At Plymouth Hills the SATISFACTION of our RESIDENTS is our HIGHEST PRIORITY. We pride ourselves on this philosophy and have always tried to consider the concerns of our residents above our own. It has come to our attention that one of our residents feels that their experience at Plymouth Hills is currently not living up to their expectations. We are reaching out to this resident in hopes to address each and every one of his/her concerns. We understand that in today s world, the ability to express oneself has many avenues. We would ask that anyone with similar concerns, please try to contact me and/or a member of my staff, to allow us an opportunity to address your concerns on a more personal basis. This experience has given us the opportunity to improve the way we can communicate with our residents as well as help focus our attention on the most important issue, How we can better serve you, our Resident and customer! We believe, at Plymouth Hills, we offer a great value at a very affordable price and are taking this opportunity to address some of this Resident s concerns and/or comments. 1. Office Hours and Better Resident Communication Nothing is more frustrating than being unable to communicate your concerns. We believe this to be true, and therefore will try to be more available to our Residents. Please try to use either a traditional means of communication, either by phone 734.455.4721 or by dropping by the office in person . In addition, we can be reached by either utilizing our email address at info@plymouthhills.com or through our web page at www.plymouthhills.com . We are also looking into other forms of communications and would encourage your input . 2. Quiet Place to Live - From the sound-deterring Lite-Crete concrete flooring, to the insulation which separates each of our units, to our modern thermal insulated windows, we feel our units offer the closest to a quiet and comfortable place to live. These units were built under the required building codes at the time. However, we will look into this Resident s concerns of the limited blown in insulation above his/her unit. 3. Electric Heat and Overall Energy Costs We understand that rising expenses and recent increases in both electric and gas costs, as well as personal budgets are all being squeezed. The excessive cold weather throughout the past two years has not helped either. Plymouth Hills is an All-Electric community and for that our service provider offers our residents a preferred energy rate. We have also, in the recent past, taken advantage of offers by our service providers to incorporate many energy and water saving devices to hold down overall operating expense costs, helping to minimize annual increases in rent. Further, each Resident has the ability to manage their own electric and heat usage (utilizing the individual thermostats located in each room of our units), for this we feel energy costs can be easily and effectively managed by each of our Residents. 4. Plumbing/Electrical and Other Systems We will continue to be diligent with all service requests. Our maintenance staff has been with us for a number of years and pride themselves on attending to your service requests immediately upon their dispatch. We, however, never enter a residents home unless requested, in case of an emergency, or upon previous notice in the case of an annual city inspection. We feel that your home is yours to enjoy in quiet comfort. Please let us know if you currently have any issues with your plumbing and electrical services, and we will address them immediately. 5. Plymouth, WHAT CAN WE SAY! We are NOT ONLY within a five minute walk from downtown and Hines Drive Park, but also less than a five minute s drive from I-275, I-96 and M-14. LOCATION IS EVERYTHING! That said, With Plymouth, comes the trains! Trains have been a part of Plymouth for the past 100 years and will continue for years to come. Many of our long-term residents had expressed the same issue prior to moving into Plymouth Hills . Within a few weeks or months after moving in, these same long-term residents replied, With Plymouth, comes the trains! 6. Trash and Cigarette Butts Our maintenance staff inspections weekly, both inside and outside, each of our buildings. Our hallways are professionally cleaned bi-weekly. We make every effort to keep our community as clean and neat as possible, but we will need you and your neighbors help as well. 7. Crime and Improper Activity - We do not condone or accept illegal or illicit activity and it will not be tolerated. Please be assured that we have a very good working relationship with the Plymouth Police Department and will not hesitate to enforce the terms of our lease contract. As for the reported recent activity, steps are in motion to resolve the issues. 8. Parking lot - As for a Residents ability to conduct personal activity such as cleaning or repairing ones car in the parking lot, or allowing for motorcycle parking and/or bicycle parking, we believe and will continue to enforce the rules as agreed to by each and every one of our current Residents prior to their moving in. Our parking lot is kept Litter-Free because we do not allow repairing and/or cleaning of vehicles. As for your ability to park and/or the number of spaces, PHA far exceeds the required number of spaces needed. Snow is removed and iced areas are treated by a professional snow removal company. Please make us aware of your concerns regarding parking Becoming an increasing problem. 9. Locks Reused - Our apartment door locks are changed immediately after a resident vacates their apartments to ensure the privacy of the next resident. When necessary, new door locks are installed. 10. Inattention to Detail When an apartment is vacated, our maintenance staff evaluates the condition of the apartment, repaints the entire unit, the carpeting is cleaned (or replaced when necessary). The unit is than completely cleaned and prepared for new occupancy. The unit is prepared to ensure that there will be little or no issues arising upon a new Move-in. All of these activities are done by and to the highest possible professional standards. 11. Power Surge - We are currently unaware of any Power Surge issues with the electrical systems. We are also unaware of what a touch lamp is, but would welcome your input as to how we can address your current concerns. 12. UPS and Other Postal Carriers It is not the communities responsibility to maintain or deliver resident s personal property and/or packages, but is a convenience that can be utilized by our residents. Packages are accepted by the office staff during business hours (which are normally honored by the individual carriers). Residents can either pick up their own packages or as a convenience to our residents, the maintenance staff can deliver these package directly in the resident s units. It is not a common practice for carriers to leave packages outside of units and/or buildings. 13. Bicycle Racks Are not available due to the potential liability it may cause. The units offer spacious closet storage within each apartment. Our longstanding policies are for the safety and comfort of all of our residents. Plymouth Hills continues to be a good standing member of the Plymouth Chamber of Commerce. We take pride in our community and our city. We are proud of the friendly professional attitude of our staff. We respect our residents and appreciate the respect we receive from them.
