The place went from a charming diverse community to a -------- in a matter of months. New management let in all sorts of riffraff. Drugs and drug dealers, garbage and dirty needles, dirty diapers, in the halls and elevator, vandalism, loud rap music at all hours, dogs and cats peeing and pooping in the halls. The elevator was constantly down for days at a time, once for 6 weeks. And the management is nice until you move in then expect nothing, no services, no respect, no class, nothing at all. Don’t expect much and you won’t be disappointed.

    The union plaza apartments were arguably the worst experience of my life. I have literally been homeless, so personally I could get past all of the mice, homeless people camped in the lobby, paper thin walls, and the thick dank smell of pot coming from 2/3rds of the units. What I couldn't get past was how awful our HVAC was. The insulation on the building leaves a lot to be desired. Our only bill for a small two bedroom apartment was OPPD. That bill would regularly be in excess of $300, no matter the season, because of how horribly insulated the apartment was. On top of that, the HVAC didn't even keep in comfortable in our apartment. In the winter at night it was difficult to keep the temperature above 60 degrees. In the summer during the day we couldn't get the temperature below 85 degrees. After months of begging and pleading NP Dodge finally let us out of our lease. This building is literally the worst place I have ever lived and I would encourage anybody looking at this building to call OPPD and find out how much utilities are before moving in.       I am currently half way through my second lease and will not be signing again. My main issue came during the summer of 2014. During storms with a strong north wind (which happen often) rain water would blown under the flashing on the buildings exterior and would flood the kitchen in my unit. The maintenance faculty had been informed of this issue on three separate occasions before calling Omaha Code Enforcement. The day after making the call I was contacted again by the apartments maintenance team to let me know that they had heard from the city and would be working inside and out of my unit to correct the problem. I wish this were my only complaint against this property. The elevator was sketchy at best until they shut it down for a few months of maintenance. I felt very sorry for tenants on higher floors, or those who might have a problem navigating stairs. The walls are so paper thin that I can easily identify any music, movie, tv show, or video game being played on either side of my unit.         really-- years later???

        not sure why you chose to write a review years after you moved out???? maybe you should check it out now becuase it is nothing like you say... it is not even the same owners.... we moved in to the place in 2009 and has been great!!!! the manager and the fix it man are super great and always get things done fast.. and the people that live here are very friendly and I have never heard anything from my neighbors..

          Mediocre at best.

          I lived here 2007 and broke my lease due to noise problems. The walls were so thin and I never could get a good night rest due to noisy neighbors, people partying, fighting, sexing, a55holes with their music on super loud; You name it, it happened here. The other problem was my electric bill was always over $500 a month and it shouldn't have been. I also found no parking a big inconvenience but that's what you get when you live downtown in a low-income building. All in all, the price you pay for rent isn't bad. The manager isn't too bad but the maintenance guy is a ------- and was always either drunk or high or both when he came and did a ------ job attempting to fix things in the apartment. I usually would have to redo whatever it was he was trying to fix.

            Two years later...

            I moved in to the Union Plaza building about three months ago, and so far my experience has been amazing. NP Dodge has done a great job cleaning up the building. The manager and maintenance man are both top notch guys. The prices are unbelievable, easily $300 cheaper than anywhere else in the area. The roof is great, and parking isn't as bad as you would think. There are $25/month and $35/month lots very close to the building, and if you work 8-5, the ample street parking costs next to nothing. The only downside is that the walls are thin, but if you aren't sitting with your ear up against the wall, it doesn't disrupt your life. I read all of the negative reviews on this website before I viewed the apartment, and couldn't believe how wrong they were. Check this place out!

              THE CHEAPEST IS NOT ALWAYS THE BEST

              There have been so many storms this summer and supposedly, a hole was blown in the roof. I am assuming this is true, considering the vast amounts of rain we were getting INSIDE. The roof repairs are non-existent! They have been fixing the roof for well over three months now (they did not rush to fix that problem). Overall, the lady who works in the office is nice & the guy who does general repairs is okay as well. BUT, the management company does not care about tenants! They cannot care with the condition of this building. Hope you find something better: Check down the street closer to the Old Market.

                This place is only good on the surface

                The management at this place is wonderful and the view is great, but I would NEVER reccomend it. The hall ways and stair wells are pretty disgusting and every time our neighbors smoke or burn something, our entire room stinks of it. They also take a long time to fix things or fix them somewhat shoddily.

                  The most wonderful place...

                  I have lived in this bldg. for one year and like it so much Iam transferring to a new apt. in the same bldg. (to live with out a room mate) It is the best of downtown. I can walk to work and many fun and exciting events are with in blocks. Matt and maintenance ROCK! Very helpful and nice.<br>All the tenants i have encountered are nice and down to earth. we watch out for each other I love that being a single woman.

                    Great Place!

                    I have lived here for a year now and am signing a new lease. The onsite management is great. Matt is very nice and always quick to help out. Frank in maintenance is also extremely helpful. They have done a lot to improve the building. The tenants here are great. They have been doing a lot of work on the building making it even nicer and they have a lot more planned. Great value for downtown. Almost half the price of most of the other apartments downtown.

