In my stay at Ashbrook I truly enjoyed living there. The maintenance staff is responsive, the grounds are kept clean and the area is safe. You can tell how hard everyone works to make sure the property is maintained. I had to leave earlier than expected due to an issue out of everyone’s hands and Danni and Ashley in the office were understanding, gracious and worked with me through the process and I couldn’t be leaving more satisfied than I am. Also the layouts of the apartments and price are a steal for this area and I’d highly recommend living here. Thank you Ashbrook!

    Proceed with caution! Or, if you've already encountered the challenges and attitudes I suffered at Ashbrook Apartments, you'll find in this review the evidence you need to confirm any feelings you may have to avoid this place altogether. My first run-in with Ashbrook Apartment management, after being a model tenant for three years (2016-2019), was when I submitted my intent to move. That's when they tried to change the termination terms of my lease to the tune of $546.39 being improperly charged to me. After a couple of email exchanges with the property manager, in which I called her on her irresponsible, unethical, and probably illegal practices, she complied with the original terms of my lease. A couple months later, after vacating my apartment, I had my second, more disturbing, run-in with Ashbrook Apartments management. I was issued a final account statement which, when compared with my own calculations, favored them by $333.47. (They said I owed $216.07 when, in fact, they owed me $117.40.) When I brought this to the property manager's attention, showing her my very precise calculations, she replied in an email that my calculations were incorrect, offering a false explanation of why they differed, and reminded… See More>

      Overall Ashbrook is a very nice place to live. Like all places, there are pros and cons. One pro is how fast and efficient the maintenance is. I have always been happy with maintenance here and over the last year, it has gotten even better. ----------------- are on the ball in everything they do and listen to your concerns. They not only come in to fix issues but they want to know if the solution worked. They also take time to get to know the tenants. -------------- in the office also are wonderful as always and try to find solutions to any issue as fast as they can. We did have a change of management which at first caused me some distress but I will say the property manager is very nice and helpful when you get to know her. Also, Ashbrook is working very hard to improve the safety and looks of the community. Bridges are being replaced and fixed. The largest cons I have, both involve the online payment system. First, there are times where it doesn't give you the option to pay like it is supposed to and second we no longer can pay in advance.

        Great complex. Clean. Safe. Little noise. Staff is responsive. Rent is comparatively inexpensive. Convenient location for work and for activities. Pets are allowed. Walls, floors and ceilings do not allow for much outside noise. Parking is available. Washer and dryer are in unit. Units are newly renovated.

          I've lived here for several years, in two different apartments. The location is great -- close to food stores, restaurants, gas, bus lines and downtown. Maintenance has been prompt and efficient, and the office staff is responsive to questions and resident needs. The wooded setting is pleasant, too.

            This is an amazing apartment complex with a great staff. The response time is super fast and they make sure that residents are satisfied with their service. I was searching for the perfect apartment after having a horrible living experience at another apartment and was so relieved to have found ash brook apartments. I love this place and especially for the layout of the apartment and the closet space. The only issue I have is that the walls are too thin and noise carries to easily but other than that I have really enjoyed and will continue to enjoy my stay.

              To start off, I love ashbrook and after searching for a great apartment complex in Carrboro I am glad to say I have found it! I have been living here for months and I love it! To the people that complain about the new parking passes you guys should be happy that they do it because if they didn't no one would be able to park in the front due to people taking advantage of their parking spots and leaving broken down cars in the good spots. I have learned from experience! Starbucks coffee, great friendly staff, tennis courts, nice pool and gym, great pricing, and amazing remodeling! Choose Ashbrook, trust the other apartnents around Carrboro either has bug problems or dont take care of their buildings!

