**I have updated this review over my tenancy and added positive/negative notes.** I moved in 2 weeks ago. It is clear there is very little pride taken in this property. Sad, because these apartments could be really lovely if the people who ran them cared even a tiny bit. The duplexes look nice on the outside, it's a great area, it's close to the freeway. I love the layout of the unit. I was really excited, as they seemed to be everything I wanted, and I waited 2 months to get into one. Now, I just regret it. The kitchen cupboards are disgusting. I cannot open them while preparing food, as bits of stuff falls onto the counter and stove. They are just paint, on top of paint, on top of paint, x20, on top of rotting wood. This is a strange problem I've never had in any rental before-- the outlets do not hold plugs. They fall out if anything moves the cord, or if there's even the slightest resistance, e.g. with vacuuming. An electrician friend says this is just because they are cheap. I've had to pull the prongs apart on most everything I plug in and/or use duct tape to get them to stay in the walls. Tacky and weird. The carpets are horrendous. I understand the previous tenants left a mess, but I find it surreal that I am cleaning up what the cleaning people AND the carpet cleaners somehow missed. There is hair, crushed up pet food, and all sorts of other gross stuff on the carpets all along every baseboard, that was then painted over. There is paint overspray in every room, making every edge of carpet look like it is dirty/dusty/gross-- because it is, and then it's sealed with paint. The carpets aren't laid very well, so there are parts and corners where it is short, or cut unevenly, and the old wood is exposed underneath. There is no metal carpet bar between my hall and my bathroom. There are exposed nails that I've stepped on a handful of times. This was brought to their attention, but I haven't heard anything back about it. [note: this was never fixed, despite multiple contacts] My doorbell doesn't work.[note: never fixed.] I can't get dressed in my bedroom because of some damaged blinds that were not repaired before I moved in [Note: this was fixed eventually]. There are huge fist-sized holes in both bedrooms' screens, but they say they won't replace them until Summer [Note: these were never fixed, despite triple-digit summer temperatures, and multiple contacts] Also, the windows are original. They are ancient. They crank open and closed. Some don't lock. Some won't open. I am really hoping I don't need to use the air conditioning much this summer, because it's clear I'll be cooling the neighborhood. The maintenance guy, ---, seems nice. It is clear he is overwhelmed and overworked. But my biggest problem, by far, is the spider infestation. I called ------, the apartment manager, about it. She said they have a company they use, and she'd call them, and call me back in about an hour. She never called me back, and then avoided my phone calls the entire next day, and the entire following week. Tangent: I should have known better when I was looking into these apartments, and we had set plans for me to come look at the unit. I took the day off of work and called her that morning, like she asked, to get the time to come out and look. And she did not answer my call. And then avoided all the rest of my calls that entire day, until the FOLLOWING day when I left an irate message that I was going with my 2nd rental option. She finally called me back. Her reason for avoiding me was "Well, there was nothing I could do, I didn't get the keys back from the tenant", as if this justifies actually avoiding talking to someone, instead of just updating them on a change in the situation. Pro Tip: If a company makes it clear they aren't interested in getting your money before you're even a renter, know that the service will exponentially worsen once you're legally bound into giving money to them. I digress. It is now the middle of the following week, I have heard nothing, she won't answer when I call, and I went and purchased my own pest control spray, and have now triple sprayed my house, Which helped tremendously, but there are still a few coming around daily. And now I stopped typing this to kill one that just ran across my living room floor. I'm over this whole thing. [Note: She finally answered the phone more than a week and a half later, and said she'd schedule the exterminator and then the first THREE times she claimed they were coming out to spray, they no-showed.] [Update: Three months into my tenancy I was vacuuming around the rotted wall in my closet and apparently busted open an ant nest and thousands of ants came pouring out into my closet/bedroom. There was a leak on my roof, along with my back walk way from my driveway to door that flooded any time it rained and sloped toward the house, so there was a lot of water damage in the back wall.] I really wish I had gone with the other rental I was looking at. This is going to be a very long, miserable year. I must say, I actually find it a little amusing that I grew up in downtown Flint, and the nastiest place I've ever lived was Royal Oak. UPDATE AFTER MOVE OUT 1 YEAR LATER: Upon termination of lease, I found they had lost my move-in inventory checklist, so I had to actually make them a copy of MINE so I wasn't charged for everything that wasn't fixed. After 30 days they sent me a partial check for my security deposit, stating it was a refund in full. So, apparently they also lost any records of my security deposit payment and just made up their own number. I cleared that up and got the balance of my money back. Now, I moved out 4 months ago and am STILL dealing with them regarding my water bills since NOVEMBER of last year (it is now AUGUST). ------ was fired, and a new manager, ----------, was hired. She was nicer, but still didn't take care of anything. I found out, while speaking to someone at corporate recently about my being overcharged (yet again) on my final water bill, that she was fired, too. After multiple conversations with corporate I am eating the overcharges because I want to be DONE with these incompetent people. I would NEVER recommend these apartments (to anybody I like, at least). It was one giant financial mistake, and continues to be a ridiculous waste of my time.
