We are recently new to this apartment/community in Omaha, Nebraska. There hasn't been any problems other then some minor stuff that needed to be taken care of within the apartment that was vacant for sometime, but that was very well communicated when we were shown the apartment. Whenever we found something that needed to be taken care of we have sent in a request and it has been taken care of immeadiately. Enjoy it so far!

    Overall a great experience. Clean, quiet and the maintenance team have been excellent. Quick access to the interstate and local shops. Very quiet neighbor's so that's a big bonus. Large balcony and great access to some near by trails and parks.

      I'm delighted to share my experience living in this apartment ? it's a true gem. The first thing that struck me was its cleanliness and the welcoming atmosphere.         Decent Apartment with Terrible Management.

        The amount of apartment you get for the price is pretty good for the area. There’s plenty of storage in the kitchen, I have a little laundry room, the bedroom is fairly large with a big closet. Everything else about this place sucks. There are only 2 windows that open in my apartment, and they’re both tiny. All the other windows don’t have a screen and are painted shut. There is a fly problem. I think they come through the vents. It’s extremely annoying and gross to have to kill 5 flies everyday. The hallways in the buildings are disgusting, with stains on the carpet, chunks taken out of the brown-gray walls, and trash everywhere. Management is a joke. Getting them to the location and getting all of the paperwork signed and keys in hand was like pulling teeth. SO MANY UNANSWERED PHONE CALLS. And the person who finally showed up seemingly had never done it before, because he had to make several phone calls to somebody else in management because nothing was working.           The Good: Current price is slightly below market average for a two bedroom. There is a walking path nearby which cuts through a wooded area. The Bad: No office manager, which means getting a reply on anything is impossible. Since moving in (2 months ago), we've had the following problems, all of which are unresolved: An interior door was taken down for repair, we have not received a new one. Bedroom window does not open/close. Stinkbug infestation. Exterior doors do not close/latch, meaning the building is insecure. The lock on my mailbox is broken and the door does not close. The Ugly: There is dog poop. Everywhere. There are bins with waste bags around the complex, but the bins are usually overflowing and the bags are missing (empty). They also have a dog run area, but it's literally a patch of dirt. Come Spring/Summer I fully expect it to turn into a mud patch.

            BEWARE..ROACHES!! Lived here for about a year and a half. First year was tolerable..had a few maintenance issues that were annoying but not the end of the world such as malfunctioning dryer, sporadic leak in bedroom ceiling, clogged drains, and broken garbage disposal. We renewed lease for another year at the beginning of 2020. Shortly afterwards I began noticing small bugs scurrying around kitchen and dining room in the evening/night. Wasn't sure at first what kind of insect these were but after googling I found out that they were German roaches. I immediately began collecting as many dead ones as possible to show to the leasing office and put in a work order. Office staff personally called me and said they would have an exterminator come out to spray the building. I prepped by removing all of our belongings out of cabinets and closets which was a waste of our time. I was under the impression that the entire building would be treated since the roaches did not originate from our cleanly and well kept unit but later was told that only "select" apartments were sprayed (my guess is they sprayed ours and the 2-3 empty units only).               Overall Briar Hills is nice place to live. It is fairly quiet, most people are friendly, the staff is very good and responsive. I have lived here for 7 years and I do like it. There are some nice amenities such as a dog park, grills, pool, and a decent workout facility. The reason i am rating them 3 stars is due to 5 reasons which are minor. 1) Mandatory renters insurance. While $10/month is not bad for renters insurance, but this one is absolutely horrible. The mandatory insurance only covers about $500 worth of damages. I have $50,000 renters insurance from State Farm that cost less than the mandatory insurance. When questioned about it they claim that it is to cover pet damages or other damages that we cause. Well we have to pay pet rent and a pet deposit, along with a general deposit when we signed our lease. I can understand it being mandatory for those that do not have their own renters insurance. 2) Not enough parking.                 The units are well-insulated, clean, grounds are maintained. The staff are friendly and helpful. If something needs to get fixed in your unit, it usually gets repaired within the week. The cost of living is high in this area.We are in an excellent school district, but there are the usual challenges of living in a more affluent community. This apartment complex allows pets, so hopefully the tenants clean after and leash their pets- for the most part they do. The tenants are allowed to smoke on the grounds and balconies, so opening your windows is at your own risk. Since lots of tenants have pets, I imagine carpet wears faster in those units. Fortunately the carpet was new when I moved in-I could barely smell the dog(s) that previously lived there. Eventually the smell disappeared (I have a sensitive nose). Overall I like living here. I wish it had a playground on the grounds as this fosters a sense of community. And if they had a no smoking policy (throughout the property), I think I could justify the high rent.                   I have lived here for four years and when I renewed my lease this year I mentioned my carpet is wearing out. My property manager said they would replace but my rent would go up $129 a month... I feel that this was not feasible why pay for something that you rent... So I asked for them to stretch and clean... Briar hills agreed and 90 days later no one has contacted me... I hope they are more honest with you!!

