I have been at the current complex since 2014, when it was owned by Bell Properties and owned by Bell Partners and known as "Bell Falls River." I don't know if the staff is just cold to people-to be fair, not all, but there has definitely been poor leadership in my opinion. This may not be the behavior of parent company Cortland Partners by nature but it sure seems like it. The location and the residents are great. But since Cortland took over in September 2017, this place has been a disaster-revolving staff, a huge increase in rents, major noise and construction issues. Less than two weeks after the takeover, Aurum closed down the public laundry facilities. Residents were told they could "rent" a washer and dryer for an extra $40 a month. Great way to welcome yourself to a community. I have Cerebral Palsy. A year ago (February 2018) AFR put up temporary mailboxes that were unsafe and in the highest traffic area in the complex. The mailboxes were impossible for the elderly and disabled to use, with no lighting. Even the mail was shut down (and the mailman actually told me illegally-though of course the staff-NONE of whom is here now, said otherwise) I asked repeatedly that the mailboxes be made safe, and was told they would be. My best friend, fearing for my safety, was getting my mail for me. In April, with still no change, I alerted the City of Raleigh. Their ADA experts found the mailboxes unsafe and that they didn't have all the permits they needed for construction. Suddenly a ramp with a motion light was put in, and construction was shut down for two weeks. The Leasing Manger at that time, Tee Simmons-the Tee S. who gave this place a 5 star rating on Yelp-found out I had called the city. She accused me of being "ungrateful" and a "bad resident." But she had no issue with trying to get me into a new renovated apartment at a much higher rent. I agreed to a 14 (actually 15 with the late move in) month lease in April, to start in June. I was supposed to move June 2, 2018. On May 31, I got a call from the office-NOT from any of the on site staff but from a guy who normally works in Charlotte and was filling in-that my apartment renovation hadn't even started! I had to live out of boxes for three weeks. THAT'S NOT easy when you can barely walk. Aurum Falls River itself offered me NOTHING. It wasn't until I complained to the corporate office in Charlotte that I was granted two free months. The head man in Charlotte, Pip Cornish (also no longer with the company) said, "Bobby, we really screwed up. "You deserve a lot more but that's the best I can do." Against the advice of friends and family, I decided to stay, hoping things would get better. By the time I moved on June 23rd, Aurum was on Leasing Manager #2-who was a great lady-but who left less than six or eight months later. Flash forward to the present: Cortland is trying to evict a man with severe , life endangering Multiple Sclerosis-a man who has been here for over 14 years who has seen his health deteriorate-ON LESS THAN TWO WEEKS NOTICE. Why? Simply because the man's wife called 911 and was upfront and forthright with local and regional staff about what led her to do so. A notice to Vacate the Premises was dated April 12th but not issued to the family until April 17th. EVERY management staff during the family's time here has been made aware of this gentleman's condition. Worse, the current Leasing Manager gave the notice not to the sick man or his wife who provides him 24 hour care while homeschooling her son, but to the 11/12 year old boy OUTSIDE their home in the breezeway (corridor) before just walking away. If a management staff person isn't capable of dealing with adults, is that the kind of leadership Cortland Partners wants leading their properties-no matter who is right or wrong in a dispute? Instead, not even a knock on the door to speak with the woman, or a polite attempt to speak with the severely ill gentleman. As I said, I have Cerebral Palsy. I can barely walk. Sadly, I might as well be LeBron James in comparison to this man with MS who suffers physically more than I could imagine. So what Aurum Falls River/Cortland Partners is doing isn't just wrong, it's sinful. This should be a great community and a great place to live in North Raleigh. But unless Cortland Partners decides they care about people, with workers who care, or sell the place -it won't be. I admit I am here simply for the convenience of the nearby hospital and friends. But I cannot in good conscience suggest Aurum Falls River as a place to live as long as Cortland Partners is in charge. Robert Taute

I will say this: I am grateful to AFR for allowing me to continue to work on my writing! Seriously, I hope upper management at Cortland Partners sees this. I know at least one member who knows the concerns I have. Cortland Partners/Aurum Falls River got off to a slow start here. There was much to be "teed" off about. A "Simmons" Beauty Rest Mattress and a good night's rest would not do the trick automatically. Translation: The first leader at Aurum Falls River should either be moved behind the made the head of the Cortland Property in Pyongyang, North Korea. You know, the complex next to the nuclear power plant. Seriously, she probably should look for another line of work. Right away, there were issues. Cortland took over with little to no warning for the vast majority of residents. Had I KNOWN this, I probably would have found another place to live in September of 2017. Almost immediately, public laundry areas were removed and residents were given the "option" of "renting" a washer and dryer from Cortland. Hey, what resident DOESN'T want to see their rent increased $40 a month in just a matter of a few days? Then there is/was the construction: It was loud and intrusive. Residents in some of the back buildings weren't able to park near their particular building