My family and I have lived in many different apartments and have fulfilled every lease. We are good tenants and have never been in trouble with our landlords. After a lot of searching Prairie Walk seemed like the right fit for us based on location (near International House of Prayer) and the apartments were small but nice. We had met and talked with the onsite managers several times and there was clearly some tension between them and the "higher ups". The sign outside still says "New Management" but don't let that gain your trust. The day my wife and I went in to sign the papers and move in, the onsite managers we had been talking to were gone. They had either quit together or been fired. The "higher up" manager was there and her name was Kathy. Papers were all over the main manager office and she was obviously trying to sort things out after being left high and dry. There had already been so much confusion in looking and simply filling out the application with the managers that had been there, that my wife and I decided to wait and think about Prairie Walk over the weekend because things there didn't look good. Well, on Monday we came in and timidly decided to rent for two months because they had advertised month-to-month. We were just in KC for a transitionary time and Prairie Walk seemed to fit the mold of what we needed. Kathy allowed us to pay for the full two months up front and we understood that if we wanted to rent after that we would then have to reapply and pay month-to-month like normal. You could tell that Kathy still did not even know some of the things within her own lease agreement but we understood that it wasn't her normal process and she was "filling in" in a sort of way. She was nice and cordial. We moved in and a week later Kathy had found a new onsite manager and assistant. The interactions we had with the assistant were positive but the manager was not pleasant to say the least. About a week and a half before our lease was up, we got a notice on our door that we hadn't paid on time for the month of August. I then went over to the office right away to clear up the confusion. Right after I walked in the new manager said some pretty rude things to a current tenant on the phone and then hung up on them in a dramatic fashion. I calmly walked over and explained our situation, expecting things to be easily cleared up. She then rudely said, "I would have never given you a 2 month lease!" and proceeded to say how that isn't good business practice. Basically she was speaking poorly of her current boss's decision. I was thinking "Ok, but that's not my problem." She then said she would contact Kathy and ask about it. After talking with Kathy it seemed that their computer system was messed up when it came to our situation of just paying the 2 month's up front and was trying to charge us for things. Basically, it sounded like it had gotten worked out and we were now packing up to move. I went in and talked with the nice assistant and asked if there was a cleaning checklist for moving out. She couldn't find one and basically said to make it look like how we had found it. I was fine with that and had always left former apartments in sparkling condition whether they asked or not because that is how I was raised. But wanted to know if there were any specific things they wanted done. One thing that they mentioned was the drip pans. I am probably stupid to not know what they were talking about but in the 15 apartments I have stayed in, not one apartment complex has ever asked me to clean those. And not ever owning an oven, I didn't know what it was. I thought it related to possibly something with the A/C. They then mentioned the oven and I said ok. I thought they were talking about some pan on the bottom of the inside of the stove that caught stuff falling from what was being baked/cooked. While cleaning, I made everything super clean. I opened the oven and did not see any pan of sorts but thought maybe it was missing the pan or a different kind of oven than some of the other units because I have had that at other rentals I've had. I cleaned out the oven really good. I left the keys in the box by the office and was on my way. One other thing that happened was that a week after moving into our apartment and walking around, the carpet began to show faded stains from past tenants. My wife was bummed but we lived with it. The only stain/spot that I know we made was a spot smaller than a dime in the dining area that was from some berry juice. We dealt with that. After moving and arriving in our new home we got a call from the onsite manager. She proceeded to tell us that we didn't clean the drip pans and/or clean the carpet and it would be taken out of our deposit. In the midst of the discussion she once again mentioned that she would have never given us a 2 month lease and then said that she was there to organize things and make them better at the apartment complex. I then kindly confronted her on the fact that no one ever showed me where the drip pans were or how to access them. I still don't know how on the stove we had. And that I basically didn't receive any instruction for something that they obviously care a lot about. I told her I would have done it if I would have known how. She grudgingly agreed but yet when we got our deposit refund she still took $20 for the drip pans. I've been in costumer service in some extensive ways and this was the bottom of the barrel. I kept my cool all the way through but did let her know how she could improve in some areas. She also proceeded to tell me about the carpet and how she would be taking $75 out of the deposit for shampooing. Once again, there was no explicit instruction when it came to carpet cleaning. They assumed that I would know to hire someone to come shampoo the carpet. I was never told that and I let her know that throughout my many rentals, they always let me know if they wanted that at the end or if it was something the apartment complex would take care of after I left. From what I understood, they shampoo the carpets after a tenant moves out. I also communicated about the stains showing up shortly after them shampooing and our moving in. She obviously didn't believe me and there was no way to prove it. Needless to say, the new manager was brash, rude and continued to accuse and blame me for their poor management and communication. I have never had problems with my other rentals but this one was a constant struggle, even though I continued to show courtesy and be cordial throughout all communication. The management is ready to blame and not take responsibility. Be careful if you choose this place. In the end we got our refund back and they did charge us for both the drip pan cleaning and the shampooing. But on top of that they messed up the math and took more of our money. At this point I don't even have the energy to call and deal with the rude manager. I know she will only blame me for her fault.
