I have been a loyal resident at capitol hills apartment for 2 years. I took over another tenants lease during the summer and my room was never repainted or had the carpet cleaned when I took over the lease. There was a wine stain from the previous tenant that I mentioned to the office so I would not be charged at the end of my lease. I got a call from the office last week asking if I wanted to end a month early and let a new tenant move in and I was happily willing to do so. We agreed for me to move out on Sunday the 26th. I came in Thursday to sanitize the apartment and move out my things. I had a few things leftover and decided to do it Saturday since my official move out date was Sunday. On Friday, I received a call asking if they can inspect the place and clean the carpet for the new tenant. I was asked if I wanted the belongings that are there and I specifically said "YES"!! I still had many shampoos, conditioners, a physics binder, Clorox wipes, a sanitizer spray bottles, towels, and more. The office… See More>

    Suuuper affordable rent for anyone who would prefer not to live with a roommate. All utilities included, rec room, and gym at only $619 a month, with an optional $50/month for reliable wifi that they'll install in your room for you. Not to mention free off-street parking and being along the Creighton shuttle route so students don't need to buy a CU parking pass. I compared a dozen different places, and this one beat them all price-wise hands down. Besides that, the staff is super friendly. There's been a little turnover since I moved in a few months ago, but whoever is in the office always has a smiling face. They also put on some sort of program every month; whether it's a "back to school breakfast bar" or a "guess how many candies are in the jar" (with prizes), I truly do appreciate the effort that they put in. Yes, the rooms are a tad tight with only ~400 sqft, but that's more than enough for a bachelor pad. All in all, it's been a blast living here so far, and I'm looking forward to the next few years.       I am a medical student nearby and was looking for an affordable place to live. I am a pretty low maintenance person when it comes to living arrangements; I was excited to live in my first apartment alone. Saying that I HIGHLY DISCOURAGE ANYONE FROM LIVING AT CAPITOL HILL. It is unsafe--it had mold problems and the elevator that would get stuck about 1-2x/week. Their appliances would often break as well. In addition, management is VERY POOR and disorganized. They still have not returned my deposit after almost a year now. The staff seems helpful, but for some reason cannot accomplish simple tasks. For example, they nearly towed my car even though I was paying for my garage spot. I asked for my car permit many times and they said they would give it to me but they never did. I have never written a review but I just wanted to warn people out there!

        This is indeed a great place to live! Very clean, great location. The staff is super friendly, and always willing to assist you. The apartment was clean, all necessities were there. Feels like home! Felt very safe in this area.

          Capitol Hill is a great place for students to live, it is a super close walk to campus and is even on the shuttle route. The studios are a little small but good for the price. The leasing office puts on a lot of community events and the lobby is perfect for studying.

            Capitol Hill Apartments is and has been thoroughly and completely terrible. Avoid this place - you might think that rent is not too high, and that it's close to your classes but if you care about your classes you WON'T make this mistake. You might think that it's nice that they offer TV - until you realize that you get a handful of channels from an overpriced provider with no reasonable upgrade. This is just the beginning. The washers and dryers do not work - it is often the case that 3 washers can be out at a time. The power system is unreliable - expect to have your computer turn off at a critical time while you're writing a paper just because you decided to use the microwave. The noise is terrible - it is not unlikely at all to hear people in the hallway with more clarity than you ever wanted. Safety is a low priority for management, as camera systems are too often disabled and doors are left propped open even during office hours. But the worst has yet to come.               I've lived at Capitol Hill for almost 4 years and overall, my experiences have been pretty good. Some positives, some negatives, but such is life. I'll start with the negatives. 1. Some people don't understand the purpose of locks and garage doors, and how exactly they work. I've had to complain a lot about people leaving garage door/side doors open or propped. Yes, I know the garage automatically closes by itself, but when it's at night and nobody can see, someone with a not so good intention may be lurking around and waiting to get in so they can break in to every single cars that are parked there. Note that this is a problem more with the tenants and not the management. The office have put up signs and for a little while it's better, but it goes back to the way it is when the signs are down. My 2 cents: put up permanent signs and penalize those who are caught because whoever is doing this putting everyone else (and their belongings, not to mention safety, in jeopardy). 2.                 I lived in Capitol Hill for one year, and my overall experience was pretty positive, and I was happy there with affordable rent and no utility fees. I lived on the 12th floor, and $50 extra for higher ones was well worth the view, particularly fireworks. I liked the location too, not just the short distance to Creighton U and downtown, I felt pretty safe in the area. Enough parking space even when the Central High is having big games, Joslyn park right next to it was a very good place to walk on Sunday morning. I still miss it. I know there was a few maintenance issues, but I haven't seen any apartments having no trouble. All maintenance crews and office people were nice and friendly. They also used to celebrate several events, which I liked, even though I couldn't participate due to my schedule. They also put a couple of happy birthday balloons on my door, which I will never forget. PS. I lived there only one year, because I got a job and had to move to my country. I am sure I'd lived there for a while otherwise.

                  Must Read if you're thinking about living here!

                  Having lived at this apartment building for the past 5 years says a lot. 1) I'm too lazy to move out and 2) I'm too lazy to move out. Capitol Hill although in the proximity of the Creighton owned properties is independent from Creighton. So, there's a majority of students living at the apartment building. There's only one type of room you can get, a studio. Past the 6th floor, I think you get charged a bit extra, for the "view," which is a freeway or central high school's football field. Let's start with the positives; if you go to Creighton, it's about a 2-minute commute by foot and the staff is generally pretty nice. Now that we've got that short laundry list out of the way, sit back and relax while I move on to the negatives of living at Capitol Hill. 1) Every week, something new is being fixed (for the last 5 years!). You may think I'm exaggerating, but seriously, if it's not the plumbing, it's electrical, it's one of the slow elevators, its something being painted, it's a room being re-carpeted, the heater, etc etc..                     DO NOT LIVE HERE

                    This is by far the worst apartment that I have ever lived in, there is constant construction, the people that work here do not care about you and have no respect for your comfort. I am very upset with this apartment building. I pay a good amount of money for a horrible amount of space, horrible safety, an overall a horrible place for someone to live. I will never recommend living here to anyone, I would not want to put anyone through what I have gone through.