                I had a terrible experience living at ashbrook. The apartments are low quality and extremely overpriced and the office staff-- Bethany and Nicole--were appallingly rude and unprofessional during every interaction. The apartment has absurd rules and regulations. You need a parking pass for yourself and your guests at all times. A tow company literally prowls the parking lots waiting to boot cars without passes which is a huge inconvenience if you're having friends over. You need a pool pass to access the pool (which is always full of children) and they are incredibly strict about overnight guests. If you have someone stay more than twice during the week, they threaten to evict you unless you add them to the lease (for a fee, of course). Don't waste your money at Ashbrook. There are several other great complexes in Carrboro that are much higher quality for the same (or even less) money, and they won't boot your car!

                  This is my third year at Ashbrook Apartments and I don't have any plans to leave. I like the layout of my 2-bed 2bath unit because it seems fairly space-efficient and allows quite a bit of natural light. Of course, more windows mean that they are a bit less heat and air conditioning efficient than other places I have lived. Drawing the blinds in summer makes a huge difference. Ground level built into hillsides are amazingly easy to keep cool. The renovated units are lovely with lots of cabinet space and wood-look vinyl floors in areas where dirt is most likely to be an issue. There have been several changes in management since I arrived, but it seems to have stabilized. The owning company now directly manages the apartments, but have kept the staff that were working for the last management company. It seems like a positive development. The recent implementation of an annoying parking permit system is the result of residents complaining about non-residents parking near their buildings.                     The current management company has hired a shark-like towing company to circle in the parking lot and put wheel locks on the car of any visitor who does not have a parking pass. The fine is $100 cash. Refusing to pay within 30 minutes leads to a towing fee of $150 on top of the $100. Don't have cash? For your convenience, you can pay a $120 fee with your credit card instead. They'll clamp this lock on anyone's car, even if it is a family member dropping off a child, or a friend coming to see a resident by surprise, or a group of friends coming for a surprise party. These managers have no idea how to make a place feel like a home. Instead, they are treating the place like some kind of lock-down compound, and they treat paying residents' guests like common criminals. I would NEVER move into this place.

                      Most of my experience at Ashbrook was great, but almost everything has gone dramatically downhill over my last 6 months there. This is for a few different reasons: multiple changes in management, excessive rent increases, and poor experiences with the office staff upon move out. In the two years that I lived at Ashbrook, we went through I think 3 changes in management. This can be frustrating, because billing can change, lease agreements can change, etc. There's a lack of stability in your staff and there's an uncertainty about what terms may change when your lease is up. Which is exactly what happened. When we got our new rate this year, they raised us from $970/month to $1150. That's almost 20%! They didn't upgrade anything in our unit to warrant such a dramatic shift. This happened to almost everyone we talked to. When we tried to negotiate a lower rate, we were told that the apartments were actually valued closer to $1400/month, which is frankly ridiculous.                         I lived in Ashbrook for 2 yrs and was not ready to leave (I left bc I got a new job in a different state). When I first moved in (spring 2015) management was changing, but the old staff (Ms. E. Sawyer in particular) did a great job in trying to help me find an apartment that I really wanted. I didn't have too many complaints, with the exception of a leaking ceiling when it rained (I lived on the 3rd floor) and annoying neighbors who constantly allowed their dogs to play and poop on the tennis courts. My ceiling was fixed, after which I had no other leaks. I will say that the insulation sucks (so much so that I purchased window treatments to reduce the cold drafts in the winter). Additionally, it seemed that my heat didn't work very efficiently in the winter, leading to high electric bills. This apartment is conveniently located, as it's on the bus line (4 buses stop there), so I rarely had to drive to campus. All in all, this has been my best apartment living experience and I highly recommend this place.

