If you are accustomed to "section 8", low income housing, this is the place for you. A $200.00 move-in special attracts tenants who "apartment- hop" until there next eviction. I suggest you investigate how many times KDPS has responded to the property, and the nature of calls in the past three years. I would also inquire how many evictions, and the nature of such actions taken, in that same time frame. Definitely drive, and walk around property. Use common sense, if landscape is dead, it stays that way. Check, weeds, trash on property, parking etc. Also, look at tenants patios, and balconies for indications of there personalities, and how they may respond to you. Walk into more than one building, look at carpet, paint, smell, and notes posted on doors, and laundry rooms by Management. When dealing with an actually staff member, be very clear and direct with you questions, and expectations. Pay attention to responses (to questions), make sure there logical, and educated. Pay attention to personalities of staff, that will indicate on how they will perform there job. The majority of the staff ------------. Never a good idea. The property owners live out of state Cornerstone, that is the first red flag you should consider.
