The Experience & Performance Intelligence Quotient ("epIQ") Index measures:
over the most recent 365 day period. The index is presented as a familiar letter grade format to help renters evaluate all aspects of life at a community.
SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

We thank you for your review. We know this past year has been extremely difficult as we had to navigate restricting access to some amenities and making repairs to our pool. Because of the nature of this world pandemic, inspection processes and supply chains have been interrupted, making normal repair times much longer which have been beyond our control. This is not an excuse, just an honest answer to some of the uphill battles we faced in 2020. We appreciate your patience. We do anticipate a much smoother 2021, with our pools set to open in May and with social distancing protocols in place. All other amenities are open except for the business center and club house and have been for several months, most since the summer of 2020. We are available to print off anything residents need us too; all you need to do is ask. Regarding water pressure, please put in service request so we can check your hot water heater. When we do backflow inspections, it is possible that that sediment has built up in your tank and needs to be cleaned out and may be affecting the pressure in your unit. Again, thanks for your feedback and I really do hope you find that this year is much improved as we hope to see this pandemic turn a corner and complete repairs needed.
Thanks for your review. Please know we are looking into ways to help facilitate how the trash is handled in the new year, starting with a new signage package on how to use the compactor and where to place bulk items so they are out of sight.

Thank you so much for your review. We apoligize for the pools being under repair this year and are close to them being finished. Additionally there is a bus stop on the corner of Farrington and 54 with a crosswalk that was just established in the last couple of months. Not many people are aware of it and some that are, still opt to go up the Friday center for transportation. If you want to consider a more interior location at the community just let us know, we always have transfer options available.

We know that many of our long term residents are having to make the difficult decision of relocating to a renovated unit or moving all together. As our community has aged we do have to make the necessary improvements to bring homes up to date. We hate to hear that you feel this is us only caring about the bottom line, as we honestly are trying to make the best improvements possible to the community. We have been very honest in our conversations with long term residents over the last few years, allowing them to stay in their current homes if they wish and also trying to work with them on transfer rates if needed.
