AVOID (LOOK ACROSS THE STREET AT CAPITOL PLACE APT)

Overall appliances and design of rooms were nice. However, there were a lot of things we could not see/know until we lived there long enough to experience it, that's why you won't be able to set up visit times too early or late, unlike other places, where you can self tour or stay late at... 1) walls are incredibly thin, you can hear people snoring some times... 2) a lot of pet urine and feces left laying around, with no staff to promptly clean or replace soaked carpets. It was extremely bad in the garage elevator... we would rather walk up 5 flights of stairs with full bags of groceries, than take the elevator with urine fumes... 3) We were told the AC unit does not heat/cool more than 20-25 degrees from the outside temperature... This was the first time I've experienced this, and I've lived in 5 different apartment complexes in Omaha. On hot days, our apartments would be at least 78degrees... 4) we took a video of our apartment when we left to use as proof for the condition we left the place in.     DO NOT LIVE HERE. They may look nice on the outside, but that's about all the positives. The walls are paper thin. You can hear EVERYTHING from your neighbors including snoring through the walls. Speaking of noise, don't expect to get any sleep on either side of the apartment. I moved to the street side thinking it would help with the noise (it didn't). The district side will have loud base until 2 am, the west side facing the street will have screaming drunks, fights, shootings, drag races and sirens every weekend. Then you get to come out to the street in the morning littered in vomit, blood and trash! Rent is incredibly expensive for what you get. You are nickel and dimed for everything. Every months rent is a different amount. They don't fix anything you ask for. (I asked multiple times about the bike pump being fixed, with no avail) Then when you move out they love to tack on more charges. Save your money and your sanity do not live here.

      Nice, modern building. Great location in the nicest area of downtown Omaha. Great amenities and security. The management team is excellent. Most of my contact was with Alescia. Alescia is warm, friendly and professional. Ericka and Jasmine are also friendly, informative and professional. Maintenance requests were handled promptly and efficiently. Capitol District Apartments is a great place to live if you want to experience downtown Omaha living. If I hadn't been transferred out of state I'd still be there.

        The place looks good, but that's about it. The local administration is awful, specially Alecia. they promise things that they do not do, and they complaint about things that don't matter. She has been rude to me several times when I am asking simple things, even to talk to her to solve matters during the normal work hours. the walls are paper thin and you will hear your neighbors all the time. windows are cleaned only once a year, so be ready to have a nasty view of Omaha. the gym is not good, the equipment is often not cared for and machines are not greased. there are two mail locations, so good luck finding your packages. parking is good but expensive. I haven't gotten my pool pass as the contract says yet either.

          The location is great and the apartment was pretty nice (although you aren't going to get much overhead lighting here). Capitol District advertises as luxury downtown living but it is anything but. The building is only 3 years old but they do no patch and paint so the fluorescent lighted hallways look like my old college dorm. Worse actually. Rarely is the place cleaned thoroughly. Often there is puke and urine right outside the main door that doesn't get cleaned up for weeks. And the dog park is not maintained. They went to some expense to refurbish it but the tenants aren't held accountable for picking up after their dogs so it is almost always full of dog poop (most places of this type would use a camera to catch offenders or DNA the dogs (like at the Triangle)). I often cleaned it up myself although management claimed the maintenance workers were supposed to be doing it - they rarely did. When you put in a maintenance request, the main guy whose name is Jeremiah closes it with a "it's been addressed." It's been addressed generally means they aren't going to fix it.             Everything is new and up to date, well kept and clean! The location is the best in downtown Omaha! The staff is very friendly and helpful, they are my new friends! Bottom line don't sign anywhere with out least visiting these wonderful apartment homes first!!

                Capitol District is one of the best apartment I ever stay in. Not only they located in downtown and have easy access to all the pubs, clubs, and bars (as a resident, you have a resident discount to the places around you), they have free events for you to join. Like today, there is a thanksgiving event that I did not know of and didn't RSVP, however the staffs welcome me with an open arm and all the residents are friendly and happy to see you. This is the only apartment I stay in that offer you free drinks and food!!!! Best apartment in Omaha!!!

                  Great apartment and friendly management. Even had a thanksgiving dinner for residents. Convenient location and lots of nearby activities. Can get noisy overlooking plaza on weekends, but not a problem for me.

                    Pet friendly living space. Great location in downtown Omaha. Walking distance to the Old Market, CHI Center, Holland Center, and T.D. Ameritrade park. Easy access to lots of good food and entertainment.

                      Avoid living here at all costs. When I initially moved in, I liked the modern look and the professionalism of management. A few months into my lease, that manager left and the place has since fallen apart. They are probably on their 5th manager of the year and they continually seem to struggle keeping this place from falling apart. In the past few months, my apartment lost hot water on 2 occasions, had a leak in the washing machine that caused a flood in the unit, had a fire on the grill outside as management never cleans them (luckily, a resident grabbed a fire extinguisher before it caught the building on fire), and have coffee machines that they love to show on tours break down for 80% of the year. When my apartment flooded, they provided no communication and I came home to my belongings thrown across the apartment and carpet ripped up with staples sticking out. I thought I had been robbed and it took me reaching out to the manager to find out what happened. They refused to allow me to stay elsewhere and I instead had to live with 2 of the rooms unusable and my stuff… See More>

                        When I was offered a job in Omaha, I had a couple of choices but in the end I chose Capitol District because 1.) it is New, very clean and modern 2.) very reasonable prices 3.) EXCELLENT STAFF and 4.) prime location. I was moving from New York City and I transacted my entire business through the internet. I have TRAVIS to thank because I chose the unit and terms of the lease through the internet, He was very patient in explaining the contract, what to expect, the facilities and most importantly is that he gets back to you immediately. Once you move in, ALEXA will take care of all your needs. She is very attentive, very friendly and gets the request done in no time regardless of what it may be. I consider these people my friends. Check it out especially those moving from another State. You will LOVE it here. PET FRIENDLY AS WELL. Best, Efren

                          This is the first we've lived in an apartment for many years. We moved here after selling our home, thinking an apartment in downtown Omaha would be a fun and exciting change. It's been an outstanding experience. There are so many places to eat and drink nearby. Several different parts of downtown (including the Old Market) are easily accessible by foot. Other cool neighborhoods are just a short bike ride or drive away. We are having a blast exploring all these places. Capitol District Apartments has itself been a wonderful experience. The building is well-run, nicely maintained, attractive, safe and friendly. We've made our apartment lovely. Our view is fantastic. There is a sense of community here and at the same time we have all the privacy we need. There's a delightful mix of residents in Capitol District Apartments; everyone seems friendly and thoughtful. The place has a good, upbeat vibe. There are lots of choices of places to live. For us, Capitol District Apartments is a great fit and we are happy here.

                            The Capitol District Apartments are the perfect place to live if you love downtown and you love to be in the mix. The area will be surrounded by different bars and restaurants, and events are always taking place inside the Capitol District plaza area. Despite being right in the middle of an entertainment district, The Capitol District Apartments serve as a cozy and quiet home when you need some r & r. 100% would recommend any of my friends to live here. PLUS management is AMAZING -- so friendly. <3
