Perfect for "Project" living. Hampton House Apartments -Jackson, MS is an aged/aging apartment complex that needs a few major upgrades before considering leasing to good tenants. Word of mouth is one of the best advertisements you can have but it can also destroy you. This apartment complex has been the worst of my rental experience. Some people can tolerate living in poor conditions but this property is like living in a low income property or worse but if I wanted to stay in South Jackson I could have gotten a house for less. I've been complaining about insulation and plumbing issues since moving in November 2017 and it still haven't been addressed. The cable cords are outdated so the tv shows freeze and the cable company say it's the apartment's responsibility because it's not their equipment that's causing the problem but the old outdated cable cords. The foundation between the 1st and 2nd level is horrible which sounds like the building is about to collapse (I have video proof but can't download here) so I have to turn my tv up loud to drown out the cracking planks sound.     When I first moved in, it was quickly so I had to settle for something such as the bathroom mirrors had glue all on it, one of the toilet wasn't stable, cabinets wasn't cleaned, carpet had cigarette burn on it, ice maker never work, the light cover kept falling out, the tub had to get resurfaced often cuz it kept peeling, kept getting water bug, master carpet kept getting wet with a heavy rain, the back tile in the shower was nasty, the shower head wasn't stable, didn't have a refrigerator Light for months. I got tired of complaining so I try to work with it cuz I knew they wasn't going to do anything if it took a yr to fix my light. They kept giving me a excuse. When I finally moved out, they charged me two extra days. The maintenance people's saw me when I left and I told them I was gone. The manager at the time told me she got me out the system on the particular day I was leaving.       I've lived here from October 2015 and my lease will be up September 2016. The first staff was lazy and rude then they got a new assistant that was real nonchalant and now they have two new people in the office. The blonde that's the manager is really nice, but I wish she'd make the maintenance do their jobs. Maintenance is very slow and lazy with handling emergency situations (which they're suppose to be on-call) but they hang-out outside the premises. My air has gone completely out TWICE during a weekend since being here and maintenance doesn't answer the phone and only shows up when the office is open again. My AC vents had mold on them and I was told I had to clean it myself. Things I told them needed fixing when I first moved in still hasn't been fixed. My walls weren't freshly painted and my apartment wasn't thoroughly cleaned. The rent has gone up for the parking lot to be redone because of the huge holes but it hasn't been done or even started on yet.

          I have lived here for over a year. When i first moved to Hampton house it was a nice and the staff was incredibly friendly. six months later we had a new manager, i honestly believe after she was put in place the service went to ----. I call to make maintenance requests, my calls go unanswered. I have even stood outside the office to call inside and watch the manager Nicole look at the phone and ignore the call. After bringing this to her attention, of course she was rude about and even admitted to seeing that i called and not answering the calls. Every month I am either having issues with my water or its the air/heat. They take their time to come fix things but will quickly slap a late fee on your door if the rent is late. I have called BNB management group on a few occasions and to my surprise my calls, emails or voice mails were not answered just like in the Site office.             I've been calling to check on availability for a two bedroom unit for the past month. They told me they had a unit available for showing in a few weeks, about a week ago. When I called again today to inquire about it, Sheena nonchalantly told me it's already been leased. When I told her how I've been calling for a month and that they had told me it wasn't ready for viewing yet, she so,ply repeated that it was already leased. Her lack of care or concern was abundantly evident. Not a good way to deal with potential renters Sheena! I will definitely not be looking at these units anymore, and will advise everyone I know who is looking for an apartment to look elsewhere.

              This place is horrible. The staff is ------ and everyone is too busy sleeping with each other in the office than fixing anything. You can't call the manager on the maintenance supervisor because he is sleeping with her. He is living with his manager and he is a married man and his wife was living out there. This is a disgrace and very unprofessional!!!!!! Do not move here!!!!!!!!

                Excellent Staff and Maintenance

                When my husband and I moved to Jackson, we chose Hampton House almost exclusivley because of the Staff. Everyone knows that when you need something fixed or any other concern about your home you want to have a good relationship with the management. My husband and I have never had any trouble getting anything in our apartment fixed, any issue or concern we had was Promptly responded to by the maintenance staff who are Very Courteous and Thourough. Ive seen other reviews to the contrary but i have to question the circumstances under which thier review was posted (evicted, or liened for damages) Although my husband and I have since moved, i miss the neighborliness that we felt at Hampton house, from the management staff and the head maintenance man, and the actual neighbors. Tthe grounds are so beautiful, and very well maintained, there is plenty of room for recreational activities and the complex is so conveniently located to many shopping and dining amenities. There are also several parks near-by for the kiddos too. This is a great place to live.

