Everything seems to be in order, except for some things such as maintenance in the car wash area, the vacuum cleaner does not work well, when it is turned on an unpleasant smell of cigarette smoke comes out, and it does not have a good suction, the entrance gates to the condominium are sometimes damaged, the machines in the gym are somewhat worn out already and even some do not work.

    When I saw the availability of the apartment, I went to the Leasing Office and asked to see the apartment. Because of the quick look I was impressed by the upgrading of the kitchen. Upon the Leasing Office affording me with the "How To Apply" information the website was incorrect ( ), instead of ( ). After paperwork and payments were made I moved in November of 2023. Being that I haven't lived in an apt since high school I thought the protocol was a walkthrough upon obtaining the apartment to document issues. I never had a walkthrough to notice problems but instead on the "Inventory and Condition Form" it stated "Within 7 days after move in, you must note on this form all defects, damage, or safety or pest-related concerns and return to our representative". By this time, I was over the 7 days. December 1, 2023, I wrote to the Leasing Office and Emma Beltran along with pictures and video of issues, i.e. bedroom door patched up where maybe a hole was made, the garbage disposal filthy, floors not cleaned, washing machine hoses were switched where I washed my clothes on… See More>

      I appreciate that they are quick to respond to any maintenance request I have online. The increase per lease renewal is not outrageous. I only got one time increase that was very high but the rest of the renewals were reasonable. I like that the apartment community is right across police station where I feel safe and secure. One thing though, I keep complaining about a charge that comes on my bill, the Fetch charge which I never used. I requested for it to be removed but I was told that it was the corporate people's decision. I don't think that's right that we are getting charge of something that is not useful to us. This should be an option and not mandatory. Also, they are slow about my request of having additional dumbbells at the Fitness Center. I felt like my request for about a year now had fallen on deaf ears.

        Living at Matthews Reserve has been a mostly pleasant experience. They seem to be very concerned about providing a quality community experience. Units are well maintained. The grounds up front, where most visible, are kept clean and attractive.

            Experience has been fine. Typically apartment life, noise from neighbors. Y'all don't clean the complexes enough. There's garbage on my floor outside that just sits there, and I'm not talking about the dreadful trash pick up system that you cannot elect out of so it adds pointless charges to your monthly rent that you must pay. Same goes for the package fetch "perk". I don't need nor use that service yet it gets tacked on to the monthly statement. It's hard enough to live as it is with inflation and other expenses and now we're made to pay for these things we don't use. Doesn't make any sense to me. The trash pick up people can get a map of the complexes and just not pick up from the selected apartments in case people try to game the system.

              I've enjoyed living at Matthews Reserve very much so far. I have always felt self, it's generally quiet, and I have few to no complaints. The management are very friendly, and the maintenance are super helpful with anything that needs fixing or attention. All that I would say is I am not pleased having to pay $45 for trash the last few months. As a single person who makes 1 bag of trash per week, I am not happy that I have to pay $45 (20 for trash pickup and it's been about $20-$25 for valet trash) [maybe it's the other way around] and I find this very unfair.

                    My experience so far has been okay-there are a lot of positive and a lot of negatives about this complex. My neighbors have been extremely friendly, and the apartment itself for the price I pay is very nice but I want to emphasize for the price. My biggest complaint about this community is the grounds and the maintenance itself. The front office does not enforce ground rules, such as making sure the tenants clean up after their dogs, or not leaving garbage in the hallways. They do send out emails to remind everyone however if they would actually take the time to leave the front office and actually walk the grounds, they would see how inefficient sending out an email is. People are constantly smoking cigarettes and smoking marijuana on their balcony. I personally feel bad if the front office would actually leave the front office and take the time to walk around the complex, they would see how gross some areas of the complex are.                       I love this community Candace is always pleasant and helps me out all the time and she always greet me with a BIG smile. Maintenance team is the Best Cecilio and Antonio always on top of things I have NO Complaints . Oh yea and Emma is new buts she’s very nice and helpful.

