I have been at the City View Apts for over a year and a half now. There is not much to say about this place other than FANTASTIC... I have lived all over the United States and this down town apartment set up in little Omaha Nebraska has been a great experience with friendly residents and a very professional staff and great location you cannot beat this big city feel in a small town... A great view of the downtown skyline and walking distance from the old market by far one of the best locations for a younger crowed. The staff is extremely professional and knowledgable of anything related to facilities management and if you have a problem it is resolved in no time at all... If your looking for a great downtown apartment that isn't going to be over priced this is the place to be...

    I have been at the City View (Rorick) since January 2005, and I have seen a lot of changes here. The Rorick was bought and efforts were begun to convert to condominiums. This build-out actually brought many good changes, but the housing market collapse put an end to that. There were some transient changes following that period, mostly to the good, but the Lund management has by far brought this apartment complex the furthest into a very nice place to live. They have recast this old near-downtown building into a vibrant community of really great people. There is such a new face here, that (apparently) the Lund management felt that this complex needed a new name, and The city View nicely captures that new image. She is still an old near-downtown building, and her construction and the availability of parking reflect that heritage, but the staff here is wonderful. The building and grounds are kept clean and vermin free (I can assure you this last wasn't always so), and the office people are a delight to work with. Finally, if you are of a mind to socialize, the community here is chock full of interesting, super people.

      Occasional bug issues, but no more than what you would find in any other old downtown building. They are really good about resolving the issue and go above and beyond about trying to prevent the problem. Flexible leases and room types. Great views. Good pet policy. Great amenities for its residents. Weight room could use some updating.

        CITY VIEW APARTMENTS ROCKS!!! You can't find a better deal in the city for everything they offer. Since the NEW MANAGEMENT and OVERALL GUTTING AND REHAB of the building it has blossomed into an AWESOME DEAL. It is conviently located to OLD MARKET, close to the interstate, CLEAN, SECURE, and VERY WELL MANAGED!!! My studio apartment (which you are allowed to repaint to your personality) is happy, colorful, and peaceful. It is radiator heat, and is wonderful. I even was able to not run my air conditioner last summer, and simply use the fan, with open windows. My electric averages $35 a month, and I also have a small size freezer in my closet. CITY VIEW IS A BLESSING!!!

          I moved to City View Apartments in June of 2012 on a short term lease of 3 months, I am now going on my ninth month here, and I love it. The building is always clean, the staff is wonderful and receptive and the residents are quiet and friendly in the common areas. The management even gave me a valentine card and candy! One or two disruptions have occurred, but the response from local emergency operators (when necessary) have been swift, and the management of City View was equally proactive in their responses and reactions. I am a single female and have never felt at risk in this apartment or while walking to downtown on the weekends for the Farmer's market. The area is video monitored, and exterior and common areas doors are secured. The apartment has a parking garage and surface lots are available. The garage is secured and well-lit. And the area is also video monitored. I have a surface lot, and do not feel insecure going to or coming from my car.             i just moved to CITY VIEW/RORICK last month. they held our deposit until we were ready to move and worked with us on a pet deposit. the management is wonderful always saying hi and helping me with anything i need. the best place ive lived since i moved out of my parents house.

              13 positive reviews in 1 month virtually ALL saying the same thing!! Sounds a little fishy to me, sounds like the office staff may be giving some sort of incentive for leaving positive reviews to push the real truth to the bottom! THIS PLACE IS A SLUM (lip stick on a pig is still a pig) Rude, creepy management, poor communication, and it's located in an unsafe, seedy neighborhood! DO NOT LIVE HERE!!

                I've been living here for a year and I've just renewed for another year. It seems The Rorick was an awful place to live, but under the management of Lund company the building has improved a lot. Management changes pretty often, but they do a good job. Maintenance guys are great and normally fix things pretty fast. And the man who clean the buildiing also does a good job. There is an outdoor parking lot and a garage. Most of tennants are pretty normal people, there are some college students and some sketchy individuals, but mostly are young professionals. Is it true that sometimes you can smell marihuana on the hall, but this happens very rarely. The renovations look better than they really are. Most of the cabinets are made of cheap materials, but they do their job. They used to have an issue with cockroaches, in fact on January-February I saw several of them in my apartment, but I let the office know and they spray my apartment the same week.                   The Lund Company are LIARS and THIEVES!

                  You'll be sharing your apt with cockroaches and gnats, not to mention living in a college dorm type of environment with loud music and pot smokers. Office staff lie to your face and then laugh about it. The so called security locked front door is a joke as residents let people in without checking to see if they are a resident or not. Half of the washers & dryers don't work and ----- won't do what the service tech told him to do to fix the problem.