                      I recently moved out of this apartment complex to be closer to where I work. My girlfriend and I lived there for a year and a half. It is a little pricey but given the size of the apartments and privacy the price is well worth it. It is a smaller complex which is nice, and the walls are thick so you rarely hear your neighbors. The maintenance man and woman who works the office are very pleasant and accommodating to your needs. The grounds are kept reasonably clean and well landscaped. Lovely apartments and easy access to dodge makes commute times reasonable considering how far west it is. In conclusion I would absolutely recommend these apartments as long as you can afford them.

                        I moved into Briar Hills about one month ago and I absolutely LOVE it!!! I live on the 3rd floor with vaulted ceilings and it is sooooo nice to have that! It makes it feel like there is sooo much more space. The office staff was super friendly. Christine is fabulous and did everything she could to make this empty new apartment a home. James, the maintenance guy, is very prompt with his service requests and came in with a smile on! Everyone is just so friendly and I absolutely agree with the review that said the hallways don't stink! They smell amazing and the hallways are clean and not filled with trash by the mailbox like other places were. I seriously have no complaints. AMAZING!!

                          My husband and I moved into Briar Hills last May, while we were in transition to a new home. We have been very happy with our experience. Beginning with the move-in, signing the lease and procedures was very simple. I felt that the apartment and the common areas were all very modern, well kept and clean (note, the hallways did NOT stink - as many other west Omaha properties we toured). We have not had many maintenance issues, by any means but when we did - service was prompt and the maintenance guy was very friendly and knowledgeable. I appreciate how accommodating Christine was with several packages that I received, during the time living there (as I often missed Fed Ex and UPS during the day) and appreciate her signing for them, and offering to often deliver. All in all, we were very happy with the apartment and how safe yet tucked away and private it was.

                              Can't imagine living at a different apartment complex. Perfect size to be a small community, not a mega-complex. Close to everyday shopping and malls. Easy to get on Dodge for commuters. Very friendly neighbors. Pets are not an issue. I live on 3rd floor. The vaulted ceilings are superb and the unit is 1200 sq. ft. Inside is very well maintained and modern. Bathrooms and closets are very large but do not take away from room size. Kitchen is great size along with dining area for large kitchen table. Apartment accommodates large scale furniture. Complex mgmt./staff are always very positive and responsive to requests or issues.

                                I Do Not Recommend Briar Hills Apartments

                                My husband and I had a terrible overall experience with Briar Hills. Not only are their office hours terrible, but their overall quality is poor and overpriced. The "workout room" resembles a dark chamber with minimal, below average equipment. We have been in an on-going battle with them over dues that we were told we did not owe. Their communication is poor and we feel that we are being scammed. We do not recommend these apartments to anyone.

                                  An apartment that really feels like home.

                                  I don't have enough good things to say about Briar Hills. My apartment is beautiful (I opted for the 3rd floor that has the amazingly high ceilings and gas fireplace). My walk-in closet is large enough to hang pictures in (seriously). I have a mud room with a full size washer and dryer and cabinets with storage space. I never hear neighbor noise, the common spaces are well maintained, and I very rarely have to park further than 10 feet from the front door. Maintenance is always prompt and Monica, the property manager, is always helpful to accommodate any request. It's also one of the very few places that are nice that also allow cats that are not declawed. I can't imagine living anywhere else!

                                    We love it here!

