This is a decent apartment complex with odd manage team and leasing terms. Every apartment has problems but some of them are just annoying. NOTICE: READ your lease before you sign them! pros: 1. The apartment is close to major road MLK BLVD. A, T and NS passes the apartment. NU and G also has stop in 5 mins walking distance. 2. The staff is nice and welcoming. But please read into the point 3 in the cons. Cons: 1. The leasing terms are odd (so PLEASE READ your lease before you sign it) You will not be able to pay the penalties to end your lease term early. You will be responsible for the rent till the signed date. You can find someone to take over your lease, but someone (you or the person taking over your lease) will be responsible for a "change of tenant fee" of at least $300. When you are signing the lease, someone in the office WILL tell you that no to worry because their apartment is very popular and they will help you to sublease your apartment when you needed it. BE CAREFUL: Do no be fooled by the fact they are constantly sold out (100% occupancy as they might tell you). the 100% occupancy is be cause the that they will not allow people back out in the middle of the year. When you ask them for help to sublease, they are going to tell you to post on craigslist. ONLY after you find someone, they will "help you" to do the background check and lease transfer. (who is the one really cares about background check now? ) They will rarely take your information and pass it along to the people visiting their office (I don't even know if that ever happens). 2. They will increase your rent year by year: every year, you will receive a written notice to increase your rent if you renew your lease with them. If you renew early, it will be a small increase like $25/month. If you do it later, the increase will be greater. They prefer new residents. 3. Although the front desk leasing staff is nice and welcoming, they do not have any power. They are temporary "employees". They receive a free one bedroom garden apartment on the property for working 20 hours a week. So, if you have any serious inquires, you will be handled to a manager level staff such as Trevor S. In contrast to the front desk, the managers are cold and negligent. Most of the times, they will tell you that they cannot help you because it will be violating the "fair housing law" if they help you. 4. When you are touring the apartment, you will be shown a model unit cross the office. Please notice that your unit could be very different from the model. Many units does not have the faux wood blind as you see in the sample. Many units are next to dumpster that smells really bad in summer. 5. The whole apartment complex locates on a low lying land which results in poor cell reception, very humid after the rain and a lot of bugs. Some times your car will get flooded when parked on site. (see attached picture) 6. So many roaches in the apartment.....They do regular pest control. They will come have someone treat your apartment per request. But they just can't really control the roaches. 7. Just like the pest control, other maintenance people promptly respond to your request. But they are not good at all. They have to come back for the same problem again and again. 8. The apartment is quite dark. Not much natural light you can get unless you are on some third floor corner apartment. On the contrary, the light outside your window can be very annoying during the night. They can light up your room (bedroom if you are not townhouse style apartment).
