any future leaks. Our first choice is to show you the actual apartment home that you will be renting, however with the limited availability this can be a challenge and this why we would show a model apartment so that you may get an idea of the layout. At any point when you took possession of the home you have the right and obligation to bring items such a as cleaning issues to the managers attention, as we would have been able to address the issue immediately. We would like to take opportunity to look into your specific interactions in regards to the kitchen sink and wet carpet in your second bedroom as these items need to be addressed. Dear Anonymous, Thank you for taking the time to make us aware of your concerns and we are always striving to make the quality of your stay at the community one that is pleasant and valuable. If you have electrical outlets that are worn, and that is common, we can help with that maintenance item. Please submit a maintenance request to [email protected] and a member of the service team will get that scheduled. The same would be true of cracked tiles, if the tiles are cracked and this is more than a cosmetic issue, those tiles can be replaced. Traditionally, the pool schedule is Memorial Day to Labor Day, unless there is some unusual circumstance to prevent that, we try our best to adhere to that schedule. In regards to background checks, you can review our resident selection criteria with the manager and please know that all residents are treated equally; Diamond Forest abides by the Federal Fair Housing laws and screens each resident equally with the same criteria. When looking at rents at comparable properties in Farmington Hills, you will see that the rents at Diamond Forest are more than competitive. We appreciate you sharing your voice and giving us the opportunity to clarify or correct any concern that you may have. Iâ??m sorry to hear about your neighbor moving because of a rent increase. At times we find that it is absolutely necessary to increase rents at renewal to cover the growing expenses of running and maintaining our community as the costs of doing business increases. In the case of an increase in rent the standard increase on a yearly lease is typically between 3%-5% based on what the resident is paying compared to what the market rate of the actual apartment is. If you could please send me some specifics and I can research your account and let you know what your increase will be if any at [email protected] . Also if you can give me some specifics on your location on the property and I can look into the foundation concerns that you mentioned as well as the pet waste concern as we do allow large breed dogs, but do believe in enforcing the rules in regards to cleaning up after pets.
