nice apartmentq

I moved into a 2 bedroom. So far, so good. Don't know what the maintnence complaints are all about, they come in and change my light bulbs and hung curtains within a day of the request. I wish there was an indoor pool, but you can't have everything.

    Sorry I Made the Choice

    When they are showing you the apartments, they tell you many things are included, which they later tell you really aren't included. Maintenance takes forever and is often not done right the first time.

      slow maintenance

      Nice grounds, good construction. The higher rent may keep out some of the "problem nieghbors."<br><br>But every time I had a maintenance issue I had to go back to the office repeatedly for weeks to remind them. Nothing was fixed in less than a month. A couple times I gave up and took care of the problem myself.<br><br>I didn't feel at all bad about moving out.

        Ok apartment, but watch ouf for Slosberg!

        I moved in in August. One of the reasons I chose Embassy was because it included heat. In November, they decided they were going to make us pay heat (there was this little clause). It was ridiculous! I was right above the parking garage, and my heat bill was higher than it is for my 1400 square foot apartment! Other than that, it was fine.

            You can do better!

            When I first moved in, I was quite happy with the complex as well as the management. Many of the amenities are still okay, such as the trash chutes, elevators - when they're working, fitness room, and the pool. However, management and maintenance have gone severely downhill. <br><br>Some examples:<br><br>My toilet backed up while they were working on the plumbing next door. When I spoke with the manager about it, I was told that someone from resident relations would contact me about reimbursement for damaged items since maintenance was aware that a backup in my apartment was a possiblility dur to the nature of the work next door(everything but my shower curtain was ruined). No one ever contacted me.<br><br>Over the past 3.5 months, I have been locked IN my building due to malfunctioning security doors FOUR times!!! We have had to walk through the garage to get out. Not only incovenient, but embarrassing (when I have guests over) and dangerous.<br><br>Washers and dryers are average at best. My clothes are often not fully dry when I take them out, and I do not overload the machines. I don't believe the temperature settings on the machines… See More>

              I enjoy living at embassy park. My apartment is very quiet. The complex is centrally located in Omaha. The underground parking and trash chutes are very convienent.

                needing corperate housing, I found these apartments met my needs. everything was set up, including my , cable and phone as my company promised. all I needed to do was move in and buy groceries. The noise level can be a problem at times,so don't live close to 90th street. Neighbors were loud at times and laundry accommadations can get busy during peak hours.I do like the security camera and locked entrance to the building. I will be back soon.

                  OK, but high electric bill

                  Great Location, underground parking is great too. I feel like I'm the only person under the age of 50 living here... can be a good or bad thing. Maintenance is SO-SO. This is the fourth apartment I have lived in and this one, without a doubt, is the least efficient as far as electricity in summer months. This is a little one bedroom apartment and my electric bill is $90.00 per month, and I even turn the air off whenever I leave my apartment. I have never had a bill over $60.00 in previous apartments with the a/c running constant the entire month (and they were larger apartments). Office staff is OK I think. Clubhouse is nice. I was never told dogs were allowed here though... and a month after I moved in dogs began barking all over my floor. Would have been nice to have been told this. Bathroom in my apartment is really 1970s style, not like the model they showed me at all. Overall, because of the good deal on rent I negotiated with Maddy... I would rent here again.

                    I have had a good experience living at Embassy Park. It is so nice to have elevators, especially when I was moving in. I chose Embassy because it is smack dab in the middle of the city and it is easy for me to get anywhere. The fitness room is really nice and it is open all the time. Also, the leasing staff is great and there are a couple of cute maintenance guys who make service calls something to look forward to:)

                        my apartment home looks great. white modern cabinets, they just replaced the exterior lights. undercover parking is awesome as are the elevators. the staff is great too, they always call after a work request is done to make sure it was done to my satisfaction. A

                          Don´t Let Them Deduct Frivolous Damage Charges

                          If you are not already a tenant, don´t move there. Any positivie comments have been written by their own staff or people who just don´t know any better yet. If you are unfortunate enough to live there now, be smart and careful about how they try to dun you for frivolus or non-existent damage charges when you leave <br> <br>1. Keep the receipts for any repairs. Often times, these are pre-existing damages-- I hope you noted them all when you first moved in, or they will charge you. Or, they could be the result of really shoddy repairs they make. Damage moving appliances in and out is a favorite of theirs and they try to charge you for that. Also, normal wear and tear is not considered. They use the cheapest possible grade of vinyl and carpet that shows wear in a surprisingly short time. Also, the countertops are so old, they absorb stains and the slightest nicks so easily. The cabinets are a disgrace and are peeling constantly. <br> <br>2.                             I thought this place was ok. The parking was adequate and I enjoyed the pool. The pool was spotless all summer. <br>My apartment was nice, but I had a friend who lived in a yukky building that was under construction the whole time he was there.

                              OK - BETTER IN OMAHA

                              THERE ARE NICER AND NEWER PLACES IN TOWN FOR THE SAME AMOUNT. TRAFFIC AROUND HERE IS TERRIBLE. THEY ARE UPDATING THINGS BECAUSE THEY RAISE YOUR RENTS A TON WHEN YOUR LEASE IS UP! TRY RENTING SOME WHERE ELSE.