for awhile' Next, (and this happened to me) rumblings that with renovations coming, the vast majority of residents, even long term ones, would have to reapply to meet income requirements on the hyper-rent increases expected. Rents were to increase as much as $300-$500 to meet "market value." Residents who protested were often silenced by the "Grand Exalted Mystic Ruler" Cortland had set in place here. One lady was called "the worst resident on the property" when she dared complain about the noise and renovations. One elderly couple I know left not because they wanted to leave, but because their adult children could NOT get a straight answer as to what their new rent would be. Another couple dealing with severe illness was offered the chance to move to a renovated apartment-ON TWO WEEKS NOTICE. A single Mom with a Special Needs child was told her rent would go up $300 when her lease expired in September. Yup, Aurum Falls River had obviously studied, "How To Win Friends And Influence People." Residents started leaving. Even today, I met a couple who are leaving after 11 YEARS to buy a home rather than face a rent increase. Another lady in my new building told me point blank she's leaving in September because she could not trust the original head of the leasing office.. Then there is yours truly, Bobby Taute. Where do I begin? Back in February, Fearless Leader began pushing the idea of a 15 month lease starting in October 2018. The "idea" was to have me pay my then current rent S October, November, December free, get January free and see a $200 plus dollar rent increase the rest of the way. Of course, most of my income is from Social Security Disability, and I wasn't working at the time. Having Cerebral Palsy and not wanting to move in winter, I said no. Then the fun REALLY started! On February 16th, residents with mailboxes near the permanent leasing office were told that there would be NO mail delivery February 20-22, immediately following Presidents Day. The mail carrier here and two other postal employees have since told me that NO MATTER WHAT came forth from the leasing office, this WAS ILLEGAL! The idea was to rebuild the leasing office. Temporary mailboxes were erected and in place February 22nd. Here's a question: Why not put the boxes up first so that the mail would NOT be disrupted? Of course, it did not help that those mailboxes (STILL THERE AS OF THIS WRITING) were not safe. They were in a busy traffic area, with no ramp so that people in scooters or wheelchairs could reach their box or mail a letter. The mailbox is/was above a curb. I shot videos of myself going to get the mail. Friends thought I was crazy. All the while I was told, "We will make things ADA accessible." When I said I missed a paycheck that 3rd week in February, a staff member no longer here said, "You know Bobby, we can do anything we want. Remember when your lease ends we don't have to let you live here." I reached out to people familiar with ADA Regulations. The City of Raleigh sent inspectors and found ADA and construction violations. The mail carrier told me that The Chosen One was furious. "All because of one resident, a ramp and sensor lights were put in at the temporary mailboxes in TWO days in April. But this time they stopped the mail without telling anyone because the ramp it wasn't safe." I am that resident. My late mother was one of the founding members of United Cerebral Palsy on Staten Island. She would have heads rolling. In the interim, I had agreed to a 15 month lease due to start June 2nd. I am near friends and medical providers, and my rent 'ONLY" was due to go up a little over $100. I did it for practicality rather than desire. But when She Who Rules With An Iron Fist Learned I was behind the City of Raleigh's investigation (I DON'T know how she learned that) it was, "How DARE you do that to us Bobby. We have followed all ADA regulations to the letter. (Ah, no, you haven't) Maybe you should look for a new community." Fortunately, that person was soon replaced with a much better crew. HOWEVER, in large part to the lack of leadership displayed by the 1st leasing manager here, my apartment WAS NOT READY June 2nd, and I was told this at about 3 pm on May 31st! I have since learned that I am NOT the only one who has gone through this. As you can guess, I was not pleased. I had to wait THREE MORE weeks to move, and lived out of bags and boxes after relying on friends to pack me for a move to a renovated apartment. Fortunately, "Where sin abounded, grace did much more abound." (Romans 5:20) There is a new team in town led by Yvonne Telles that is trying to make things right. The regional office made a fair offer at restitution, even admitting I deserved more but there was only so far they could go. Understandably, I had friends wanting me to "lawyer up" and "get on TV." To be honest, YES, I could have done those things. But I am too old and in too much pain. I just wanted to see things done RIGHT. Cortland Partners/Aurum Falls River has a LOT of PR damage to repair here. Residents loathed the previous "leader" so much they expect more of the same. They ARE backlogged with work. They MUST remind pet owners to curb their dogs. Some of the work sites have looked unsafe. But if ancient Israel could survive King Saul by going to King David, "a man after God's own heart", maybe Yvonne can turn things around. But ONLY if Cortland Partners gives her the resources and time to make things better here. She has two great youngsters in Clint and Grant as assistants. Residents and staff alike know Yvonne has 100 times the integrity and people skills than the person who came before her. Cortland just has to decide how it will oversee this property. Here's a hint: LET THE RESIDENTS KNOW YOU CARE. Run the property with wisdom and integrity, and the "two P's:-People and Profits-will be there when all is said and done.
