Please note that I did not experience any of the problems listed below when the Madison was still the Fairington. I would rate the Fairington at close to 4 stars. However, for the Madison, I sincerely believe even one star is too many. They do not care about their residents in the slightest for the following reasons: 1. New management (Robins Property Associates) forced mandatory renovations in every single apartment, while occupied. They keep stating, in their online response notes to negative reviews, how they realize that renovating an apartment community while occupied is no easy task. Not only is it not easy for the residents, it is extremely inappropriate. I have never even heard of any other apartment complex, in the United States, doing such a thing to their residents. 2. Management threatens residents with fees if they fail to comply with every aspect of renovations, including cleaning up the area to be renovated beforehand, as well as letting workers into our apartment homes (unsupervised by apartment staff) who we do not know, while we are away. They advise us to secure all of our belongings beforehand, yet bedroom doors cannot be locked from the outside. Renovations are constantly delayed and rescheduled to the point where residents have virtually no idea when workers will be coming in. 3. After renovations were completed, microwaves, ceiling fans, and some cabinet spaces were taken out and not replaced. 4. Parking lots have turned into a construction site, due to renovations. 5. New management raised the rent $150 at the same time the forced renovations began. Pet fees and utility prices went up also. 6. Constant issues with water bills involving charges not being listed on rent bills. Management sent separate bill listing several months' worth of water bills in the fall. Currently, water is now billed separately. 7. An online forum was created, by the new management, on the complex's payment website. When people complain, management deletes the post even if it is reasonable. They say their forum is not a place for negativity in order so that they may save their own image. Negative reviews are deleted from their Facebook page in a similar manner. 8. Convenience fee are assessed in order to pay rent online with credit card. The option of paying through a bank account, free of charge, was taken away when the new management took over. 9. Complex utilizes Valet Waste, to collect trash, which residents place outside the doors of apartments. This service costs $25 extra per month, automatically added to residents' rent bills. Residents who do not need or want the service are not afforded the option not to pay for the service. Valet Waste trash collectors are very rude. They make lots of noise while doing their job and constantly arrive late (often past midnight when they are supposed to be finished by 9:30p). One of the waste collectors even threatened to sue me because my dog barked at him. They make huge issues out of petty things, such as trash bags not being placed in the container provided (which do not hold very much trash at all). They claim they collect recycling, but end up throwing all bags into the dumpster, whether trash or recycling. 10. Upon renewing lease, while the complex was still owned by its former management, residents were not informed that the complex was being sold during their new lease term, nor that any interior renovations were going to be performed while apartments were still occupied. 11. New management is very rude. Refuses to compromise with residents in the slightest, on even the most minor of issues. As a resident, I always felt as though I was being talked down to by the leasing staff. When I asked if renovations could be delayed for only a couple of days, the woman I was speaking to just kept repeatedly saying "Nope!" over and over again with the most gleeful look on her face imaginable. Leasing staff has the tendency to keep residents waiting outside their office while they talk on the phone. They also tend to pick up the phone, to start dialing a number, immediately when they see a resident walking up to speak to them. 12. Maintenance is rude. Work orders must be called in 3 and 4 times before maintenance begins to be performed. The same order often must be called in additional times for it to be completed, once started. I was woken up on several occasions however, at 7:30am on my day off, when maintenance was coming in to inspect that the complex's renovations had been completed in the units below and beside me. They didn't even come into my unit. Yet, for 45 minutes straight, on these mornings, all I kept hearing was a maintenance man constant shouting "MAINTENANCEā€¦HELLO!" accompanied by constant banging. The notice they had left said they wouldn't be coming until 9am. Absolutely unacceptable. 13. The couple that lived below me had 2 chiwawas with really bad separation anxiety. Whenever my downstairs neighbors would leave, the barking and howling would start. This lasted from 8:30am-9:0pm, very often later and past quiet hours. Sleeping late, on my days off from work, was impossible. Leasing office refused to do anything about the problem. 14. Numerous residents have complained about cockroaches. 15. Numerous car break-ins have occurred recently, for which new management consistently refuses to take any responsibility nor action. I am lead to believe that, due to the Madison's consistent disregard towards their residents, that Robbins Property Associates have purchased the property on the intersection of Colony and Fairview Roads in order to renovate it and earn money via a "quick flip" by selling it to a different company. I would not be at all surprised if they are not even called the Madison within a few year's time. Again, I have lived in this apartment complex since early 2012. I did not experience ANY of these problems until the new management took over and the name changed from the Fairington Apartments to Madison Southpark. DO NOT MOVE HERE. If you live here already, move out. You will be much happier.
