*I WRITE THIS REVIEW TO WARN OTHERS OF MY EXPERIENCE THUS FAR IN SILVERBROOK VILLAS. WHICH HAS FOR THE MOST PART BEEN NOTHING BUT STRESS, HASSLE, ANNOYANCES AND A TRYING EXERCISE IN DEALING WITH THE INCOMPETENCE, UNPROFESSIONAL ATTITUDES AND OUTRIGHT LIES OF THE STAFF, MANAGEMENT AND EXECUTIVES OF AMP, THE PROPERTY MANAGEMENT COMPANY WHO DO AN EXTREMELY POOR JOB OF RUNNING THIS COMPLEX. I HOPE IT GIVES A GOOD INDICATOR OF WHAT TO EXPECT IF YOU DECIDE TO LIVE HERE. Firstly, I am very suspect of the other 5 star and even 4 star reviews of Silverbrook, posted on various sites. I have a feeling that this is the staff themselves writing the reviews or that maybe the staff is rewarding resident's in some way for writing positive review's to make up for the sheer amount of poor ones. Its telling that Amp staff only respond to the very few positive reviews written and none of the bad ones. Anyhoo, You know when you enter the complex that it is not the 'beautiful' residential community with 'luxurious features' outlined on its website. Its an aging ,well weathered sub division that has seen better days in all regards. There are three major factors that will entice you, 1.For townhouses, they are spacious, plenty of room, even bigger then most 2 bedroom and some 3 bed houses out there. 2. The natural beauty and wildlife surrounding the area is gorgeous all year round, beautiful trees, foliage and greenery are abundant, with alot of elegant and interesting animals wandering about such as deer, groundhogs, skunks, geese, ducks, storks, turkeys, snakes, squirrels and even turtles 3.Its address is located in West Bloomfield (although unofficially its more central to Commerce) , so its close to freeways and alot of nearby local services like a hospital and shopping outlets. But espite it being West Bloomfield, there is a small yet noticeable shady element who reside there. These are the benefits and positives that made me want to sign a lease. The benefits and positives end there, as you will soon find after moving in. Inside our townhouse, every fitting, fixture and appliance is old, dusty and/or rickety, its clear no money or effort has been put in place to replace aspects that are in immediate need of replacement, particularly the windows and doors which you can tell are very old and need replacing . Outside its the same story, You'll find the roads are bumpy, scattered deep potholes and given very bare bones attention in terms of maintenance. As seems to be a theme in Silverbrook, everything is in some sort of disrepair and has seen better days, There are stop signs so weathered you cant see the 'STOP' anymore, theres trees and weeds so poorly maintained they have grown into the drains and gutters, This makes the pathways you access outside your home like an ice rink in winter with water having no where to go and freezing, oh and dont expect staff to put the work in to make these paths safe. You'll have to do that yourself so you dont fall and break your neck. Theres playgrounds for kids and a basketball court , the playground which is safe enough to play on, But irs ancient and decrepit. The basketball court is especially in a serious state disrepair and unusable. Virtually everywhere you'll find something isnt working or barely fulfilling its original purpose. BTW, the aging playground and decrepit basketball court are the ONLY amenities here. Other then a few old rusty benches theres nothing available. No facilities, community centre or benefits on offer which come with living in most townhouse communities. AMP actually will try and entice you to live here through false advertisement, On Silverbrooks website they claim there is a pool, community centre and gym on site, This is outright lies, as none exist. When viewing the property, the sales representative will lie openly claiming that such facilites exist or will be open soon, All to get you to sign a lease. Which is extremely deceptive and unethical whichever way you look at it. In terms of my own personal experience living here and dealing with management, let me give you a small favor of what I've had to put up with thus far. Despite all the promises and assurances offered by the sales rep when I signed a lease, most were not honored. Our unit was far from ready, With a plethora of big things wrong and an endless list of little things wrong. I was told this would all be repaired right away, and to be fair, maintenance staff were quick to come have a look and fix what needed fixing. But its been months and the serious issues are still outstanding with no explanation or assurance what is to be done to fix them. I get there are always teething issues upon moving into a new place, and you have to expect that. But my experience here is way way beyond that, it has been one of me constantly having to report issues and demanding things be repaired over and over, and this never being done or followed through on Some of these outstanding includes: -Defective plumbing that leaves my floor flooded every morning. -Old doors that continously fall off hinges on top of me and my daughter. -A back porch door that is beyond repair and old and doesnt lock properly and they wont replace it. Which is worrying as there was a break in across the street in which a very ominous Gang tag was left on the wall for all to see. Thats not to say that there isn't maintenance staff who dont comeby to do repairs. Its nearly a weekly occurence for me to have maintenance staff in my place. Which is going on months and ridiculous at this stage. They will be in and out in minutes and do the most bare bones cheap job possible. And be prepared for them to enter your unit without giving you notice or without your permission. For what I have going on, a flying visit from a handyman doesn't cut it. AMP need to spend the money immediately and replacing items beyond repair which it seems they are very hesitant to do. (Interestingly enough though, they have replaced the windows and doors on their staff/leasing office, recently, nice one guys, when are we, the paying tenants getting ours?). Dealing with the staff, be it on-site staff and managers, corporate office, all a nightmare and a fruitless endeavor that gets you nowhere. At this stage I'm convinced they are just pointless automatons who will sit there nodding in agreement with you as you speak or ask them questions. But seem totally incapable or perhaps unwilling of doing anything, even the smallest gestures to help you. Some are so rude and condescending, lacking any manners and sit on the phone going 'mmmmhmmm', making you wonder how in the world someone like that could ever be considered for a job that requires interacting with customers, as a dog would have more manners. I knew I was in for trouble upon moving in, when a staff member promised me a credit for all the hassle I had upon moving in. Only to be called by a manager telling me I wouldn't be getting it, and the staff member had no authority to offer it. Wow. This same staff member assured me the pool would be ready by Memorial day, it is now June 2019, and 'the pool' appears to be the same inaccessible dusty desolute construction site it was when I initially moved in. Its clear to me me now, that all the staff are there for, is to get you to sign a lease and collect rent. As nothing else seems to take precedence. Lies and empty promises of 'its coming soon' or 'we're building this or updating that' is all you can expect. The only thing of only substance is the monthly reminders of how and when rent is due and your responsibility as a tenant.(Though it seems AMP could give a damn about theyre own responsibilities as landlords) The whole experience is just emotionally fatiguing and the sad part is, the place could be a really great community if it was ran right and professionally. I'm not the type to resort to slating a company flippantly online. But after endless attempts trying to communicate with management I feel Ive no option but to leave this review to let others know what to expect if you live here. Ive been patient, gave them every opportunity, They just dont care. As I type this, it appears the garbage was not collected yesterday as scheduled, so theres flies buzzing all over the place and rotten thrash all over the place, Oh and people who have moved out or been evicted have just left all their junk on the side of the road, The place looks like an actual dump right now. Mountains of thrash, garbage, old furniture littered EVERYWHERE, just what you want visitors to your home to see! Spare yourself a nervous breakdown and scroll past this dump.
