Stay away!

Read the reviews! Disgusting from the day we moved in. I would give my experience living there a 0 if possible. This is not a place you want to call home. Angie is the worst property manager I have ever encountered. If you happen to see (and you will) people high on drugs/drunk and stumbling cutting through your yard in the middle of the night (or standing on your porch at 5 am hanging out) to get to the trailer park.. don’t waste your time calling Angie because she won’t do anything about it. She will deflect and say it’s not her problem. It’s the counties problem. Your safety is NOT a priority. She will tell you they ALLOW them do it because it’s safer for them (who ARE trespassing) to cut through to saline road even though it’s still 2 lanes either route they would walk. I never felt safe or comfortable and she never took that into consideration. I was happy to leave this property. Don’t waste you money loving here.

    I loved my time living at Gravois Ridge. Anytime we had an issue (which was very rarely), the girls in the office were quick to help. At one point our oven went out and one of the maintenance men spent the day in our apartment trying to fix it while I was working from home. He was the absolute sweetest and very respectful of our space. The pool in the summertime is awesome and I love the gym in the clubhouse. You also can't beat the location. Just 1 minute from the Bluffs, but far enough back that you don't get a lot of extra traffic. I can't say enough great things about these apartments.

      We just moved out after 3 years at Gravois Ridge Townhomes. Honestly, we're sad to leave. Prior to moving in, we had not lived in an apartment for nearly 25 years so we were a little concerned about how we would deal with less room, closer neighbors, and the other constraints of apartment life. Our fears quickly vanished. We found the staff friendly and accommodating. We only had a couple of minor issues while we were there but maintenance was quick to resolve those. With few exceptions, noise was not an issue. The layout of the townhomes provided us with plenty of room. They look nice and we were very comfortable there. Most of the less than stellar things had less to do with the facilities or staff but with other residents. Some pet owners were less than diligent in picking up after their dogs did their business in the grass. Sometimes small children played in or too close to traffic ways in the complex, often unsupervised. Some people drove way too fast through the complex; especially troubling with the children playing.         Weeds and unkept lawns. Mostly rock and mud. Pool bottom is unkept and coming up which causes a lot of cut feet. Also, water clarity is also a concern. Neighboring people in community come to swim in the pool and there is no one to check this as they are not there after 4:00 on Saturday's and no one is there in Sunday's. Workout faculty is dirty and clubhouse is never available to tenants as they open and close during business hours. You can rent it however for 100 an hour. Insulation and windows are very bad hence high electric bills for units this size. Management is laughable as the owners are not willing to put any money into making repairs that are nothing more than a short fix with subpar products. Parking is atrocious as there is no assigned parking, yet you pay heavily to live here. They are unwilling to correct this situation as well. Overall this is a property that should be avoided. Between the condition of the units and the lack of concern for residents concerns it is not a recommended place to live.

          Finally had to bite the bullet and move out of Gravois Ridge. Every year at renewal, the price of my 3 bedroom apartment went up. It was already high when I moved in, however I thought it was right at the time. Keep in mind that from year to year nothing changed in my apartment. No fresh paint, no cleaning of the carpets, nothing. The pool was one of the highlights but was a big disappointment this past summer. It was obvious to all very early on that things were not going to be the same with the new maintenance/management situation. I understand that cost of living may go up a bit each year but there is no way the increases that have been passed on to folks living here reflect that, but more reflective of the greed of owners. May I make a suggestion to those that never have enough, use some of your profits to complete projects like the sod, repair the pool bottom before someone loses a toe, clean up the dumpster sites, clean up the grounds (#trailorpark) enforce to those who own pets to clean up after them or… See More>