                          The location and setting is what drew me in to Ashbrook a year ago. When I met the initial staff I was sold. They office staff took the time to remember your name and little pieces of information about you to make living here a truly welcoming and personal experience. The new management company is not at all like this. They smile a fake smile every time you walk in to the office but have no idea who you are, even though they have had multiple conversations with you. Just doesn't make it feel like home when the staff doesn't take the time to get to know their residences. Renovations have been going on since I moved in, this was understood. What was not understood was that my entire parking lot closest to my building would be filled with shipping containers making it impossible for me to park close to my apartment most evenings. As a single female this is a huge safety no no.                             I love living here!! The new management has completely changed the entire resident experience. If anything goes wrong, I can call maintenance and know it will be fixed promptly. It's such a nice wooded community. My apartment is facing the parking lot, and I still have a gorgeous view of the trees. Most mornings I find myself in the office getting FREE STARBUCKS!!! I can walk to the grocery store, pharmacy and multiple food options that are right across the main road, and then wait for my bus to UNC at the entrance. I'm so happy they brought in the new staff, it has been such an improvement! They even know me by name. They have definitely added a nice personal touch to how the office operates. I didn't even mention how spacious my apartment is, and with the renovations I now have all stainless steel appliances, a washer and dryer that is included, awesome new floors and a gorgeous kitchen with new cabinets and countertops.

                              The current managers are unprofessional! When I first moved in (July 2014), the property managers were friendly and courteous. Fast forward to November 2014, and the new managers that were hired are awful!. There was constant noise from tenant(s) residing below me and they told me to file a police report when I sent them complaint emails. When I contacted, the police, they stated unless they hear the noise when they arrive, they cannot issue the tenant(s) a noise violation. Also, i had maintenance issues that were not properly fixed. For example, the plaster in the ceiling was falling, and I submitted a work order and followed-up and after over two months, it still was not fixed. Maintenance only came by to see the issue and the assistant business manager stated that a contractor would have to fix the ceiling. I have never resided in an apartment complex that was very poorly managed. I would not recommend anyone to reside at Ashbrook.

                                DO NOT LIVE HERE!!!! I moved to Ashbrook about 3 years ago when I came to UNC for medical school. At first, the place was fine other than a few bugs. The bus line was awesome and the complex is very close to campus. All was great. Fast forward a few years. Since then, management has changed multiples times and issues have come about every year. For starters, the rent increases up to $50 per month every year. Also, the insulation is terrible so expect expensive bills. Lets not forget the hidden trash and pet control fees monthly although I have never seen them spray and I take out my own trash (this isn't valet like some places). Regardless, I continued to live here and things were ok. My roommate and I simply dealt with it. Now lets fast forward to our current issue which has really left me dissatisfied and prompted me to write this review. Our central air conditioning went out about 3 months ago.                                   WORST MANAGEMENT I HAVE EVER EXPERIENCED The maintenance here is pathetic. It takes them months to complete maintenance requests. Even when they finally come out to fix something, there is a 0% chance it will be fixed right the first time, it will most likely still be broken the second time to they come out, and it will probably still be broken the third time. It is laughable how bad they are. I have had to threaten a lawsuit LITERALLY EVERY SINGLE TIME I have needed to get something fixed in my apartment. It is beyond ridiculous how incompetent they are.

                                    First, just let me say this place is awesome. I moved here because of UNC-CH (Go Heels!) and didn't know anything about the local apartments. I found Ashbrook and gave them a go. Well friends, I didn't go wrong here. The rental units are very nice and most are newly renovated. It's close to campus (about 5 minutes) and it seems a decent amount of residents are affiliated with the university as faculty or grad students. It stands out in the immediate area as it isn't inundated with college students or a typical rent-a-room rundowns found near college towns. It's very nice and obvious that most renters are working professionals. They have a pool, a gym, and best of all - it doesn't feel like you're crammed into the city. It's nice because they have trees and stuff around, it's really relaxing and very quiet here - no parties or junk. Never had a problem with staff or anything and maintenance requests and issues brought their attention are handled fast. The best thing is the people, by far.                                       The new assistant manager and business manager are unprofessional. Received a notice about noise but neither employee could provide exact dates/times of alleged incidents. Also, they did not follow up on my complaint I emailed about loud music. Previous assistant manager and business manager were professional and objective.The apartment and landscaping are nice-the new employees should follow suite.

