Please consider the following prior to leasing I am a former tenant. If you are late on rent you will be charged fees. This is not abnormal for rentals however if circumstances are out of your control, for example The post office in Romeo is not always on the ball and my rent check was once lost and I had to pay late fees and pay my bank a "stop check" fee. There is no consideration for outside influences even if you provide strong facts too the landlord. Most people would give you a pass if your usually good for the rent money. If you leave the unit in a condition even slightly less than when you sign your lease even topics that are considered "normal wear and tear" they will deduct from your security deposit. My move in/move out checklist had no issues identified! Prior to moving out I asked for a walk through, the landlord declined. I attempted to negotiate the return of my security deposit but unfortunately they took me too small claims. They were awarded the security deposit but regardless of facts and evidence that was furnished, I know nothing negligent was done too the unit while I was renting it. Sometimes you win, sometimes you lose... I learn either way. The maintenance team is not very prompt to responding to calls for service. You will be treated like it's not important if the Property Manager doesn't think it's an issue. If you need anything even the smallest thing fixed/addressed STAY ON THEM! These are older buildings you will have issues! Keep a log of anything you ask them to fix/repair... While renting my unit had issues with the heater, which were addressed. There was mold in the bathroom which they did not adress because they look too remodel their units, so keep vinegar handy... We referred some family friends of ours to a unit that was in the remodel process. They treated our friends in an unprofessional manner. The Property Manager was very rude during the walk through. They took their application and background check fee of around $100 and a week later on a Sunday evening my friend got an email from the landlord that said the unit would not be ready in time because a maintenance person was sick. That following Monday morning the entire maintenance staff of 3 people were outside working the grounds. Few days later they were repairing potholes on the main drive and by that weeks end were replacing shingles on the roof of my building...