                                    My 2 children and I have lived at Briar Hills since April 2009. The experience has been great. I love that it is quiet amidst the busy area that lies a couple of blocks away. Anytime that we have had a maintenance need, the company has been there within an hour. That is a great perk! Monica, the manager, was great during the application process to move in, and has remained great. I would recommend Briar Hills to anyone. In fact, I have. My friend, who lived there in the past, recommended it to me which was why I wanted to move in. The location is great, company is great, manager is great. Couldn't be happier. We plan to stay awhile longer!

                                      Fantastic place to live!

                                      I lived at Briar Hills with my fiance and our three children for 2 years. We absolutely loved it there! The only reason we moved was because they started allowing dogs which we were completely excited about because we had wanted one for so long. We got a dog without checking with the office on weight limits etc (our fault). He ended up being over their weight limit and Monica told us that we couldn't have him there. Which meant we had to move because we weren't going to give up our dog. Monica was fantastic about the entire situation. She told us very politely, and she told us to take our time looking. She didn't make us feel like we were being kicked out what-so-ever. I wanted to write this review because I saw the previous post about them being too expensive for what you got, the workout room being too small, fees they weren't aware of etc. They are kind of pricey but we thought that they were worth every penny.                                         So far so good!

                                        I have lived at BHills for about 1 1/2 years now and so far I have thoroughly enjoyed my stay. I am very pleased with the size and openness of the apartment. The reason that I chose to move here was because the staff catered exclusively to me. I asked her if I could have them paint the walls for me because I did not like plain white walls and she made it happen. I requested a new carpet because I am allergic to cat hair and she made that happen as well. I love that this complex is in a residential area, I feel like I am part of a community as opposed to just another apartment complex. The complex is so hidden, it is truly cr me de la cr me! The fitness center and the pool are a little small but I guess it doesn't matter since they are not used very often so they are always available. The office has weird hours but they are always willing to set up a time to meet on the days that she is not scheduled to be there. Overall, I give this complex ***** (FIVE STARS)

                                          Buying a home, we'll miss Briar Hills

                                          We have greatly enjoyed our time in Briar Hills Apartments. It is a quiet and safe community that we will miss. Our 2 bed, 2 bath apartment is so spacious with it's high ceilings and great floor plan. Monica, the site manager, was always very friendly and helpful as well. We would highly recommend these apartments!

                                            i absolutely love this place. been here almost two years and no complaints. if i ever have a problem with my apartment the staff is very helpful and quick to solve it. there is good parking. the area outside is always clean and well kept. as for the apartment itself, i love it. the style is modern but very homey. it is peacful and quiet, never had a problem with neighbors. everyone is pretty friendly. it is very spacious. the master bed is a very good size and the closet it phenominal. the second bedroom is only a little smaller which i love. and the bathrooms are surprisingly roomy. oh and the washer/dryer unit is a huge plus. the living room and kitchen space are open and have a very relaxed feel to them. i like that it is not too far from the grocery store and there are great stores close by. i think that it is a good place to live whether you are single or have a family. i would recommend this place to anyone.

                                              Quiet and peaceful.

                                              I have lived at Briar Hills for a little over a year now and I love it! It is so quiet. All of the surroundings are completely serene but yet you are still just half a block away from the interstate! The complex is very clean and the staff is courteous. I have only had two maintenance requests since I have lived here and management sent someone out immediately. The only bad thing that I can think of is that the pool is somewhat small, but there are hardly ever any people there so I guess it is not so bad. Parking is great, I do not really have any complaints. My favorite part is that I have a full size washer and dryer in my apartment. I love Briar Hills!

                                                We lived in these apartment for 2 1/2 years. We loved the staff, and the apartment! they are spacious and very peaceful! We did have an obnoxious neighbor above, but made it throuhg that! There was always parking close to the apartment and the property was always taken well care of! I would live in these apartments again!

                                                  When we moved in our carpet looked like ---- and we had water damamge that they did not disclose . Our neighbors are kind of cool but the pool closes too early. They are not the friendliest staff and your packages are not safe because they do not check to make sure you are the one who is suppose to get the package. And their office hours suck they are gone more than they are here. Also the parking sucks and they should work on improving the gym. I would suggest not moving here.
