Resident 2007 - 2018

1/2/2018

There are no current reviews so I wanted to give an update. I've lived here for over ten years and watched many people leave in dissatisfaction. If you are considering a move here be aware: These are older units so be very sure to give a careful inspection of everything! This is crucial. That means pulling appliances away from the wall. I did that about two years ago for the first time in my unit and was shocked. I'll be moving soon. Heating and cooling units are aged and may not hold up to heavy use so test those as well in the unit before moving. The thermostat on mine has to be at least thirty years in age. Expect high energy costs for 900 sq feet: $120/month on average (electric and gas) as there is no insulation from the weather. But the most egregious fault with these units is the pricing. Sixteen months ago, after a new property manger took over, the rent for a one bedroom was moved up by $320: from $750 to $970. The salesperson in the front office will tell you $925 and then inform you (maybe) late in the conversation that they add $45/month to that for water and oh by the way, another $20/month for a car port. Given the aged condition of the units $990/month is price gouging. The Oakland County Tax records show this property listed at $1,700,000. Say $2 million. Do some arithmetic on 72 units and the taxes per unit would be about $190/mo. Yes, there is overhead, but all being said, back of the envelope kind of calculations shows these apartments to be worth at most about $550/month. The property is uniquely located next to a pond and wooded area and offers seclusion from traffic; birds and other wild life like the area too. However, it's still not worth almost $1000/month. So be aware you're being gouged if you move in here; sometimes in ways that you will not know about until you've lived here for several month.s
