Don't Walk... RUN!!! I've lived here for some time now and can honestly report that this place is a total dump! All the stuff you'll read on here about drug dealers, pill-heads, drunks, prostitutes and sketchy people calling this place home AND YES even the management office as well are totally true! Known criminals live out here in abundance! They say that they run background checks but it doesn't seem to stop them from renting to sex offenders, drug dealers, and troubled individuals fresh out of jail or prison. Homeless people are always hanging around and a few weeks ago one of them got stabbed on the grounds! There is a huge roach and *BEDBUG* problem in these buildings! When I noticed a heat remediation truck treating an apartment I asked an office staff member about it and was told that they were merely treating some minor water damage. It was shocking to later learn that instead of being truthful they would have chosen to flat-out lie to both current and perspective tenants, because as it turns out they were treating bedbugs! I suppose the office staff was instructed to lie in order to discourage tenants from justifiably vacating the property and to prevent a wider audience from finding out about the problem, but an ongoing public health issue like bedbugs is a very serious matter, they should have notified all tenants immediately, informing them on what to be on the lookout for and how to take preventative measures to prevent further infestation! I'm not sure, but I think that failing to do so is actually (or certainly should be) against the law in multiple unit housing... To their credit, weeks later they did finally inspect all of the units (using a black-light) but never once uttered the word "bedbugs" or actually informed tenants what the nature of the inspection would be on the notice to inspect that was posted in the halls. To date, I can't even count how many units have already been remediated and yet the problem persist... Nice work Campus Edge! Junk furniture and thrown-out mattresses & broken tv's are always piled-up around the dumpsters! The pictures below show you just how bad it has to get before they haul it off, then the pile of junk just regrows steadily until it looks like that all over again in a few weeks. I don't think I've witnessed more than a few days go by before it starts to accumulate all over again, BUT does it have to get that bad before they finally do something about it? REALLY! Drive through the parking lot on any given day and see for yourself, you'll think you're driving though the city dump! This place is not clean nor is it safe by any means, the police and sheriff departments are frequently in here responding to some sort of disturbance or looking for wanted individuals, it goes on pretty much daily and at all hours... Drugs are sold brazenly and openly, vehicles pull in and dealers walk right out to provide window service! Noise is a HUGE issue too, with drunken or stoned residents and/or obnoxious other's from who knows where screaming and shouting at each other while roaming the grounds, hallways and parking lots at all hours, and booming window-rattling subwoofer vehicles trolling though with no regard for what time of day or night it might be! It's especially bad in the late evenings and on weekends, so good luck getting any rest after that long day of school or work! The only good thing about this place is that it's cheap to live here, other than that it fails miserably on everything else except location. If the HOA had half a brain they would prevent individual owners from self-managing and standardize the pricing! They would set reasonable rental requirements and strictly adhere to those rules! Most importantly, they'd hire a new management company to oversee the changes! One company should manage and oversee the entire complex instead of a basket of management companies and individual owners doing as they see fit. It's a total joke how these owners and multiple management companies pass the buck between themselves... They know this place is in rapid decline and ciaos, but they just point fingers at each other leaving little to no room for any real accountability or solutions. Because of this hodge-podge management mess few meaningful changes ever take place and nothing much ever changes! Most of the apartments require that you share the kitchen with your neighbor, which (based on the obvious) may or may not work out well for you, or even be safe for that matter! They are suppose to match you up with someone based on similarities, but they will throw anyone next to you that they wish, the match-up process is complete BS! The apartments are also suppose to be single occupancy units only, but in reality you might end up living next to a couple or even an entire family! I have personally witnessed as many as five people living in one unit. Move here at your own risk because that's exactly what you'll be taking, a huge risk to your safety, health, and overall wellbeing... This place is a total ------ right in the heart of mid-town and how/why the city would allow ANY apartment complex to operate this way without major sanctions or fines is a total mystery!
