The Experience & Performance Intelligence Quotient ("epIQ") Index measures:
over the most recent 365 day period. The index is presented as a familiar letter grade format to help renters evaluate all aspects of life at a community.
SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

Hi Caroline. I am sorry to hear that your departure was not what you expected. Your move out walk was completed by both myself (the Community Manager) and the Maintenance Supervisor. When we walked in we could smell cat urine. We pulled back the carpet because those pictures are easier for you to see the stains than on top of the carpet. I should note that when we pulled back the carpet it was still wet in places with urine. We cannot, in good conscious, give a carpet soaked in cat urine to the next resident and we therefore are left with no option but to replace it. Since it was a pet that you had in the apartment that damaged the carpet we have to pass that carpet prorate charge on to you. We did not charge you for the full cost of carpet and pad replacement and instead prorated it to be fair to you. We did not change the carpet to vinyl, and are not changing to vinyl in every apartment as you stated. This is easily verifiable by anyone who walks the units here. This apartment was not left spotless. The oven, the tubs, the refrigerator, the floors and cabinets were all dirty. Your lease tells you to clean up before move out and our office staff told you to clean as if you had family coming to stay with you. It is evident that you did not clean up at all. The drip pans were stained beyond salvage and that's why you incurred a $20 charge to replace them. I hoped that we could speak about this in person after you called and berated a member of our staff but when I called you I was sent to voicemail and sent an email asking me not to call you again. I have respected your request to not contact you via phone but am open to speak about this if you would like to contact me directly. Thanks for your time and residency with us.
