Decent at best,
Rules are not enforced and disrespectful residents are becoming more common. I have watched the demographics shift considerably over the last few months. I think the facilities are overpriced and pretty dated. They spend a few $$ to spruce up the office and then advertise it as a club-house but that is an advertising ploy. The pool is okay and the grounds are nice enough.
The apartments are basically a reflection of their money grab policies. Carpet is cheap, paint is worse than the carpet, sidewalks are dirty. They did recently spray paint a few of the curbs white and have tar applied to the broken asphalt in some areas. Another cheapo move but for $800 a month what can you expect?
They have overpriced their market and began to see several vacancies, I have a suspicion that vouchers are now being accepted to fill those empty units....hence the sudden increase in questionable neighbors. I have witnessed many long term residents move away after citing similar observations.
I was originally drawn here by the quite environment just off the beaten path. I paid a premium to avoid the negative impact that housing assistance has on a neighborhood, sacrificing amenities and convenience in the process. Summerlin has lost the environment and will soon lose my money.