                    The Rorick was a better name, with at least some historical significance- City View sounds like a sales gimmick in itself. The renovations are as cheap as possible, but ----- hasn't failed to increase rent regardless and make life a living hell for the people who own condos here (as far as I"ve been made aware). If you're eagerly awaiting the 2012 renovations, prepare to be exposed to constant drilling, floor-shaking construction, and ceaseless noise any day of the week starting as early as 7:00 AM. The faucet in my current apartment here has no cold water line. The heaters are barely controllable. They got rid of the trashcans both inside and outside of the first floor lobby so people just leave their junk mail on the floor indoors, and cigarette butts on the immediate sidewalk. Oh- but now there's an iPad "iConcierge" mounted into the wall in the lobby. They definitely could have put a little more thought into the renovations.

                      If you missed out on living the college dorm life than rent a place here. There are parties on every other floor every weekend. The hallways smell like pot and there is always a drunk person riding the elevator when you get on. Oh, and there is only one elevator working and sometimes that one doesn't work. It's quite a trek up to the 9th floor, I feel for those who live on 10 and 11. They have attempted to remodel to give the place a nice feel, they even removed perfectly secure steel doors on each apartment and replaced them with cheap particle board doors.If I wanted to listen to pounding and hammering all day, I would have moved into the Midtown Crossing. If you accidentally scrape your grocery bag against them it will leave a nice black mark. The laundry room is mostly disgusting, the tenants there can't even be bothered with throwing away their dryer sheets, they just throw them on the floor. I think if this place concentrated less on making it look pretty and worked on getting reliable and courteous tenants in there it might be a decent place to live.

                        changing the name doesnt change the complex

                        TERRIBLE! I moved here last year during the remoldeling process and was sadly dissapointed. The office staff is not friendly at all, anytime you address a problem with them, they are on their cell phones the entire time. The maintanence men are super awesome though, they are quick to help if you tell them there's something broken, but if you let the office staff know they blow you off. The hallways are usually noisey and there's crack heads sitting in the door ways almost every night. Its located very close to the dispatch station so you always here the sirens from cop cars, ambulances etc. They raised the prices from last year, which I can not understand why, there is nothing special about this place, except for maybe some exotic cochroaches that never seem to go away no matter how many times you ask them to spray! It is a waste of money to live here.

                          Lived here for 4 months

                          I just want to say that I am incredibly disappointed with my experience at the rorick. After reading the other reviews, with their promises of prostitutes and cocaine, I really thought this place was going to be something special. Little did I know, there would be no women waiting outside my door! There would be no shady characters waiting to give me drugs at a moments notice! It's still just as hard for me to score, in both activities, as it was living in Council Bluffs. In fact, there isn't one shady aspect of this place. I was hoping to dive as deep into isolation as possible. But no, everyone here had to be a big bag of smiles. They're always opening doors for me, asking how I'm doing, and wanting to 'chat'. It's unbelievable. Make sure you don't make the same mistake I did. Check out some places in north O instead. I'm sure they'll have something that fits these reviews accurately.

                            New to Omaha

                            I moved into The Rorick apartments a few weeks ago and contrary to what the last person wrote I like it here. I am only in Omaha for a year on business so I needed to pick somewhere that was close to my work. My apartment in just enough space and I like the remodels. The club room is pretty cool to hang out in and meet new people. The staff is nice and friendly and they have been a huge help in my moving process. I hate to read bad reviews of a place that doesn't deserve bad reviews. The only down fall I would say to this place is that it needs better A/C but I got my window A/Cs yesterday and they are new and work great!! With all the improvements going on around here I'm excited to see whats to come.

                              AVOID THIS BUIDING!

                              I moved in to my apartment Dec 2010. I was promised many things that didn't happen. The office staff is incompetent and will lie to your face. We were promised NEW laundry equipment and got USED equipment that you have to buy a card to use, then fill in another room using bills no smaller than a $5 (or your credit card) and THEN take down to the laundry room to use. AND they jacked the prices of a load of laundry. I was promised a "controlled access" indoor parking spot. The main garage door is left open at least once a week and, despite several promises to fix the situation, done absolutely NOTHING about it, yet they continue to charge me $50 a month to park there. The work here is haphazard - the sprinklers in my apartment are all loose. After 4 months (and several broken promises) the office staff had to AGAIN program the doorbell.

                                Hi!!

                                I just moved to the downtown area from Millard and I fell in love with this place the minute I walked in. The remodeling is super nice and my apartment is the best that I have ever lived in. I enjoy going to the old market and being only blocks away I can walk to meet friends for dinner or drinks. Everyone that lives in the building is so nice always saying hi or chatting it up on the elevators. I have to admit that the office staff has been amazing to work with. If I ever need anything I feel comfortable going down and talking to the girls in the office. I have one of the most amazing views of the city with lots of windows. The rent that I pay is reasonable and affordable I see myself here for a long time. I was nervous at first after reading the posts before me but I am happy I gave this place a chance because it has exceed all of my expectations for an apartment.                                   I am moving out....trashy...dirty....bugs....need I say more...but progress has come!

