SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

I'm sorry that your experience at Deerfield has not met your expectations. I assure you that resident satisfaction is our number one priority. Our door is always open, and we welcome the opportunity to address any concerns with your experience. Being a sizeable townhome community certainly has its challenges when it comes to monitoring and enforcing our policies. We do have measures in place to impose fines when it is known that a resident is not following the rules, but we do rely on our residents to help in reporting violations since we are not on-site at all times. This applies to picking up after pets, and the use of grills that you mentioned. We are excited to also be phasing in a smoke free policy within the individual townhome units, and we hope that our residents respectfully abide by this new policy as it is implemented. We agree that our Assistant Community Manager is great. She, along with the Community Manager, work very hard to operate the community and provide our residents with a hassle free living experience. Both of them have the same goals, but carry individual roles and responsibilities. One of the primary roles of the Community Manager is to manage the business end of the community, and unfortunately, it doesn't always allow for interaction with residents as often as we'd like. The crash that you're referring to was an unfortunate accident for all of the individuals involved. There are many details unknown outside of the parties involved, and out of respect for those individuals, we don't feel it's appropriate to comment about them on this platform. I appreciate your taking time to comment. I am sorry to hear that your experience has been less than optimal. It is rare that we hear complaints about sound insulation. We strive to make sure each resident experience is the best it can be. Unfortunately there are occasions where it is difficult to remedy a particular issue due to factors beyond our control such as construction issues. We monitor market rates on a daily basis and I can assure you that our homes remain competitively priced with comparable properties.
We are happy to hear that you are enjoying your home here at Deerfield! We are lucky that we are able to offer shorter lease term options, as well as a pet-friendly community for our residents who are in transition. The team here is happy to help our residents when needed, we always strive to do so quickly and efficiently- and it warms my heart to hear that we have been able to do so for your maintenance requests. And while sometimes the plows may start in the early morning, rest assured that we do so to ensure that you will be able to get where you need to go in the morning. We are glad that you continue to enjoy living a Deerfield. It is especially rewarding to hear from a long term resident who can attest to our commitment to customer service. When you hear an occasional "thump" from your neighbor, just let it be reassurance that you are not alone. It is good that you have had minimal need for repairs. But rest assured that when that need arises, one of our excellent maintenance staff will be responding quickly and professionally.

We understand that parking in certain areas can be an issue at times, especially concerning snow plowing. We apologize that there is not overflow parking spaces on your end of your building, unfortunately some of the townhomes rows simply do not have room for overflow at both ends, but we do try our best to provide adequate parking for all of our residents. We recently had our sauna heater serviced- so we encourage you to give it try! Thank you again for taking the time to provide feedback about our community.

It is refreshing to see comments from a satisfied resident; especially from someone who has resided at Deerfield for many years and witnessed many changes. Resource Residential has been managing Deerfield for the past year and we have implemented several new procedures meant to enhance everyday life at the community. We already have a good start on preparing the pool and, weather permitting, will be able to open earlier than usual. We are careful to engage only quality contracted services such as snow removal and landscape work in order to make life easier for our residents and keep the property looking nice. You are right; our convenient location for shopping and services is also a very nice benefit for our residents. We appreciate your taking time to comment.
I am sorry to hear you have had a negative experience at Deerfield. I don't know when you moved in, but since Resource Residential assumed management I can assure you that customer service is our top priority. We do our best to make sure maintenance requests are handled within 24 hours, our homes are clean and inviting for new residents and snow is removed from driveways after each snow event providing there is no car in the driveway. We have received many compliments from residents on the quality of snow removal. If you are still having issues with your dishwasher, please contact the office so we can make things right.
