Let's get one thing straight: if you are expecting granite counter tops, tiled showers, and plush carpeting - move on! This place is great solely for its location. 3 blocks from P&L! 3 blocks from Crossroads Arts District! Views overlooking the Kauffman Center on the west, Crown Center to the south, downtown KC to the north and KC Star to the east. The location is perfect for young people looking to go out and have fun. The office staff is exceptional - Florence really cares about the residents. They have been organizing happy hours for the residents for a few months now - wonderful effort! Maintenance not so much. Out of the 6 calls for various issues in my 2 years, 4 out of the 6 problems were not resolved within the first call/visit. A couple of them are still outstanding. The appliances are old and cheap, loud refrigerator, deafening dishwasher, stove is slow to heat...you get it. I have lived on the east side facing the alleyway and the west side facing Walnut. I can honestly say both have their positives and negatives. First of all, get 6th floor unit. The loft setup features no (absolutely no) insulation between you and the floors above/below you. So I strongly recommend being on the top to avoid the 3am trampoline jumper I experienced on a lower floor (not kidding). Street noise is to be expected, but that evening sun on the west side will KILL your electric bills in the summer. I rated parking with 1 star because there is free on-street parking but there is als A LOT of breakins. I am talking at least a couple a month. It's an unfortunate reality in the area and I realize it's not the fault of the complex. They could, however, ramp up security patrol from the usual few drive-bys throughout the night. The homeless will hassle you from time to time but typically they are hungry and/or want someone to talk to. Overall, spend a couple years here knowing it will just be to have fun and get a taste of downtown KC living. It's loud and wild at times but the majority of the time you won't hear your neighbors (as long as you run that loud dishwasher ;))