                                  When I first moved in the office staff was nice, the place was renovated....but a few months in I find there is a HUGE cockroach problem building wide. Also, they are renovating and have 8 toilets in the back by the garbage container that have been sitting there for months...not very attractive. The houskeeper who works there digs through the trash at night with his friends. My biggest concern is that I do not want to live with cockroaches. They have had my apt sprayed, but the problem is building wide and is not going away. Update: December 2010 I admit I was very upset a few months ago. Now, Lund company has purchased the property. I have not had a bug problem in months, they are actually doing what they say they are doing by spraying the whole building, and they are working to keep their residents living here. If they can put money into this place like they have with midtown this place may be the next new place downtown that's affordable and where you want to be.

                                    AVOID!! Jul 2010 and STILL a DUMP!!!!

                                    If they consider this place " Up and Coming" , Id HATE to see what it was like 7,5, or 2 yrs. ago. Half the building isn't renovated yet- it will take at LEAST a few more years before it even looks decent. Honestly I'm embarrassed to take a date home to this place. About the only thing nice I can say is the view. For all of the hassles, the rent is overpriced and the building is falling apart. The elevators are constantly broken, and seem to go out every weekend when its most inconvenient, especially for people moving in/out furniture. I feel sorry for the older folks who live here and rely on those everyday. I was forced to move my boxes and furniture up 6 stories of stairs. The floorplan was not thought out well, too narrow of a hallway and tight corners makes moving furniture in and out of their 1beds nearly impossible without gouging the walls and breaking your stuff. You cant even sit down on the toilet without doing some acrobatics with the door first.                                       Remodeling is very nice... lots of new improvements

                                      After reading the previous reviews I was very hesitate on moving in. However, I couldn't be happier!! The office staff is great and the maintenance guys would give you the shirt off their backs!My apartment has a great view of the city and everything is brand new!! The laundry room could use some updating put I herdthe new owner has plans on remodeling it. The people I've met in the building are so nice and friendl!!! the neighborhood is a little scary but the new owner and company has fixed all the outside lights which makes my walk from my car to the building 100x better! My friend is moving to Omaha next year and moving in here... Oo yeah I get $250 for referring her.. Sweet! I haven't had a problem with any type of pests...so to the person before me..1 bug and you freaked out..big deal!! I've talked to most my neighbors on my floor and they don't have a problem either. Overall I would give this place an 8 and once they are done remodeling it will be a 10!

                                        Too much noise!

                                        I currently live at the Rorick. The staff is super nice and I am happy with my apartment but I would advise that people should wait unitl all the apartments are completed with the renovations because the noise level is unbearable. Forget getting those afternoon naps!

                                          Looks Fine

                                          Took a tour looking for my younger sister. The leasing office gal was great- showed us several apartments and gave us a tour of some of the renovated condos for rent. Cool views of downtown from the upper floors. Would consider for next spring- convenient spot from downtown and to school. Nice place for the money.

                                            I am a current resident and was sorry to see all the old negative reviews. The building is being renovated and has some nice newly remodeled apartments. The maintenance staff is friendly and responsive to any needs. It is a nice place to live.

                                              The Rorick is not anything like it used to be. No more prostitutes or drug dealers. There are many nice condos there, and the views of downtown Omaha are great.

                                                Old, old review, but might be useful for some.

                                                Back in '86 and '87, I was a pilot for a small (but respectable) air freight company,<br>and they put us up in 2 apartments in the Rorick. The neighborhood was old and, yes,<br>seedy. There were hookers in the area, and probably drug dealers, but for "bad"<br>neighborhoods, this wasn't too bad. I'd go out jogging in the afternoons, and never<br>felt threatened. It IS within long walking distance of downtown. The 2 studio <br>apartments we had were reasonably clean and quiet, though of course lots can change in <br>20 years. They had a parking garage, so our car was fairly safe. I'll repeat, the<br>surroundings were seedy, and the building itself had "character", but might very well<br>be worth looking at, if you want economical lodging. Good luck.

                                                  Forget it

                                                  I was told there was some renovation going on there but I can't figure out what it is. The entire building was dirty and smelled like vomit and urine. Someone jumped off the top of the building & killed himself 2 weeks ago. There are many many low-life drug addicts and loud mouth prostitutes hanging around outside the building at night AND during the day. I wouldn't recommend this place to a dog.
