Hidden charges: 1. Website of Greenreidge are are for yearly lease only 2. For 6 month lease add $50 per month in website rates 3. For 3 month lease add $ 75 in your monthly rent (available only initially) Month to month is $75 per month 4. Every adult resident has pay $15 per person application fess 5. Application administration fees is $40 6. Broadband hookup fee is $12. 7. Bloom Internet rates: 1 mbps:$34, 3 mbps: $39 & 6mbps: $49. You never get the rated speed, which is anwyways very costly. 8. Broadband has no rental or free modem option. So must get a one of your own. 9. You will have to undergo application fees and background check all over again, every time your renew your lease. 10. Carport $22 a month per car 11. Apartment transfer fees is $150. One will have to undergo re-application ($15 per adult resident) whenever changing apartment. 12. Deposit is $500. 13. They sell OEM version of Motorola SURFboard SB5101N modem w/o bill or warranty or buy back commitment 14. Modem costs $55. Good: 1. Free gas for cooking, heating and hot water 2. Open parking is free 3. Washer dryer dishwasher range ovan and fridge in unit 4. Lot of greenery 5. 6 ponds, each having fountain. 6. Target, best buy, Starbucks, kohl's, dollar tree, office max, bed bath & beyond, panera bread, taco bell within 2 mins from complex 7. Room are quite bigger and good number of big closets 6 free local cable channels 7. Quite a good private storage 8. Bus #9 to goto downtown right at the entrance. Bad: 1. No Microwave 2. Complex is not gated 3. Is full of geese droppings 4. Ponds are smelly 5. Very narrow walkway. 6. Pool is closed to everyone for good six months of year. 7. Appliances are not good quality. Washer will screw up your jeans too. Me, my colleague got jeans ruffled up. One of the past reviewer had same too. 8. No dining area. Entire apartment except standing area in kitchen is carpeted. So you need to be extra precarious not to spoil carpet. Else you may virtually lose your entire deposit while moving-out. 9. Wrongly says "Security deposit and administrative fee not due until the day of move-in", As soon as you sign the lease, you must pay the move-in charges. In fact, unless you pay all these, lease agreement won't be signed. Ugly: 1. They never share your background check report. 2. Even though website says pay stub is sufficient for employment proof, I was forced to get a separate letter from my employment for proof of employment. 3. No option of Cable TV/Internet from AT&T, Comcast, etc 4. Must take dishtv or Cable TV plan offered by by cable operator, which is very costly. 5. Do not provide splitter for Internet and TV, so you need to have your own splitter if you want to hookup your tv and modem to same input. They should provide it free with penalty when not returning at move-out. 6. Rooms maintenance can be done only between 9 to 11 and 1 to 3 Mon-Fri, so you must be ok to have someone entering your apartment in your absence or forget the service request. God knows why they claim 24 hour maintenance staff. 7. Apartment handover doesn't happen on weekends, even though office is open. I was forced to early move-in even though I had two days of employer paid hotel stay 8. They have strict no pet policy, no dogs or cat irrespective of breed or size 9. They will not handover you keys of your mailbox unless move-in checklist form is submitted to leasing office 10. Lease agreement doesn't carry phone number of owner or manager, so legally speaking lease agreement can't be used as address proof when applying for state I'd or driving license (though SOS office generally not look for same) 11. Though they are said to be excellent with service requests, my service request to rectify food thrasher was not attended even after two days. I still have very bad dryer that I need to run three time (30 minutes extra dry) to dry the cloths. 12. As the economy is going good, they are charging $25 per month more in new lease 13. They charged a good amount of money as cleaning fees to my friend who moved from a 1 bed to 2 bed withing 3 weeks. If you can manage w/o good broadband, TV and likes lousy service, Greenridge is the place.