            So very HAPPY to be moving out of this place. We use to enjoy living here, however there have been too many bad personnel changes that have ruined this place. Kids are no longer welcome to play outside and do normal kid things. I guarantee this could be classified as discrimination. Family is a protected class I looked it up! You can not try to control every move your residents make. I have friends at other complexes and they think I am making things up. I'm not I get note after note after note. Well at least I have proof on the discrimination violations. There were a few negative reviews about Elaine but OMG she was a million times better than this new lady. The maintenance guy (been here for years) is gone. He was so knowledgeable and down right respectful. I guess he couldn't stand the new manager either.               Where do I begin with this place? Management will bring out the bells and whistles to lure you in but do NOT I repeat do NOT be decived by their smiles, the ----- was once an angel right? These buildings are so cheaply made it's ridiculous!! And overpriced! When we went to renew our lease, the sneaky management had snuck in a raised the rent witout telling us prior...underhanded and shady!! I guess that is their scheme to keep tennats tied to a lease, don't inform them of any major changes until it's too late for them to move and their now stuck staying. This place is NOT child friendly!!!!!!! When we first moved in children played outside with zero issues, now it's worse than a ---- camp!! Letter after letter is being stuck on our doors about balls, hitting peoples car tires, kids riding skateboards,and kids making too much noise outside within the curfew limit hours!!                 The staff has gone down hill. The ladies in the office need some customer training classes. At first they are nice then, not so much... The maintenance crew have gone way down hill. They use to take pride in their work but now they just slap stuff together. As far as the quality of life here, it is better that what is in the area. Jefferson county is not the most upscale place to live but I feel by having higher rent will keep the rif raf out. That is the only reason why I can reason for paying this much rent for this place. When you first walk into the unit it looks very nice with the granite countertops and then the bathrooms look nice. But look closer. The floors are peel and stick, the doors are peeling since they are so cheap, and the insulation is a joke. Stand outside a unit and you can hear conversation very clearly.                   My husband and I moved in soon after we got married and loved our time here. We only left after two years because I got pregnant with my second child and needed more room. The places are old so there are some maintanance problems, but they fix them quickly and come out when they say they will. For instance: The two room we got had a dishwasher that was not compatible with powder dishcleaner and we didn't know this. The dishwasher filter clogged and then sent out a repairman to fix it. Because it was an old dishwasher, it never recovered so they eventually replaced it. The maintanance man was very kind and friendly depite having to come out three times to fix it. If you move in, use liquid dish cleaner. The pool and club house are great! My little boy's first swimming experiece happened in that pool and I really miss it. Everyone around the pool was always friendly and my son enjoyed messing with the other mothers.                     I'm about done with this place. Southern Belle want to be needs to take a class on customer service. For the past several weeks there is trash around the dumpsters. It's embarrassing. My mom came to visit and took my kids out to enjoy the sunshine only to step in dog poop. The bald maintenance man should stick to what he does best ... Smoking. It is clear he knows nothing about maintaining this place. I don't have enough space to even begin to tell you about the trailer trash manager that spends more time trying to run everyone's life instead of running this business. Im sure it won't be a successful business for long at this rate. No renewal for me this time. This place is scary. Out with the new, bring back the old

                      Can hardly stand it here anymore. Southern Belle want to be, needs to take a class on customer service. Trash around the dumpsters for the past 3 weeks every day it's embarrassing. The bald maintenance man needs to stick to his 50 smoke breaks a day knows nothing about maintaining these apartments. There isn't enough space to go into the classless trailer trash who is attempting to run everyone's life instead of the business. Not that there will be a business if this keeps up. What a joke.                         I have lived here for almost a year and this place is going downhill fast. It has more rules than the government or the military. Be ready to get out the checkbook. This community has become a no kid zone. I would understand if they created somewhere for the kids to play, especially the teens and teens. The way things are going the kids will need to be in their home at all times. If you are older with no kids or grandkids this place is for you.

                          I just moved in last week and so far it is lovely. The apartment had some wear and tear on it when i moved in but that happens. The kitchen sink had a leak when i ran the dishwasher but maintenance was there the day I emailed the office about the leak and it was fixed. I am so looking forward to the spring and summer! I feel safe here and feel like it is a quiet subdivision and not an apartment complex. It is the perfect blend. The only thing i would recommend would be that the cleaning staff look just a little bit deeper and also for the complex to have some community events or ways for residents to get involved. There are studies that show if people feel like they have an investment in something, they are more likely to take care of it and be generally happier.

                            Do Not move into these townhouses. They look good at first, but looks are truly deceiving. There is little to no insulation in these units and the cost to heat and cool them is astronomical. It was 95 degrees and I informed maintenance numerous times that my AC unit runs continuously, I was told to "get used to it" the insulation in these units suck. If you have older kids, I would not recommend this place at all. They are not kid friendly at all. The parking is a huge issue, often I would have to park a street over from my unit to find a parking spot. Heaven for bid you have more then one vehicle??? When you are paying $1276 a month in rent, you should at least have your own parking spot. If you have more then 2 friends, forget about ever going to the pool. You are only allowed 2 guest at the pool, that's right!! Don't even think about having more then that or they will threaten to take away pool privileges. This place is a total rip off. STAY AWAY FROM GRAVOIS RIDGE TOWNHOUSES....YOU'VE BEEN WARNED!!!

                              I've enjoyed my time here at Gravois Ridge. I chose it specifically for the layout. There is a master bedroom with full bath and laundry on the main floor and two bedrooms upstairs with another full bath. The closets and storage are phenomenal, large walk-in closets in every room, plus two others, main floor and upstairs! There is also a storage closet on the back exterior of the house on the small patio. The counters are granite and the counter height is high, which is SO nice. I'm a shorty, but the height is not the standard short where you have to bend over to wash your face and prep your meals. I use my lower master for ample office space and as a music room. There is always plenty of parking spaces. It would be nice to not have to pay extra to rent a garage, but at least there is the option. The only downside is looking out your front window at the parking lot, but this is a complex so what do you expect?! The area is well lit and feels very safe.                                 I have rented and owned property over the past 25 years. My experience here has been very positive. The property is approaching 7 years old and that means things will start to need a little maintenance now and again. I had A refrigerator go bad on Christmas Day and staff came out with no complaints or attitude, ended up replacing the unit the next day! The maint staff has been nothing short of fantastic to us! As far as the front office staff goes, Janice has been a joy to deal with, and Angie (the new/interim Manager) has been extremely easy to deal with as well( I wasnt fond of the past Manager but was surprised they replaced her) In reading the negative reviews it looks to me like some people were used to lax/no rules and forget that this is a private community owned by others. The streets are a little tight and with parking spots on the street, kids can come flying out of nowhere real easy. I have a child here and am completely fine with some structure/rules. Better safe than sorry with children. I hope the positive experience continues!