                      This place is truly a great deal, and a great place!

                      I really have enjoyed living here. The management is wonderful, so is the maintenance! The management has done so much to really fix this place up nice, and has done an excellent job at getting good people in here. Our apartment has many new features, and whenever we need something, maintenence is always there right away to help! My neighbors are super nice, I've never had any problems living here. It's very affordable living, and what I love most is how clost it is to the Old Market...walking distance! With all the condos going up downtown and all, this place seems to be the best deal for apartment living, by far! I'd definitely reccomend living here. Give it a chance and you'll understand why! :)

                        I like it

                        I think the management here is EXCELLENT! And they just got a new maintenence guy who is wonderful and I only had to call once, it was not a big deal, but they came out right away, and it was fixed perfectly in no time! We have brand new appliances, brand new carpet, and new blinds. It's really clean, and we have had no problems. The only negative thing I can say is that the Greyhound bus station is across the street...with some shady looking characters,but supposedly the city is getting rid of the bus station soon. Overall, it's very close the the Old Market area which is great, and we're also next to the fire station and police department, so though sometimes it's noisy, I do feel safe living here. Everyone I've met in the building seems super nice, no scary drug dealers or weird things going on. I think overall, it's a nice building to live in. And affordable as well. It's the people who work here that make it so nice...

                          hunted house it is...

                          Just some advice, don't live here! This place is not safe with all means. Poor management, hallways are bad and painted, they said they will remodel but its been 2 years and all they did is paint one floor, 2 year and finish painting one floor, yes, good job Union Plaza! water leaks from the 2nd floor to lobby. Drug dealers and pot are everywhere. Bad people live in the place. and rent isnýt as cheap as it should, you could pay another 100 dollars and live in much better and nice places. For real. That is what I am going to do.

                            HE*L HOLE!

                            Stay away from this place if you value safety and clealiness. You can find much nicer apartments downtown, for not a whole lot more money. The apartment is full of losers. drug dealers. prostitutes. boozers. Not everyone is bad of course, but a lot are. The maint. guy and manager are nice enough, but they run a terrible building. Just look at the place.

                              Lived here for 3 years and just moved because I got a house

                              I lived here for 3 years and it's the "best value" I've seen in town. I loved living here and the current manager/maintainance guy are great. If you're looking for something that's high class, new, or something overly manicured, this isn't your place. But it's paradise compared to a place like the Rorick and it's only a quick few block walk to downtown. It has blemishes, but who lives in the hallways and lobby? The apartment units are rather nice, spacious, clean, and have decent appliances. In three years living there, I think I only saw 3 bugs. Free street parking at night is great for those with 8 to 5 jobs that aren't located downtown, otherwise you pay like everyone else. Parking can be a problem on weekends if the orpheum and theatre have something going on, but I would plan around it. Weekends can get a little messy by teanants and/or their visitors, but I think that's to be expected when the building is by bars and downtown, has a lot of mid-20 to 30 year old something tenants, and singles.                                 These apartments are really bad. Do NOT rent here!

                                I READ SOME OF THE COMMENTS ABOUT THIS BUILDING AND I AGREE WITH ALOT OF THEM. THIS PLACE IS THE PITS. I LIVED THERE FOR A WHILE ABOUT 8 YEARS AGO AND THEN IT WAS NICE. I MOVED BACK IN ABOUT A YEAR AGO AND IT HAS TURNED INTO SUCH A CRAPPY PLACE. IT IS SOOO DIRTY. THE HALLS AND STUFF ARE JUST TRASHY AND SO ARE THE LAUNDRY ROOMS AND STORGAE AREAS. THEYRE IDEA OF "CLEAN´ IS SPRINKLING SOME LOVEMYCARPET ON THE FLOORS AND VACUMING IT UP ONCE A MONTH. JUST LOOK AT THE SORT OF PEOPLE GOING IN AND OUT OF THE BUILDING. NOT THE KIND OF PLACE YOU WANT TO LIVE. LOOK AT THE OUTSIDE OF THE BUILDING. IT IS BASICALLY FALLING DOWN.                                   STAY AWAY FROM THIS PLACE! IT´S DANGEROUS AND DUMPY

                                  My lease will expire by the end of the year and I will be so glad. All of the bad stuff people have said on this site about this building is true!! Before you agree to sign a lease, just take a walk around the place. Take the back two stairways, look in the elevator. Take a look at the people who are coming and going. Take a look at the falling-down ceiling in the lobby. And look at the messed up paint in the lobby. You will hear the person next door´s conversation the walls are so thin. It is such a dump. I hate it here. I hate the people who live here. I wish I would have never moved in. My other friends who live downtown have much nicer apartments for not much more money. If youre going to live downtown, try some other place, even if it costs a little more. you´ll be much happier. Just read the "positive" comment on here that mentions "contraceptive foam."                                     only at the plaza

                                    word of this site is traveling very fast throughout the building... however, when i saw what some former tenants were saying about union plaza and its staff i was/am outraged, Dave & Tim are two really interesting guys ..and i find myself talkin with them , and not even realizing that a halfhour has passed by...iýve never encountered bums in the stairwells, trash anywhere for that matter, seems like the only time that people use the stairs is when the elevator is out of order or they live on the 2 nd or 3 rd floor. In all honesty i was really weirded out by the fact iýd be living downtown, me coming from suburbia omaha (thats west omaha ) not really liking the downtown scene but i´ve grown to love this part of town...in closing anyone who might have had a bad encounter here must have woke up on the wrong side of the contraceptive foam that morning .

