DO NOT LIVE HERE! Just avoid Ginkel Properties altogether. Ginkel Properties is your typical slumlord run operation. They cut corners to save a buck at the expense of their tenants and buffer management and ownership with layers of bureaucracy. IF they respond at all to a problem/issue you're having, it's a form letter that does not fully address your concerns, and comes several days later... again, if at all. Save the headache (and money), go somewhere else. To keep this reasonably short, I'll give just one example of their true slumlord colors. A city inspector came for a standard building inspection. A citation was sent to me from the city due to litter surrounding my patio area. I was on the ground level, with 6 floors above me, so there would be cigarette butts, bird seed, sometimes articles of clothing, and random other trash that would trickle down from all the tenants on higher floors. Knowing this and that I pick up after myself, I alerted the inspector AND Ginkel Properties to let them know I would not be paying for this since it is not my job to pick up after other tenants. The City of Hopkins did not give me a straight answer to my concern, Ginkel Properties simply did not respond. Then I was shocked when I moved out and Ginkel Properties decided to deduct nearly $300 from my security deposit due to the city inspection... Even though I alerted them months before and explained this was due to actions by their tenants, not me. When I tried to contact them to lay out the issues (again), I got a form letter in the mail that did NOTHING to address my concerns. They refused to respond to emails and calls, and would only do snail mail. Because of this, I decided to call Ginkel Properties to request a meeting (in person OR over the phone) with ----------- (By the way, never once saw him for the year I lived there, nor do I even know what his first name is!), or someone with the executive authority to make a decision on this matter since my concerns were being ignored, and I was ripped off. The employee I spoke with seemed to be intentionally short with me. She took my name and phone number and said the request was submitted. When I asked when I would hear back, she said nobody ever knows that... So far, nothing. Again, this is just one example. I had MANY problems with them along the way and tried to give them the benefit of the doubt every single time, but after a few of these experiences, you realize Ginkel Properties is just a slumlord operation that has no care for their tenants at all. P.S. if you make the mistake of moving in, DO NOT drink the water. They turn off the water at least twice a month for "maintenance" and based on the water taste and appearance of the pipes, I'm sure your future children will have plenty of interesting mutations.