                                  Lately things here have been on a down hill slide. Every other day another note from the new property manager telling us what we can and can't do. Does she think she has rights in controlling our lives? This last one banning skateboards is unbelievable. If kids playing or just being kids bothers other residents then they need to move to an adult only complex. The kids obviously bother management as well. I dont think this is even legal, isn't it called discrimination. Are they trying to drive families away. So many are outraged. Bottom line, the new manager must have very little experience. The few times I've been around her she seems very nervous and her hands were shaking. When you lose your good people your residents could follow

                                    From the outside, these townhomes look great. They have all the aesthetically pleasing features you might want in a rental property. However, they are riddled with electrical and plumbing problems that you cannot see until you've lived in one for a while. My unit had more than 8 visible plumbing repairs in the ceiling and had black mold and serious wiring issues that caused one of the ceiling fans to fry without any electrical surge at all. Noise is a constant issue with kids and pets, as is dog crap everywhere!! The worst part, though, is the outrageous fees this development charges you for absolutely everything. Be very careful if you decide to lease here. You can expect to pay substantially more than what is quoted to you, and more fees are constantly added.

                                      Totally discouraged. Management team sucks. Leasing agent was all nice, sure whatever you need, sure no problem. Whatever it takes to get your deposit. Then you're insignificant, meaningless, water under the bridge. Your put off, ignored, treated like a child. Manager discriminates big time. Too controlling and unprofessional is putting it mildly. First and last year at this place.

                                        We've lived here for 5 months and have been so pleased! The office ladies and management are so kind, always helpful, and very quick to respond to our needs. We really feel like family here! There is a wide variety of single people, young families, and older couples and it really is a family friendly community. The clubhouse and pool area are well maintained and a life-saver for hot summer days! Thy gym has everything I need and I love that I don't have to pay an additional fee for a gym membership. Neighbors are very considerate and parking has never been an issue. I love the proximity to shopping centers and I love that I feel safe walking around outside. I would highly recommend Gravois Ridge!

                                          We've lived here for almost two years and have had a pretty good experience. The ladies at the Clubhouse have always been very kind to our family and the maintenance guys are awesome and have always been prompt to address any issues. Pool and clubhouse areas are well maintained. Lots of kids of multiple ages here for everyone to play with. Parking can be an issue for some but as not been for us. Our biggest complaint is the Little Store clientele across the street but the store is open under new management and that will hopefully rectify things.

                                            ***ATTACHED LEASE AGREEMENT*** Ever heard of the expression "You can't polish a turd?" Welcome to Gravois Ridge Townhome Apartments. Smack dab in the middle of the hoosier capitol of Missouri and overlooking a trailer park, you will find this polished turd. First off, there is no playground for children. Although it is against the lease, they play baseball, soccer, and football in the parking lot. Get ready for your once dentless vehicle to look like it was fury fisted by chipmunks on steroids. Second off, this place has the worst management. They actively avoid responsibility while actively squeezing every penny they can out of their tenants. When I asked them for help with kids hitting my car, they told me to talk to the kids myself. Seriously. For two months my car was hit by baseballs, soccer balls, footballs, and soft balls and the management refused to get involved even though it is against the lease.                                               This place is a horrible place to live. The manager a ------ is the biggest ----- you will ever meet. They say they love their residents but if you misplace your key they charge you $50 to get into your house. If you are late on your rent they send to collections and charge you $500 more on top of your rent. DO NOT MOVE IN HERE!!!

                                                I am moving out at the end of this month, bought our first home. Living at Gravois Ridge has been a great experience. Lived here 2+ years and could of never imagined moving to another apartment complex after being here. Gravois Ridge sets the bar pretty high. The amenities were enjoyed and are above standard, not to mention same day service when I had any maintenance needs. The leasing staff has always been pleasant (they have had a few new girls over the past 6-7 months). Elaine is the best property manager I have lived under she, truly cares about the property as well as the residents. I read some of the reviews and that why I decided to write one, I feel that when people are happy they don't always speak up. But when they are mad (for whatever reason) they go off. Anyone rating maintenance with a one star when your needs are met the same day is ridiculous.                                                   The townhomes are cheaply made and way overpriced. Their website is deceptive and the charge for everything that they can to squeeze every dime out of their tenets. They charge for trash and water. When moving out, they spoke very aggressively about what they would charge for. ------ is an extremely negative, mean-spirited, angry individual. --- was always very nice. There is a $500 non-refundable pet deposit we were told was used to replace the carpet. When moving out, carpet expenses were to be taken out of our $1000 refundable deposit. We were also told every unit is repainted before new tenets move in, so painting the apartment the color of our choice was no problem and did not need to be painted by us when moving out. When we moved from a 2 bed to a 3 bed, this was true. When moVing out, they said it was $50 per wall for them to paint. ------ was very rude when I refuted this point, but ultimately, she has our money.