                        The application process for Matthews Reserve was easy to follow, accessible and provided great convenience for new residents. The staff has often been available and helpful with any questions or concerns within business hours; in-person contact has always been pleasant and informative. Matinance has always been prompt with responding to issues, however the services provided is not always affective / doesn't always fix the problem. My advice, tour your promised apartment before signing your lease. I was offered one apartment, then due to complications from the previous resident, I was offered a secondary apartment. Upon my first night I noticed immediate concerns such as rotting cabinet surfaces, electrical outlets that did not work, and leftover painters tape around the apartment. The issues were resolved within a weeks time, which I am grateful for, however it is unfortunate that the apartment was offered /rented in the condition it was in. Overall a good community space. Semi-secure gate access, great parking availability, and a great location near downtown matthews.

                          In the two years I have lived in the community, I have been happy when it comes to things like the response to service requests, air conditioning break downs, etc. However, I have also experienced around a 30%+ rate increase. While I believe it is fair to request market value for new tenants... I don't believe renewals should be subject to the crazy adjusting markets. I can tell you right now that my cost of living has gone up significantly along with my rent, but if you think I've gotten a 30%+ raise at work you're wrong. I, and my fellow tenants, who I speak to frequently, are hurting... BAD. Do I believe the cost to Bell Partners (or the previous owners) have gone up 30%+ in the same time frame... NO. It would be nice to see a company more concerned with helping those who have lived in their communities by providing reasonable increases to tenants who stay with them.                             I will never live at a bell partners properties again. The people in my office are okay just okay. They have never went above and beyond for us. Or to make a good impression. We have had someone try to break after our neighbors across from us ask us to taken down our camera. when i told the office about this they didn't care. Package were stole before i got my camera installed. Maintenances people are great always complete tasks and make sure everything runs smooth. i am great for them. Before bell partners bought the apartment complex, we loved living at Matthews Reserve. we loved the people in the office. we still think about them all the time. and i hope there doing good. but the old office people make sure our need were met and resolve. the least we could say is we are ready to leave.

                              Apartments are over priced. The gate is always not having malfunctions. The office staff don't really care about anything. You'll tell them something's wrong and they will try to act likes it you. Until several people start complaining about the same thing. That's the only time they will look into it. The maintenance is decent. And there's a bad spider and water bug issue.

                                The apartment could use a little upgrade but overall enjoy staying here. I understand the front office can get busy sometimes but I wish they could pick up phone calls more often. They were supposed to come out to pressure wash breeze way however no ones has come out, it's a lot of spider webs in the breeze way.

                                  Overall, the community is good. Hopefully, there will not be any more spikes in rent, as we pay considerably for a 2-bedroom apartment. Also, many of us tenants are highly unsatisfied with the Trash fees and with Fetch fees, a service that almost none of us want. Other than that, we plan to live here a long time!

                                    It is very difficult to get phone calls answered by the office staff. After 2 weeks of trying and leaving voicemails I was finally able to get someone to answer. It seems that there is favortism among some of the residents and others are thrown by the way side.

                                        This is a nice place to live. It is a mix of longer term folks and younger people. It located within walking distance of most anything you need. The staff is always willing to help you with anything or just to stop and say hi.

                                            My experience living here has been great. My only complaint is having to pay for Fetch Delivery services when I don't use, which makes it a waste of money. Other than that, I don't have any other issues or suggestions.

                                              When I have problems they are quickly addressed. They do allow dogs off of leashes and smoking on the balconies. I'm not a fan of that. I also recall reading certain breeds of dogs that are not allowed and they still allow it. The grounds are awful unless you live by the pool. It's all dirt and broken bottles.

                                                  There's a curse on the swimming pool

                                                  Apartment management has changed 5 times since I've lived here. Yes, 5. And despite five different management companies, not one of them enforces the pool closing hours and locks the pool gate to prevent fights and loud parties from occurring at all times of the night. Despite numerous complaints from both myself and the neighbors, the pool gate remains unlocked. Surely there cannot be 5 different consecutive lazy unbothered companies, right? The only explanation is a terrible, unearthly curse that haunts the swimming pool that prevents anyone from locking the gate when they say they're going to lock the gate. Beware! Cursed pool!
