I'm actually living here now, and I'll give the pros and cons of it it. Noise: Probably the biggest complaint I have about this place is the noise - the soundproofing sucks something terrible. Thankfully my neighbors for the most part are very quiet with the occasional exception, but don't be surprised if you can hear every word being said on the other side of the wall, every bathroom habit, every lyric to songs being played or every line to movies being watched... Also the sound from the traffic outside is pretty bad. This isn't a surprise since it's downtown, but yeah, the sounds of cars aren't muffled much. Be forewarned if a lot of noise bothers you. Grounds: There aren't much of "grounds" around the apartment so I can't comment on that, but the inside of the apartment is very very nice. Everything is new, or it not new renovated, and the apartments themselves are in fabulous condition! Safety: The apartments themselves, I've never felt unsafe, EVER. The upfront cost of the place tends to deter riffraff, they're picky of the people who rent here, and most residents are in their 20's and 30's and are just looking for an affordable place close to downtown entertainment. The outside is well lit and it's a very quick walk from street side parking to the door, so you don't feel vulnerable. Neighborhood: Hit and miss really. This area is full of a lot of homeless people, so don't be surprised if you run into them. Most mean no harm, but if you come into contact with a drunk one, altercations might happen. I take the bus and leave at 6:30 in the morning when it's still dark and have seen them stumbling around a time or two. Crimes do happen down here due to the poverty rate - sad but it happens. All in all, I say you're totally fine to walk around during the day, but you might want to be cautious of or completely avoid walking around at night. Other than that it's really awesome. The reason I moved from west Omaha is because I love the surrounding area. A stone's throw away from the Old Market and right in the heart of downtown. You're just off Leavenworth with lots of weird funky, and eclectic little shops and restaurants. Lots of good food around the area. Bars up and down the streets. And if you rely on public transportation at all such as I do, you'll be happy knowing that three frequent, and late running bus lines run right by your apartment and others are a short walk away. Maintenance: I've only ever had to call them once and the response was good. The apartments have window units and my cat managed to knock one of the accordion screen doors that sealed the gaps in the windows out and I had to get someone in ASAP to fix it so she wouldn't fall out. It was done within the same day. I assume there might be a bit of a wait on less important issues, but for the emergencies it seems they get to it quick. Staff: Really friendly, easy to talk to, and understanding. I kept accidentally turning in the wrong paperwork (whoops) and Georgia was really understanding of it and didn't kick up a fuss.