                                      How about another point of view?

                                      I lived in Union Plaza. I moved out in March of ´03. Turns out I was not a "downtown person". I think it was a nice place, though. It is an historic building. I loved the spacious lobby area. <br>A theater occupies the 1st floor of the building, which I thought was cool. I thought the management and staff were top notch! They were very professional always polite. I can honestly say that I had never encountered "trash in the lobby or stairs", "bums in the building", or "drug use in the hallways". The only smells I encountered in the hallway were from the bad cooking coming from my neighbors appt. The building was always well kept and very clean. I was only a tenant for one year and during that time I needed to call maintenance only once. My leaky faucet was fixed within an hour.                                         THIS PLACE IS A DUMP! STAY AWAY!

                                        A few years ago, this place wasn´t really too bad. Not anymore! If I were you, I would stay away. The new management team does not screen tenants, so you will very likely be living next to people who are not the sort of people you would like to live next to: partiers, drug-users, incosiderate people who smoke in the hallway and who generally treat the building like a trash can.<br><br>This is the filthiest building I have ever lived in. The stairwells always fill with trash and, if you just take a look at the carpet and walls, you can see how they take care of things -- they don´t. <br><br>Just take a look at the entry lobby to this building -- with its ratty carpet, dirty walls and water-stained ceiling (from a persistent water leak they *never* fix). Then take a step into the elevator, assuming you can get it to work.                                           DO NOT LIVE HERE UNLESS YOU WANT TO PUT UP WITH CONSTANT TROUBLE FROM YOUR NEIGHBORS. THEY LET ANYONE IN HERE THESE DAYS! I MOVED IN AND WAS PROMISED THEY WERE GOING TO FIX UP THE HALLWAYS AND ENTRY. THEY DIDN´T. IT IS STILL SUCH A MESS. THE STAIRS ARE A HUGE MESS TOO.                                             My friends told me about this site so I thought I would add my 2 cents - it sucks

                                            A friend of mine who lives in this building with me just told me she put her opinion on here so I thought I would put mine to. It is soo bad here. I am embarassed to even live here . especially when I have visitors. To take them in the front is so embarassing. It is always dirty and the walls are always kicked in and people are always leaving their trash and even spitting on the walls and writing dirty stuff on the walls. <br>The maintenance is terrible too. They say that they clean but they don´t really. Just take a look at the plac.e You can even look at it fromthe outside and know that it is a dump. They never do the maintanance requests right either. They never get it right and always tak ea long time to get to it. <br>I agree with my friend. I hate living here so much. It really is embarassing.

                                              Not a place to call home

                                              I used to live in this building but moved out about a year ago. It turned into such a DIVE. I can´t even tell you how bad it got. I was living in an apartment that I liked but every time I walked into the hall I was about knocked out by the marijuana smoke coming from underneath my neighbor´s door. It was terrible. <br> <br>Plus, the hallways were so dirty. I used to take the stairs for excercise but I stopped beacuse I felt unsafe. Numerous times, there were people sleeping in there and also I think I ran into a couple of "shady deals" taking place in there, if you know what I mean. There are many other apartment buildings downtown that offer a lot more features -- like off street parking and excercise rooms -- but I can guarantee that they all offer something this one doesn´t -- a feeling of safety and being at a nice home! I wouldn´t recommend this place on a bet.

                                                These guys give it their all.

                                                Looks like new management to me. I had heard about all the problems down here, must have been the last group. Ive been here a few months now with no real problems. The building seems very well kept up, with the staff regularly over-cleaning. Yes, the walls are pretty thin, thats true. That´s the biggest problem I see down here. Living downtown, so close to the bars and restaurants, that´s a treat. Word is the bus station is transferring, we´d lose those damned bums. Overall, the management staff works hard to please. Word to owner, spend some money on some kind of workout room. please!

                                                  Not too good, not too bad

                                                  This building has half-way decent apartment units, but it´s managed horribly, even under the new landlord, Liberty Property Management. The halls are dirty, garbage piles up in the trash chutes and they´ve let all kinds of people come in the building -- bums, etc., from the bus station across the street. If you can tolerate that, there are some pretty nice floorplans for a moderate price. There´s no place to park, unless you pay an extra $40/month or park on the street. The walls are paper thin and so are the windows. The all-electric units can get awfully expensive.
