Thank you so much for taking the time to let us know how we are doing! Upon receipt of this I walked the buildings immediately and right now looks really good! If ever you see something that appears to not be taken care of very well please do call the office immediately. We do have caretakers on the property early mornings and then evenings taking care of the halls, laundry rooms, lobbies, grounds, turns and snow removal. If at any time something appears to be overlooked, please do make us aware right away. Thank you for the 5 stars on everything else!! Hello, I am sorry to hear that you have some concerns at Royal Oaks Apartments. The Community Manager as well as the other staff are usually available to assist. If you are having a hard time connecting I would suggest setting up an appointment to ensure it is a good time for both of you to meet. However, if you are having a hard time connecting or setting up a good time for both of you I would be happy to discuss these concerns with you as well. Thank you for taking the time to post a review. I am so sorry to hear that you feel like I am bothered when you call. I absolutely am not bothered by residents or prospects at all. I enjoy touching base with the residents and want to make sure that their needs are addressed immediately. I would love it if you would call me and let me know your specific experience and have the opportunity to make it right. I am glad that you feel it is quiet and safe and seem to enjoy it otherwise. The laundry prices are actually right in line. The national average is $2 per load and some of our neighboring apartment communities are well over that. Ours are $1.50-1.75. Thank you so much for taking the time to share your review of Royal Oaks with us. We are always striving to give out residents a 5 star experience with us and improve on what we do. With that said would you mind sharing a little more information? I noticed you have rated maintenance fairly low and would like to know why. Is it the laundry experience? I know we had a dryer that took a while to fix as we replaced several parts. If you are continuing to have problems with a dryer please let me know which one. And, I would be happy to reimburse you for your extra loads. I also noticed a low score on safety. Please do let me know if you have had something happen! We are very concerned about this and have had no reports of incidents. As you may know, we are proudly the only community in New Hope that has acheived the Crime Free Housing Certification and take it very seriously so we are very interested in hearing about your experience. I do know the parking has been problematic lately due to the building receiving a roof replacment. With the large trucks a cranes needed for this project it has caused some parking pains. Unfortunately, with improvements there often comes momentary inconveneince. Like road repairs and traffic detours, but isnt it great when the repairs are done and pot holes are gone! Lastly, any improvements you may want to see in your apartment is always open for discussion and I am sure we can do something for you that will enhance your enjoyment of your home. Thank you for bringing this to my attention. Our goal is to address any issue within 24 hours and is usually immediately. We are aware of the clothes dryer in one of the buildings that has been problematic. While it did take some time to fix we did troubleshoot it. First we cleared the vents and it was fine for a while. Then we needed to replaced the timer and eventually the thermostat. We have received no further complaints since then. If it continues to be a problem please make us aware of it. As always, we are happy to reimburse you any money lost and apologize for the inconvenience. If there are any other maintenance issues that you are referring to, please let us know. We would then like to come and meet with you to address any other issues you may be having. I am glad to hear that up until now, you have been happy here since 2009! We have had reviews mistakenly done on the wrong Royal Oaks before. None of these issues sound familiar to me so i think that might be the case. We are located in New Hope.