                                i moved in 3 years ago and since then it has been nice to see constant improvements. i now have a remote for the garage, they put on new roofs, and totally renovated the lobbies. i like the huge balcony i have too. good place.

                                    roof noise but staff awesome!

                                    I admit I was nervous about moving into a 30 year-old building but two friends recommended it. I think the new roof on my building took way too long and yes, the workers pounded all day long! But, whenever I need something, the maintenance people seem really concerned and are here to help. I don´t know what all the stink was for, the manager was great and the roof is on. <br>Also, it is really quiet here, not party central like my last aparment complex. It´s a pretty good place to live. Good location, and kept up nice.

                                      horrible management water leaks/water being shut off/heat/ high electric bill

                                      I currently live in Embassy Park Apartments and I would not recommend them to anyone! Although they have some benefits like the elevator, great work out room, and pool. The clubhouse is beautiful but they will not rent it out or let you use it since the remodel. Every other apartment community I have lived in has always made the clubhouse available for their tenants. <br>In the first year living there our worst nightmare was the heat! The average electric bill was $200 and they insisted that our air-conditioning unit was fine. I did some checking and OPPD said before this summer the highest bill at our apartment was $80. <br>The second year this did improve somehow.. possibly the new roofs they put on. But the roofs come with many downfalls. During construction we had to listen to 12 hours a day of hammering and drilling for about a 3 week period. The some how they cause major leaks in all the apartments on the top floor. Well surely management will offer compensation for this. Nope nothing at all.                                         happy as a clam

                                        i dont know how the other reviews could have such a negative experience. i am really liking it here. the residents seem nice as well, at least the ones i met at the pool party. sure, there was a little noise when the roofs were redone, but they look great and it was only for 1 week. i love looking out at the trees around the tennis court and courtyard, and hear no noise from other neighbors. the elevators are great when you´ve got groceries to carry.

                                          Damages Warning

                                          I agree with everyone else regarding the damages claims. They are frivilous. <br> <br>I lived there for a year and when I moved out I received a huge bill about the entire carpet needed to be replaced; as well as, the kitchen floor. <br> <br>I don´t smoke. The carpet was in good condition. And, interestly enough, I am not the only person the Richdale feels they can squeeze. <br> <br>Please use caution because renting an apartment, as there are some fundamentally wrong unfair business practices.

                                            the worst experience of my life

                                            after living through three changes in managers here the only thing i can conclude is that they entice the worthless ones to stay and run off the excellant ones. we just had another management change three weeks ago and the difference is already being noticed. no one if ever around to answer questions except possibly a new worker who says they will have to ask for answers and get back to me. i am so sick of the constant construction noise, the laundry rooms that flood weekly and a manager who has cancelled three meetings with me in the past month due to a ´sick child´. from what I can see, the top priority of the company is to make money at any cost, let good managers walk out the door, and keep managers who wouldn´t know the true meaning of customer service if it slapped them in the face.

                                              Anyone who is currently living the nightmare of living in a Richdale Group apartment complex needs to read the following list of renter´s rights. Having made the same mistake of living in a Richdale Group complex year´s ago, I employed at least two of these rights to not only break my lease with more than six month´s remaining, but also forced them to refund my full security deposit. Having experienced the nightmare firsthand, I know that if you really want out, Richdale Group has violated at least one of these...their favorite one to break with me was entering my apartment without notice or permission under the lame excuse of "general maintenance", which as you´ll see below, they still need to give 24-hour notice for by law. <br> <br>Your Rights as a Renter <br>15 Common Rights <br>In a perfect world, landlords and tenants would work together like a well-oiled machine, both generously doing their part to keep each other happy and not disturb their neighbors´ "peaceful enjoyment of the premises," as phrased in Mississippi´s landlord-tenant law. <br> <br>In fact, lots of tenant-landlord relationships fit this description—but we´ve all heard horror stories about the exceptions.                                                 If you don´t believe what I have to say below, check out the reviews dated 5/30/03 and 8/27/02. If not for the "management" and the owner, Richdale Group, this would be an otherwise great place to live. But after going through what I had to, I hated the entire second year I was there, after I realized I´d fallen into a well-honed scam. <br><br> <br><br>I lived in 2 separate apartments at Embassy Park, starting in late 2000 until I left the complex in November of 2002. When I moved out of the 1st apartment into a smaller one, I was assessed damages for cigarette burns and other damages that existed when I moved in--I am not even a smoker, and these burns were in my bedroom! <br><br> <br><br>I did not mark the burns down on the check-in list because I did not think they were noteworthy (in fact, the former manager, who was excellent, even agreed with me on the phone that the cigarette burns in my bedroom would not be a problem when I moved out, as I notified her within 1 or 2 weeks of their existence)--BIG MISTAKE!                                                   as good as an apartment can get

                                                  the location is the best in the city and the fitness center and pool are also wonderful. elevators and carts make carrying groceries EAZZZIEE! i have a huge balcony and great views of a courtyard but best of all never have to go outside during the winter as the parking is on the ground floor undercover in the building.