                                        This dump has so many issues, I don't even know where to begin. The most glaring of problems is the office staff's atrocious customer service. They are so profoundly incompetent that I don't know how they even function in day to day life. For example, usually at apartment communities, when a resident's lease is up, the office will attempt to get them renew their lease. They not only did not even try, they made it difficult to get any information whatsoever, let alone a lease to sign. The office staff is downright negligent when it comes to maintenance requests. My A/C has been broken for weeks and they have done nothing about it. It is consistently around 85 degrees in my apartment. My neighbor's hot water heater was broken for months and she called and called and they never fixed it. The maintenance staff themselves are great, but the incompetence of the office staff prohibits them from doing their job correctly.                                           I have lived at Ashbrook for 7 years: 5 years in a 2 bedroom apartment and 2 years in a 1 bedroom apartment. In both units, the neighbors were quiet and polite. Occasionally, a bug might scoot in an open door, but there were no cockroach problems in my apartments. There have been many changes in management and maintenance staff, but the professionalism has remained constant. There are a few half-dead shrubs and trees, but overall the grounds are lovely. The current managers have brought back a very good landscaping crew that knows what it's doing, and the management company has invested in improvements. The last time maintenance fixed a problem for me was a couple of years ago, and the maintenance personnel back then is not the maintenance personnel we have now. Whenever leasing rates increase, they are reasonable. No ugly shocks. I have seldom heard any occupant complain about office staff or maintenance personnel here. Ashbrook is a most satisfactory place to live.

                                            I lived at Ashbrook for almost two years. From my first day, I had trouble with bugs. I set off a "bug bomb" when I moved in, because I wanted to make sure there weren't any creepy crawlies already in the apartment since it had been vacant for a few weeks. I found two large, dead roaches afterward. I took photos and showed them to the office staff. They claimed that they were "palmetto bugs" and that they weren't usually an issue there. This was an outright lie as I kept my apartment as clean as possible and still found live ones several times a month until I started insisting that they have the pest-control person spray my apartment every month on the dot. If there was any lapse in the treatment, I would almost immediately find one again. I requested that they send maintenance to check the seal on my windows and make sure there were no cracks that might be letting in bugs.                                               I wanted to wait until I'd lived here a few months before reviewing. I've been at Ashbrook for 3 months now and it's been a very pleasant experience. I have one of the renovated apartments and it's really nice. I love the "hardwoods," crown molding and new appliances. The management is friendly and helpful -- they don't just ignore you or treat you rudely because they've got a signed lease. When I first moved in, I had a few repairs needed, namely a leaking dishwasher, and they sent the repairman out in a very timely fashion. I like where it's located (easy JFX bus commute to campus) and it's fairly quiet. The only complaint I have is that my upstairs neighbor is a little loud, but that's not Ashbrook's fault. I would definitely recommend this complex to anyone looking!

                                                Lying in bed right now at Ashbrook listening to my neighbor's loud music at 11 pm. Noise is a problem here. Access to bus is good. Apartment layout is nice. Appliances are new. Plenty of parking. Maybe just unlucky with neighbors...smell of smoke seeping into my apartment, loud music at 1 am several nights a week, and a ton of random people coming and going from the building at all hours. It is not where I want to have my family. We pay way too much for this.

                                                  Ashbrook has been emailing residents asking them to fill out reviews on this website, so here goes: Pros: Parking is great, and it's easy to pick up the JFX straight to campus from the bus stop outside the complex. The grounds are very nicely kept. The maintenance people are absolutely wonderful, both skilled and friendly. Cons: My sense is that the complex is on a downward trend; the poorly-constructed buildings aren't really standing the test of time. A few vehicles with flat tires have just sat for weeks, giving the complex an air reminiscent of Mad Max. They were eventually towed, but not nearly fast enough. Drainage is awful it's as if whoever built the place didn't know how to direct water away from the foundation. The units also have laughably ineffective insulation. The air conditioning systems are so old that they need to be repaired every single summer. Previously, a pest control professional would come around with pesticides, and there was never trouble with bugs; as of now, I haven't seen any pest control people for months, and I and others have been having problems with roaches.