                      If you don't mind living in an overpriced shoebox, then this is an okay place. One of the highest cost per square footage in the Omaha area $560 mininum for 383sq ft. An extra $45 if you live on the 9th floor or above. Extra for a semi-decent kitchenette ($560 will get you a small pink oven, a small pink sink [no disposal], and a tiny pink fridge with some pink overhead cabinets) There has been construction going on outside my window for the last 2 and a half years, however by June 2011 it might actually be finished. On the other side of the building you get to wake up to the marching band for a few months late summer-fall. The water is shut off for a few hours (usually 9-noon) a couple times a month for maintenence. Your room shares plumbing with the room next to it, which caused some problems for me for a few months (when my neighbor moved out), but maintence was able to help relatively quickly.                         Very happy

                        I am extremely happy with Capitol Hill Apartments. I have no complaints at all. They have painted the basement hallway and it looks great. Sandy and Kasey make you feel at home, always helpful to any needs you may have and reflect a positive atmosphere for both Capitol Hill and America First. Pete and Margie respond to any maintenance issues immediately. All in all I give Capitol Hill and it's staff a perfect ten.

                          Happy Renter at Capitol Hill

                          I have to disagree with the previous rating. I have lived at Capitol Hill for 3 years now and love it. I have even referred other people to Capitol Hill who are just as happy. I like that management is always trying to keep the place clean and continues to improve the living here. They truly care about the residents. If you are not happy than maybe you should move. If you wanted a deck you should have gone where they had them and paid more money for it. There is obviously a reason why previous (pre 2005)management isn't there. I was told that the previous maintenance man left to open up his own business and previous management moved to oversee two other apt communities. There are two sides to every story, maybe you should get the facts before you talk. I hope that I don't ever run into you in the building.

                            New management is poor

                            If you are a college student and you want to feel like you are still living at home---move here! I am sooo angry that this new company would take over and put two of the nicest, most personable people out of a job and replace them with an extremeny dry, distant, and cold woman. The assistant manager is wonderful; when she is allowd to be. The maintenance in this building has improved 110% over the last year since the former maintenance man has returned--he is awesome! -- unfortunately they have also run him off -- back to square one!! I would not recomend moving here. This company is trying to make this place top dollar apartments while still offering the exact same living ameneties and pink kitchens! The rent is going through the roof and we don't even have a deck to sit on!!

                              Interesting memory of this place

                              I remembered when I first into the studio apartment, at first I was shocked by the 50-60's style pink metal cabinet and the refrigerator (which is connected to the metal cabinet) that seems to always need defrosting. I remembered the rent was okay, it's not really expensive. The staffs there are nice. Last year, I heard that the apartment was bought out by the museum (Joslyn) located next to it ( corner of 22nd and Dodge). The best thing about the apartment is it's location. Its across the highway from Creighton University and across the street from the bar. If you are a first time student ie. pharmacy, grads, medical, etc. This could be a place for you for your first year. It's so close to CU. You don't need to drive your car at all. Just park at the lot they provide. There are few CONS you must note, again this is based on my experience living there 2002-2003. They might have changed things under a new management.                                   management...maintenance are great considering what they have to work with<br><br>contrators...few questionable<br><br>building cleaning...hire professionals please!<br><br>A spending spree for God's sakes already<br>on paints/carpets/screens for the halls/new pipes in the building...and update the elevators...I've lived in worse...I've lived in better...there seems to be no excuse for this to get worse!                                           This is my first year in Omaha. I came here to attend law school at Creighton. The staff in the office were very helpful to me whenever I have asked for anything. They have gone out of their way to accomodate my requests. There are a few things that I have noticed that may need attention. First, the elevators need to be updated. They have their own little quirks but are sufficient for now. There are other things that could be updated, however, I think this is not the best forum for that discussion. <br><br>I feel as if there needs to be serious money spent updating the structure and changing the paint schemes to reflect the charming atmosphere created by the apartment staff. They are cheerful and bright and the view of the interior of the building is dull and boring. There is also tooooooo much pink. I am a male student and the greatest aversion for my friends to rent here is the pink appliances and pink interior of the units. I would suggest a beige or eggshell white interior.                                             what a crew!

                                            i am a resident of the austins apartments, i could not find them on this rating site, so knowing full well that they are managed by capital hills, i wanted to make a statement. you have a brilliant crew mccullough! there was a large water issue here at austin, to be expected considering the age of this property, and instead of awaiting the worst, your people were here asap! they do a wonderful job, and i only hope that they are well compensated. others would have waited until the problem persisted to tickets from the city. they are the best and we are greatful for them.

                                                  you won't find better office/mgmt

                                                  the office staff at this facility are the most helpful/considerate ladies you will ever meet. they take what they have to work with and make something wonderful out of it...that is what leadership is all about! Perfect team work seen throughout this facility...management/housekeeping/maintenance work together to make things happen. This building is in need of some drastic updating, and it takes time and money. You need to "spend moneyto make money" and they have people above them who decide when that time is right. This team at this facility do the best that they can and i admire that about them. So, corprate, can we get some more remodels and better elevators soon?
