I have lived at Mallard Pond since 2014. While it is not the greatest place I have ever lived, it is certainly adequate for the price. The complex is fairly conveniently located on M-59, not too far from a Meijer and a Kroger, and the interstate is not too far away. The unit my wife and I have has sufficient space for us. The kitchen, main bathroom, and our bedroom/bathroom is nice, and the laundry room has plenty of space for us to work. The living room is a bit small but it meets our needs. The units do seem fairly cheaply made. Neighbor noise through the walls is moderate but not horrible (we do live on the second floor) and the floors have some peeling, shoddy trim work. The neighborhood itself seems fairly quiet, otherwise. The most noise is generated by playing children; all well and good, until they start running in and around cars. Parking for residents is mediocre; there is only one covered spot for each unit and vehicles are often double parked in those areas. Parking for guests is slightly more problematic. The landscaping is spartan but the grounds are generally clean. Management is not intrusive, and the property manager seems professional enough. The other woman who works in the office is not there everyday, but if you happen to go in when she is there, it can be very difficult getting questions answered. In fact, she usually tells you that she has no idea and to ask the property manager. She also seems to have a bit of an attitude, and, to be honest, had our only interaction with Mallard Pond been with her, we might not have rented our apartment there. The lease signing and move-in was simple enough, and the apartment was tidied prior to move-in, but certainly could have been cleaned better. We have, to date, had few interactions with maintenance, but each has gone well. Neighbors are not too bothersome. As far as we can tell, the complex is pet-friendly, and many of our neighbors have dogs. There are some issues with neighbors cleaning up their dogs' feces. Our utilities include water and trash, we pay for electricity, gas heat, and our internet. Utility costs do not seem to be any higher or lower than any other place I have lived.
