I am sorry that parking has been an issue. We have enough parking spaces for all of tenants, but we do not have enough spaces for all our tenants' guests. We have offered to assign tenants parking passes which would require that all guests park on the street and we did not receive one response back in favor of that. There are rude people out there who will park in front of someone's garage. Obviously if is a problem but unfortunately it is something that we cannot control. We have posted signs on all occupied garages with threats to tow the vehicle away. We have also given our tenants a number to call so they can have a vehicle immediately towed if they are blocked in. We will also have those vehicles towed. We have not received any calls to the office about stray cats, but we will have our maintenance personnel keep an eye out for them. Garry Lewis Properties has a contract with an outside company to provide internet service for our tenants. When tenants move in, they are given a toll-free number for customer service if they experience any problems with their internet. We ask that the tenant call customer service directly because many times the technicians will have specific questions regarding the tenant's computer set-up or questions specific to their unit that we cannot answer. This is a locally owned internet company and the owner himself will troubleshoot many of the problems himself and has even come out to tenant's homes to make sure that the internet is working properly. We can also contact the company but 9 times out of 10, they need to speak to the person having the problems directly. The amount of deposit refunded is not determined until we do a move-out inspection. The move-out inspection takes place at the end of the lease after the unit has been vacated. The only mandatory charge is for carpet cleaning as stated in the lease terms.

When tenants are moving in and out, we do have a problem with the dumpsters overflowing. People tend to leave their trash around the outside of the dumpster even though it is full. The dumpsters are emptied by the City three times a week and we are always cleaning up the trash around them. We also have a problem with people who do not live in the complex using our dumpsters. I have been here for 8 years and have never seen a rodent running out of the dumpster. Any rodent that got into a dumpster would be trapped. We do have lots of squirrels on the grounds. Just like in a home, it is hard to keep upper floors cool in the summer and lower floors warm in the winter. We suggest that tenants contact us to have the ceiling fan direction switched for maximum airflow. A simple remedy to a "too hot upstairs" would be to close the vents upstairs forcing more heat downstairs. However, everyone knows that heat rises. The lawns are consistently mowed (at least once a week weather permitting). With regards to snow removal, we do not begin snow removal until it has stopped snowing. We will also salt & sand the icy areas as soon as possible.