                  The Truth

                  We have not enjoyed these apartments at all. Since our first month, it s been a tunnel ride. Shortly after our move here, I saw some good tenants leave because of poor service. I thought, Surely, it s not that bad." I was wrong! Now, I understand why they left. Looks are deceiving here. Screw that picture on the website! There was paint applied to the outer parts of the building and parking lot. We appreciate that, but the outer appearance was not a huge concern for tenants. We are concerned with these health and life threatening issues. There is standing mold in my neighbor s apartment. According to her, she was told, Put some Clorox on it. That sounds just like that horrible manager Cher. The summer of 2008 was an absolute abandonment of responsibilities. The air unit would not put out cold air. It took a near act of congress to get management to get my air fixed. I have a family of five and was told directly by a REGIONAL manager, That s just body heat.                     These apartments are old and need updating badly, I have lived here for over a year and this apartment complex has gone ------!!! The trails apartments next to it, is full of ------- workers and drug dealers. DO NOT RENT HERE!!! All the elderly people here I truly feel sorry for.

                      Do Not Rent Here

                      Terrible Management. Terrible Maintenance. Period. Hampton House does not take care of their tenants at all. I have asked for repairs multiple times over the past 6 months and they have not fixed a single issue. Now my apt. is standing in water. I call the front office and the response I get is, "Oh, we'll take care of that." Let's see how long this will take... Do not rent here.

                        Very hard to get anything done.....The manager is very rude......I'm moving when the lease is up....I would leave sooner but they would get me......No maintenance personal for the last 4 days..........I've had a leak for the past 7 days....Oh well..wish I could afford a house............

                          Down Hill

                          I have lived here for 4 years and it has gone DOWN HIll!!! Management is awful!!! You are talked to really nasty and they act as if they are doing you a favor by living here. There is an excuse for why everything is not working right. The laundry rooms are awful. There is either no hot water or rust in the water. I was told just don't use them. The only thing they keep up is the landscaping. The noise is awful and you have to put up with it because they have no courtsey officer. The noise can last all night. You pay too much for nothing. I was told I need to find a house. You can smell drugs or hear loud music on any given day. There have been break ins and no one was never notified. You found out by the victim going around telling everyone. Water is turned off without notice. They only come spray when they feel its neccessary. The list goes on. Not a good place to live if you have a family, elderly, or want to live somewhere peaceful.

                            I lived at Hampton House and don't advise anyone to move here. I was there for about 5 years and Hampton steadily declined. Those pics posted on their site are ancient and were from many years ago. At one time the place was gorgeous and well-worth the money, but not now. The buildings are brown now and it looks like a prison or dorm. Horrible ever-changing hateful staff who act like they are doing you a favor by letting you pay a fortune to live there. Our sliding glass door would not lock and their solution was to put a stick in it ???. Appliances are shoddy and need to be replaced. Balcony was leaning more and more each day and no one would repair it. Small repairs would be promised but never made. Always said the part for the leaking faucet was on order five years ago. Parking lot is dark w/ not nearly enough lights for safety. They advertise SECURITY, yet they don't have any to respond to your calls.                               Prospective renters, BEWARE.

                              The current staff members are understandably panicked about the mass exodus of renters from this crumbling aged complex. <br>Plumbing in poor condition.<br>Complex vacancy rate is very high as a result of lack of preventive maintenance and unfriendly office staff, who will promise anything to rent an apartment. After you move in you will see NO repairs or upgrades!

                                Going down hill

                                I have lived on the Hampton house for over 20 years and this place has gone from good to bad. The managment company does not fix anything you request. You have to call over and over to get an a/c fixed when its 90 degress outside. The previous managment staff was great (Phyllis & Tonya) but wish I could say the same about the present staff.

                                  I LOVED Living There!

                                  I loved Hampton House. I moved to Mississippi from Massachusetts for six months for an internship. I visited many different apartment communities before I found Hampton House. Hampton House was *by far* the cleanest, safest, most friendly, and most beautiful of all I visited. Not only were the people incredibly helpful, they were able to accomodate my need for short-term housing, which was a great help to me. <br>I had a wonderful experience at Hampton House; I loved my apartment and its proximity to everything I needed in Jackson. I would absolutely live there again!

                                    Hell House!!!!!!!!!!!!!

                                    i lived here for approximately two years. During this time my apartment flooded 3 times. There was nothing done to fix this problem by the management and i was not reimburssed for any of the damages i suffered. The manager of this property is a complete idiot. She is even trying to squeeze another months rent out of me. Take my advice do not move here. That is unless they fire the stupid manager and find and educated one that has some people skills.

                                      I have lived at Hampton House for over 2 Years and have no plans of leaving. I am treated with respect by all members of management and maintenance. They all go above the call of duty to keep the complex looking good. The grounds are always clean and well kept. Reported problems are fixed in a reasonable amount of time. <br> <br>I love the foyers you go into to get to your apartment. This makes me have a greater since of security. <br> <br>You will love this complex and the onsite management and maintenance!!
